Do you have any comments on house Tru steel frame buildings in London? I understand that could be an issue on insulation as well as the corrosion at the joint. Is that not worth buying?

Hi Cammy. If the entire house was built by timber, then it is likely not to be able to get a mortgage.

Hi！Cannan和亞偉， 想請教 我現在打算買的房屋在2013年興建， 但後來發覺煙通被拆走了， 詢問過地產後， 他說冇咗防水作用所以拆走， 還說煙通部分 只是用來裝飾， 其實我心裏疑惑， 擔心受騙 ，會否影響 將來 買賣？ 樓宇價值 及按揭？ 同埋 曾經有漏水, 才 聯絡 發展商 的十年保養內拆走, 現在只剩下一年 及surveyor report 發現屋頂 有發霉， 最好更換防水層及加厚棉， 如果不更換將來嘅維修費會好高， 是否應該問業主維修好？

There is no online survey. Surely there is a risk to take if you don't carry out a surveying report. The risk might not be too high given that the house is 24 years old.

想請教: Home Survey report 有一項提到: Ceiling finishes may contain asbestos ( it is a 60 years old Terrance house ) but only a detailed test can confirm this. 其實需唔需要真係去做 test?as I guess houses of that age can't avoid building materials contained asbestos?

Answered in my other response, don't do the test if you won't change the ceiling. You can always do it for peace of mind. Or, just treat it as having asbestos.

Normally the surveyor won't want you following them. New build survey is not so common for a typical house. Might be a little excessive, but they do exist.

Also I realized with most new builds, developers already have a chosen list of solicitors they wish the buyers to go with. The assigned solicitors would not recommend purchasers to have a buyers report done even if buyers wish to do one.. Obviously the solicitors are working on behalf of the developers and would not want any problems arising. I think there is an element of conflict here.

Hihi, a question seeking yours advise: we would like to add a porch with a wc inside, we did search on for porch builders but some replied us that they will only do the proch part , do we need to find 2 builders, one for the proch and then another to build a WC inside?or there should be some builders can do it as a single project? thanks

Hello Canaan & 阿偉， 我想買一間Terrance end, 業主accept 了我的offer. 現在煩惱緊做 Level 2 £690或是 Level 3 £900 report (both incl. valuation & VAT) House built on 1926 (96 years). 除價錢問題，是否level 3 report 會詳盡些和對買家有利些。 另外兩間公司的report 都會不附照片的，這你各得這重要嗎？ 希望得到你們的寶貴意見，謝謝🙏

For a 96 years property, most surveyors would advise doing a level 3 report due to its age. Surely having photos help you to understand better. But it's common to not have photos as well.

It will be difficult to claim back from the vendor. The vendor can refuse to pay and you will have to suffer the cost of you walk out. It's painful I understand, if the problem is big, it is probably a good idea.
