就是因應以上種種問題,可以的話都會選擇 new build and cash buy, 等一年半載才成交收鎖匙都好過攪到一肚氣,嘥時間又失望最慘仲喺傷精神

英國律師係咁架嘞,我自己係香港做左幾十年conveyancing,搵英國律師幫我買樓,最後搞到我幫佢睇埋契raise requisition,佢重睇漏一塊地(我間屋個範圍包括三塊地,佢一直只當兩塊),到我問佢點解個boundary唔啱佢先知😂😂😂個律師重係大行😂😂😂,我地香港行successor of title慣左睇契,佢地已經轉左register of title好耐,好多律師連契都唔多識睇,有少少斷估😂😂😂

主持嗰位應該係英國律師,佢都唔係好明香港程序,香港嘅臨約provisional agreement唔係必買必賣嘅,簽左臨約之後通常14日內要簽正式合約formal agreement,呢份先係必買必賣,交易時先簽正式樓契assignment。 至於英國嘅問題,係將formal agt同assigment(即係張transfer of title)一齊簽,叫做exchange。 其實係英國如果好大碼嘅物業,一樣會先簽formal agreement去binding個交易,內裡會寫明title有問題可以唔買,否則必買必賣,到正式俾尾數交易時先至簽業權轉讓文件,接近香港嘅程序。
