Points to remember: 1. Legal aspects: Check title of land on registry and chain of registry, spend on a Lawyer if required to the job is done professionally. 2. Boundaries: Before making the final payment, ensure the boundaries are marked up if not fenced up so that issues arising from neighbors can be avoided aforehand. 3. Prices: Check for prices within area to get bench marking done so that we can arrive at a cost. 4. Buying or leasing: Leasing has initial cost advantage, buying gives the flexibility to make changes to like constructing a pond, house or plant trees when needed. 5. Water: Check the depth of water with the neighboring farmland, rainfall per annum which can be know through online portals with GPS co-ordinates. Presence of ponds nearby, stream and rivers cutting through the land. 6. Land topology: This influences water logging (flat surface), rundown (slope surface), sunlight availability.

Water logging There is a solution for it if it logs you can make your land to height by spending some amount on Sand Check for low lying areas that make sense

Your points are spot on. I ran into trouble buying a land in Sri Lanka without the boundary marked. Now stuck in a court case since 2017, even though I have all the required documents and the squatters don't have a shred of document.

Ma’am I am from Jaipur, and I am planning to set up one Dairy Farm with some Indigenous cow breed most probably with Tharparkar and Rathi which is native breed of Rajasthan along with Sahiwal and Gir. My village is just fifty kilometres away from jaipur which is quite accessible I guess as it took one and half hours to reach from Jaipur. I saw your video and it inspires me a lot so now I felt that I must go with organic farming too with the help of multi layers farming but the greatest challenge is that there is very low water level found which is in some extent Compensated by the quality of soil. So ma’am I need your help to make this plan feasible and rational on ground

Apart from fencing the land how about creating a path way, all round the land. Which will facilitate accessibility to the far off corners of the land parcel.

Sometimes far corners are best left as a wildlife zone and pathways should be more of a branching variety which gives you access to the heart of your land, not the corners.
