I have no plans to do such a project but thank you so much for walking through this step by step-it’s a great tutorial and will save someone else time/money. I think having the property consolidated is smart and will be useful if you do other projects. We have a divided property. There is 10 acres in the one with the main house/farm bogs. The second is 1 1/2 acres and There is a little cottage and a nice workshop. We rent out the cottage but retain the workshop for our use. If we ever decided to sell the cottage property, we would need to empty out the workshop. The back 3/4 is a fully equipped workshop with tools, sink, and 50 years worth of items (many of which we reused/repurposed for the renovation of the 1867 farmhouse on the main property. The other 1/4 is accessed via a garage door and has shelves on 3 sides so is used for much needed storage since there is none in the farmhouse. It is essentially the attic for us. We hope to keep the two properties together but must be mindful that someday we might change our minds. To that end, we are in the process of digging up and dividing many of the heirloom bulbs planted around the cottage and moving half to the main property. All this to say that consolidation might have benefits and might be worthwhile to investigate the plus and minus of if someone is in the same situation.

It’s mostly like that in all provinces, at least in the Atlantic provinces. It’s better to have everything approved before starting anything, like paying for the guy who will cut your wood in building material. Also I heard you mention that you intend to cut your own wood to heat your house. It looks like you have a lot of softwood on the land, it takes more softwood than hardwood to heat your house. We buy 4 cords of hardwood and we cut a lot of soft wood on our land also as the hardwood we have is not oak or maple trees which is the best to heat snd keep the heat longer before refilling the furnace. Usually we will use our softwood up until Christmas and then mix it until the end of the Winter. We had a pretty beautiful Winter this year and really hope to be left with 2 cords of hardwood to start in the Fall. Good luck with all your projects.

I thought you would have looked into the requirements for building a barn before agreeing to get horses. This could have turned out very sad for the horses. You left Ontario but red tape followed in Nova Scotia. Good luck!

The reason you can’t use store bought plans automatically approved is that each province has different weather and standards. Some regions have different snow loads, different wind/hurricane conditions, soil landslide issues. Some areas have Muskeg so rules are in place for that etc. a barn that works perfectly well for a BC property might not stand up to the condions in Nova Scotia. Where I live we have bog earthquake rules and coastal protection issues.

Just out of curiosity, why wouldn't you want at least a deep sink with running water in the stable? Wouldn't that be convenient for washing tools, tack, and other miscellaneous things? I know nothing about owning horses, but wouldn't it be helpful to have a spigot so you could attach a hose for hosing down the horses when they get really dirty? Plus, wouldn't it make it easier to water the horses? I know it's an added cost, but you have a lot of livestock on your property, and I would think you'd want to make it as easy as possible to care for all of them.

Make sure you can use the milled wood and it doesn't have to be engineer stamp like the stuff you buy from a lumber yard. I would hate to see you pay for milling the wood and then not be able to use it.

Oh Elysia and Philip we feel your pain. We are in Australia and our local council has cost us ridiculous amounts of money trying to get our property to a point that we could have people come here next Spring to do you pick events with our strawberries and flowers. After already spending thousands in fees etc they have now thrown another curve ball at us and advised that they will not allow us to do this as our property is adjacent to a highway. We can’t understand why they are making this such a huge issue for us as the neighbouring property here operates two businesses from his farm one of which is a pet boarding kennels and cars are having to turn across the highway to enter their two businesses here. Oh but it gets just a bit worse after the Black Summer bushfires of 2019 they decided to rezone all of our land out here from rural residential (ability to have a farm business) to some crappy protected zone and their way of notification that they had done this was apparently through a facebook post! What ever happened to sending out a paper letter advising of their changes? We have spent almost all of our budget putting in the road and parking area that they told us we would have to have etc etc but now advised us recently that we could have a 3m x 3m farm gate stand only….but then later changed their minds and told us due to the highway that we couldn’t have this either! It’s been blow after blow and some days I wonder whether we should’ve just sold our property after the bushfires and started again somewhere else, but we’ve repaired our home, we’ve rebuilt our gardens, replanted all of our lost fruit trees and come hell or high water we are going to find the loophole to be able to bring our dream to fruition. Someone subdivided the property, so you have to get it put back as one to have the land you need to build. Something similar happened to us when our land had been subdivided. Cost money and a lot of paperwork but hopefully it will come together.
