Yahia ভাই ১০০% ভালো পরামর্শ দিয়েছেন। আমি ২০১৬ সালে খুলনায় ১৯ লাখ টাকা ইনভেস্ট করেছিলাম। বর্তমান বাজার মূল্যে উক্ত জমির দাম প্রায় ৭৫ লাখ টাকা। সুতরাং ভালো জমি এবং ভাল করে জেনে শুনে যদি ইনভেস্ট করা যায় তাহলে অবশ্যই ভালো রিটার্ন আসবে।

আমার এই জমিটা মেইন রাস্তার পাশে তো তাই একটা টিনের ঘর করে ভাড়া দিয়েছি ওখানে বিভিন্ন ধরনের জিনিসপত্র রাখে। ইনশাল্লাহ আগামী বছর জানুয়ারি ফেব্রুয়ারির দিকে এটা বিক্রি করে অন্য কোথাও ইনভেস্টমেন্ট করব আবার নতুন করে।

ফ্ল্যাট কিনা আর ভাড়া থাকা আমার কাছে একি রকম মনে হয়। আপনি একটা বিল্ডিং এ ফ্ল্যাট নিলেন মানে আপনার সাথে আরো কয়েকজন ফ্ল্যাট নিল। তারপর তাদের মধ্যে একটা সমিতি হল, কিছু নিয়ম-কানুন নির্ধারন করা হল। এরপর আপনাকে আর মালিক মনে হবেনা। আপনার ফ্ল্যাটে নিজে থাকবেন নাকি অফিস করবেন তা সমিতিকে অবহিত করতে হবে। অফিসে কতজন লোক থাকবে, সবাই লিফ্ট ব্যবহার করবে কিনা, অফিসের জ্বানালায় পর্দা দিয়েছেন কিনা, গাড়ি কোথায় পার্কিং করবেন এমন অসংখ্য জবাবদিহিতা করতে হবে সমিতিকে। আমি মনে করি নিজের একটুকরো জায়গাতে একটা টিনের ঘর বেঁধে থাকাতেও শান্তি আছে।

জমিতে অনেক লাভ। ৫ বছর আগে যে জমিটা কিনেছি ১ বর্তমানে সেটা এখন ৩ বা ৪ বা যায়গা হিসেবে ৫ গুন বেড়ে গেছে। কিন্তু আমি নিজে একটা ফ্লাট কিনতে গিয়েছিলাম মিরপুরে তখন প্রতি স্কয়ার ফিট ৬ হাজার ছি লো বর্তমানে সেটা মাত্র ১৩ হাজার টাকা। ফ্লাট না কিনে জমি কিনে এখন ঐ জমি বিক্রি করে ৩ টা ফ্লাট কিনা যাবে অনায়াসে।

The most valuable advise ever for investment. If anybody can watch and follow this 22 minutes' speech, he or she will always be financially sound. As a property investor in Australia and in Bangladesh, I wish I could explain my story how I have created million dollar property from almost zero. Those who think staying in Australia or in a developed country means you would have lot of asset/property, this is absolutely wrong. আমি প্রথমে 2005 সালে জবে জয়েন করে ভাড়া বাসায় থেকে টাকা জমিয়ে আর share আইপিও করে 3 টা জমি কিনেছিলাম 2010 সালে মাত্র 4 লাখ করে প্রতিটা ,তারপর আমি একটা জমি বিক্রি করি 2015 সালে, মাত্র 5 বছর পর আমার সেই একটা জমীর টাকা দিয়ে সাথে আর কিছু টাকা জমিয়ে মানে Share আইপিও করে ইনকাম করে কিছু টাকা add করে Flat কিনেছিলাম, আমার মতে আগে ফ্ল্যাট না কিনে জমি কিনা উচিত,, তারপর সেভিংস ও এক জমির টাকা দিয়ে ফ্ল্যাট কিনা easy,, এখন আমার দুইটা জমি এখনো আছে সেগুলো অনেক দাম,,, একেকটা 60 লাখ করে,, তাই জমিতে invest করা উচিত,,, আমি তার প্রমাণ ,,, i realize that

Khalid farhan tar asset er 5-10% flat e invest krbe. But apni, apnr previous 5-10 years er savings and next 10 years er income diye flat kinben. So, both are not same.

When u want to buy flat instead of buying land? When money not enough to buy your desired locationed land. But you can spend installments for flat. However, one can argue I could do the same for land. In that case probably u have very few developers to chose from. For my case my first investment was on land. Then flat on which case I could double the price as land price double in dhaka that year. In third case again I invested on land. Land investment takes less time to multiply investment but all cases u have to wait. You have to have luck on your side too. Mr Yamin is rt in his assertion. Its individual's preferance & limitation will dictate the option taken.

You can invest 10 to 15% of the portfolio in high risk investments. You can invest 10-20% based on feelings and dreams. But you can't do it with 100% of your resources.

I don't agree with u ..home is not something about accumulation of furniture . it's about the security of living for us as well as our children. You can't compare dwelling space with some commodities. in a high-density city purchasing a flat is not a wrong decision. ur perspective can be logical in some particular situations but in most cases, it's not justified when I have to live in such inhuman rental space. we're living in the worst housing conditions. if we have to solve our housing problem without purchasing a flat How is this even possible?. You are seeing something individually but if we all try to focus on land more then we will see many worse cities like Dhaka we're already going through. land should not be a commodity after all for example if u purchase agricultural land it can not be used for another purpose.

আসসালামুআলাইকুম ভাইয়া আমি অনেকদিন যাবত আপনার ভিডিও দেখে আসছি। আমার একটা বিষয় প্রশ্ন ছিল সেটা হচ্ছে জমি কিনে অনেকে বাড়ি করতে চায় সেক্ষেত্রে দেখা যায় যে কারো কাছে অর্ধেক বা অর্ধেকের বেশি বা কম এরকম টাকা থাকে বাকি টাকাটা ব্যাংকের থেকে লোন নিতে হয় এক্ষেত্রে কিভাবে লোনটা নিলে বা কোথা থেকে লোনটা নিলে এ লোনটা আমাদের জন্য হারাম হবে টাকাটা হারাম হবে না সেই বিষয়টা নিয়ে যদি একটা ভিডিও বানাতেন
