Watching this video, the land is beautiful. However, there is something sickening here. A lot of Ghanaian companies use these KZbinrs with a lot of followers to market their products to the diasporans with the faulty mindset that they have money so they quote outrageous prices. I think there is something sick about that. $15,000 for 1 plot of land outside Accra is not only expensive but ridiculously outrageous. The average American in an emergency can not come up with $3,000 cash. They would have to use a credit card. The faulty narrative that the people in the diaspora have money so let’s go quote any outrageous prices to them and they will buy it must stop. What is wrong with making the price reasonable so that more people can patronize. This is very sad and shameful.

We have lands available for all prospective land buyers depending on your budget. We have sites currently selling at GHS 15,000 ($1,500), GHS20,000 ($2,000) & GHS 45,000 ($4,500). FYI, we’re one of the the few companies selling at the most competitive price in that area. Other companies are selling as high as $25,000 Like I said before, there are more alternative options which are far cheaper. We bought this very expensive and hence the price. Thank you

@@dannyangels313 I agree with Emma. I thought $15,000 for 1 plot of land was absolutely ridiculous. I visited Shai Hills recently and they were selling one plot for 30,000 Ghc. And if a person bought 4 plots, there was a small discount added. I was very tempted to immediately purchase but wanted to look at other areas first to see if there was other land as reasonable. You stated that you have reasonable ($1500....$2000) plots but you did not mention that in the video. Many of us diasporians don't come with $20,000 to $30,000 and need to find reasonably priced plots so that we'll even be able to begin the building process. How do we find out about the less expensive plots that you mentioned?

Last month this same area was $30,000 a plot. I was in ghana personally to view it. My concerns were soil erosion and how earthquake could be detected. I was showed another plot on a much lower ground and that was going for $60,000. To me I think the pricing is ridiculous and too expensive since its out of Accra. Our people are too greedy. Who are their target market? Certainly not the average ghanaian. SMH!.

Just beautiful the scenery and the real estate development. However, where is the affordable housing in Ghana for the residents who can't afford to live in such a place right now? The government and corporations in the U.S. make a mountain of excuses about why developers don't build affordable housing in certain parts of the U.S. But it seems like Ghana is a perfect place to build affordable housing and still turn a profit. As an American, if I were looking to move to Ghana, I'd like to live in a lovely place like this. However, I wouldn't want to feel like I was leaving the land of the "haves" and "have nots" for a new land copying that same blueprint that caters to the affluent. What am I missing?

The government's abroad are the ones who fund affordable housing , not individuals. when a developer builds the hovernment will tell them to allocate a certain amount to affordable housing, which a lot of the time doesn't get done These developers will still make a profit if they allocate some of their apartments to affordable housing. It doesn't work like that in Ghana, because most people cannot even afford affordable housing so the developer will not make a profit at all, which obviously that's what they are in business for. This should be a government anitiative not and indjviduals

Been looking around for land for quite some time and it’s a pretty frustrating process especially because I am not in Ghana. But on my last visit I was able to visit this site and was immediately impressed by the price range, the views and the agency as a whole. Danny’s team is very impressive, professionals and great at marketing. The entire process was so smooth, my land has been acquired, and now I just have to decide on a design 😊. This was the best deal for this area because I looked at a couple of companies selling in the same area.

Are you at all bothered by the numerous comments about the land cost being priced due to greed by the Sellers! Commented on as if it's a regular thing! I'm asking this because I've bought plots in different African countries for my kids who's still quite young..I came across this video and was totally mesmerized by the land and it's views! After what I've spent on land with less spectacular views I'd say the price is quite reasonable for that mountain view!

It's true in a large sense but not in Ghana. I've been associated with the construction industry in Ghana for close to 30 years. The customer service attached to these over priced properties is non-existent, quality of construction most times very poor and above all the infrastructure that goes with the cost is unavailable. It's sad that the profit motive is overriding the provision of these amenities that will make the package complete.

East Legon, Kotoka International Airport Korlebu Teaching Hospital was in the middle of nowhere some years ago, this is the best place to buy land as a beginner, and give yourself 5-10 years. Nowhere is far now oooooo just invest if you have the money.

