Nashor's on-hit scales based on your bonus AP, while Wit's on-hit is static based on level. So, if you don't have a lot of AP, Nashor's damage will not be as significant. In essence, it just comes down to what build you're going for and what you want. Nashor's is glass-cannon AP build item. Wit's is helpful for both AP and AD, but it's on-hit damage does not scale. So, if you're going AD, ignore both items. A more preferred choice would be BotrK as it gives more survivability and better on-hit damage scaling as it's not dependent on your items, but on enemy items/levels.

sunderer AD build does as much damage as AP but you’re more tanky and have healing as AD. although playing AD is more focused on AA and can’t burst unlike AP. so it’s just preference and team comp. you can make AD work into almost every situation but it’s just a different play style than AP.

Always go AD no matter the comp. As a Katarina, you do almost as much magic damage as you do physical with AD build. The difference is that with AD you can build BotrK and shred tanks. You can't shred tanks with AP build, so if say your adc is caught in a fight and their tanks are still alive, you will lose the fight 100% as AP Kat. AD on the other hand gives you a chance to win the fight. Divine Sunderer gives you both physical and magical penetration, so it helps a lot. On top of healing and very good damage procs. AP is too risky; you either jump and kill the backline and hope your frontline is still alive to take care of the tanks, or you jump and die. AD gives you a leeway to fight anyone head-on; as long as you avoid CCs (which is a given for Kat). Also, Kat is at her best when she has level/gear advantage. So if you're behind, nothing will help you. You need to constantly farm/kill in order to stay in the game and ahead, because if you get outscaled just little bit, you will not be able to kill fast enough to live long.
