Thank you for sharing these useful info. with our HK folks. I have worked in Canadian banks for 25 years before my recent retirement, so I know the Banks are compelled by OSFI lending guidelines in granting Mortgage to borrowers without Canadian income. Likely these folks will be subject to a lower loan amount, so it will be safe to put in a condition on successful financing in the Sales and Purchase agreement. In addition, a family of 4 without any income should enjoy family allowance and GST tax credit payment from Government - not a great amount (likely a few hundreds per payment) but for sure will be helpful to pay the rent.

I don’t think you can get a loan if you have no work. I recommend buy first before resign or buy after you have a job Even preapproved , they might still check oversea income again after you bought for official mortgage which happened to me.

@@homewest5234 yeah, for me, my main source of income is from outside of Canada, I started the pre-approval process in December, and then they asked for so many documents including proof of income, tax return (Canadian and Foreign), the entire process took over a month. Just for the pre-approval.

@@wshnus I did the same. I got approved in June. Actually when I do drawdown end of august, they need to recheck most documents again. Pls prepare that and they need TU from HK now as well
I live in Toronto. Last Year I tore my meniscus while playing sport. Had x-ray and ultrasound done, and got referred to see a Orthopedic doctor. He ordered a MRI, and decided that surgery was needed. Had the surgery and recovered quite well. Cost was $10.00 - for parking on the day of surgery. Yes, I did spend some money on physiotherapy afterwards.

This year I had my coloscopy done, and while lying on the bed, my doctor asked me if I wanted to have my stomach scanned too since I would be going under, I asked does the provincial health insurance (OHIP) cover the cost? He said yes and I killed 2 birds with 1 stone - all for free. No parking charge this time 😁🤣 How much would this cost in HK?

rental basement usually around $1500 CAD for 2 bedroom now

@@kinfaichu9800 It depends on your budget, location and whether or not you have time to shop around. The landlords I talked about are friends of mine from hk. Retired couple. They are more than happy renting to two little girls for trouble free cash income. The point is, you have options and they don't necessarily have to be expensive. If ever possible, stay with a friend or relative for a couple of months before finding a more permanent place to settle down.

Many of us don’t want to rent a Condo or apartment due to the Covid-19. I been seeing notice on Elevator? Telling us there are people got Covid and now isolating/ rest at th condo.

Toronto u pay more heating cost, Ontario cars dont last as long as van. Many 20 to 30 yrs car can be seen driving here in van. Houses are not cheap in TO anymore. TO very few people lived close to town. Van is amuch smaller city dont commute as far.
香港豐衣足食物質豐富? seriously? What about pollution, punishing working hrs, overpriced organic/quality food? not to mention the undignified practice of hanging laundry on windows even at upscale apartments
