30 Questions To Ask When Buying A House Or Investment Property

There are 30 questions to ask when buying a house or UK investment property... especially when you're trying to buy below market value (BMV)
However... can I suggest you need to ask three DIFFERENT people...
1. The Seller
2. The Next Door Neighbour
3. The Estate Agent
Now I appreciate some of these questions are a bit "out there", but I've used every one of them and if you thread them into the relaxed a friendly conversations you should be having, they can reveal some very interesting facts about the investment property

Great advice regarding asking the neighbours about disputes. Regrettably, once you move in, some neighbours will "take sides". You may find that you're given the cold shoulder because you chat with the one they don't like! Also, checkout the police crime for that area too.

Hi Tony, thanks for the great video as always. Seems we live in a similar area and I wanted to ask about a local property. £170,000 2 bedroom top floor flat in Bourne Avenue, Bournemouth to be exact (still on sale as time of writing). I was very close to purchasing this to then become a residential landlord, living there and renting out the other room. However the maintenance cost was a whopping £5200 a year, excluding council tax, electricity and gas. Running the figures meant my tennant would just cover these bills and over time, the amount I would spend here would be massive. Just wondering if a video on maintenance/service costs on leaseholds would be a good idea? All the best!!

Another great video Tony. What do you think about talking to the neighbour BEFORE speaking with the owner? That way you are armed with knowledge and it may show up where they are trying to pull the wool over your eyes. If that pans out, what else are they not telling you? Your thoughts? ;)

Hi Tony. I'm looking to buy to live in rather than rent out, and I wanted to thank you for the tips - really useful. Some other questions I ask. Has there been any water ingress? (different from, and in addition to, checking the flood risk website). What is the actual broadband speed? (Never believe rightmove's link - it's total crap :-) ). Would I be able to perform a broadband speed test during the viewing? Are there footpaths, or covenants on the land? Who owns which boundary? Where's the nearest pub?

Man, these questions make me feel uncomfortable. I bought my flat 2 years ago and I'm tired of the area. I asked most of these questions but not all. It's only until I moved in that I saw some of the faults. A few were physical but the rest were administrative. On paper, the management company existed (name, address and agent) but when I got in touch with them, they didn't want to speak with me directly. Long story short, it turns out they've gone bust and sold the flats to the leaseholders. It currently has 955 years lease.

I advise my sellers not to talk to potential buyers. They might say something that would put the buyer off.The buyer should ask the agent these questions, that’s what the agent is there for.