Pls pls pls make sure you think about pavement for people, so people can walk comfortably . Also it will be nice to have a park there where people can walk, do exercise. But most important is proper pavement for people to walk on. The only thing I really hate about Ghana is most of the roads in Ghana doesn't have pavement for people to walk on and that really scared me so much. I would not like to walk on the same road with cars is not safe.

In my opinion, the government should purchase the entire land and sell it to credible and reputable property developers on conditions of use. This means that, the government will come up with a master plan for the settlements and require developers to pave all the streets in the settlement/estates after or before building begins just as it was done with Airport City to reduce the number of dirt roads in the country. I recently chanced upon a new ongoing development in South Africa and I was blown away. At some point I thought I was in California. Why can't we stop the sub-standard developments in the country? Are we serious as a country at all? Also, the settlement plans of the developers need to approved by the government before they begin construction. I'm sick and tired of the sub-standard developments in our country and it's also about time to include gas lines in our building codes and begin to kill the propane/gas tanks menace in the country. Several people from the west get turned- off by these infrastructure deficits (dirt roads leading to their homes, lack of gas supply lines, regular water shut-offs, among others). The profit motive is too paramount to most real estate investors and developers. They do nothing else apart from the structures they put up for sale. No road, electricity, water, parks, schools, shopping centers. All they are interested in is profit. They only wait for government to come and provide these infrastructure whilst they won't pay tax or pay very little. Corrupt tax officials helping them in that regard. Like you said government must take charge of all the land in the country and provide master plans and no one develops any piece of land without reference to the plan. The colonial government developed the Ridge, Cantonments OSU RE, etc, but since independence no government has not found it necessary to replicate such models all over the cities and the country side. We're only interested in appropriating these old enclaves to our greedy selves with schemes such as the infilling policy. We're just too fixated on money than to really think of building and constructing our country.

The government themselves are corrupt. They will buy the land and the ministers of state who are greedy will buy all the lands themselves and try to sell it to the people at a high price or buy it for themselves, their girlfriends and family members.

The behavior of our public servants, to our business men, the market women and men towards amassing wealth will tell you the devil that is ruling our hearts. Our chiefs are the most disappointing of them all. The chiefs are not politicians but they sell a piece of land to multiple buyers without butting their eyelids.

I love Africa their needs to be major changes in realestate laws of ownership to foreignors ! You cant actually buy land in Africa you can only lease it 50- 99 years ! So telling folk you can buy land is just not the case ! I would buy land in Accra ,Ghana etc in a second if African countries would change their strict laws to melenated foreignors when it comes to real land ownership and not long term leases !

The current Land Laws in Ghana are adequate in protecting the consumer whether a local national or foreigner. I live in the UK and the era of freehold is long gone, leasehold is the norm. Once you buy land in Ghana you own it permanently which is the mostimportant factor to Note. The idea of leasehold of 50 years for foreigners and 99 years for nationals is to allow the registrar of land ownership to be kept up to date by the lands commission. The idea is how many people live past 99 years, so you would expect ownership to have changed to a hair by then and updated. For a foreigner who's hair may still live in their home country, how likely arw you able to trace them after 99 years? Hence 50 years is prescribed. Also note that owning property in Ghana is a route to citizenship as the government as part of the "Year of Return" have open the doors for many to come work, invest and live in Ghana.

Thank you once again but l think it will be good you ask rather than draw conclusions, please. After you buy the land, you can quickly start registering your land so its transferred into your name. That process is done by the lands commission so how then can one conclude that the land belongs to another person. We put the 2 year clause so that no one buys and leaves it for years undeveloped.

That's how cities across the globe evolve naturally. Urbanisation is driving by population growth which comes with a high demand for housing. No body wants to live in the middle of nowhere. A proactive government will have ring fenced forest reserves, farmlands etc. but not always the case. I think the best one can get is working with the few estate developers who are ethically sound to preserve the natural environment as much as possible I like the way all the tree have been preserve on this Land advert.
