To issue a prospectus you need a financial services license and the prospectus needs to be independently audited. Bare bones that costs well north of 200k. Having said that a prospectus is essentially an audited business plan with an extra chapter or two. If people "express an interest" then there's all sorts of information that can be made available.

Once we get access to the property there will be so much work to be done. For example the upper dam area isn't fenced at all.
