hi sir..new subscriber po..sana maka gawa kayo video about deed of exchange of real property..nagkapalitan po lupa tatay ko at kapatid nya..pero matagal napo nabenta yung dapat sa tatay..nagkapalit po sila sa lot-area sa subduvision plan..

Hi Attorney, bumili po ako ng condo sa SMDC pero hindi naka consularized o apostilled ang purchase contract pero naka notarized sa regular notary public, legit pa rin ba ang purchase contract kahit hindi consulararized o apostilled ng Philippine Consulate dito sa California? Please advise

Attorney puede po makahingi ng payo nyo. Sapat na po ba nakasaad sa contract to sell ng condo unit na wala ng puede maghabol sa property kapag na notarize na ang doas. Hindi kasi ma produce ng seller ang cenomar nya. Single kasi nakalagay sa original deed of sale. Salamat po.

Ako atty.nagbinta nanay at tatay ko ng lupa dahil nasa abroad ako nanay ko ang nag process ng papers tatay ko naka signature na after 3mos nag perma ang tatay ko namatay xa.ang nanay ko pala dipa naka signature.ang tatay ko lang pero naka stamp na sa atty.ung deed of sale.nanay ko ang tumanggap ng pera kaso nagbago ang isip nya gusto nyang bawiin ang kalahati kc dipa xa naka perma ngaun naka binbin yan kc nainis ako sa scammer kung nanay sorry for the word kaso manloloko xa sa akin.😢

Kailan po dapat magbayad ng bahay lupa na binibili sa owner na hindi pa nakapalan sa buyer po? Para secure na hindi ako tatakbuhan ng owner po

Atty, my father mortgaged ( sanla) a portion of his land with a term stipulating that the mortgage was for 8 years. If not repaid the land will be forfeited. Before the expiry of the term my father tried to repay the mortgage but the other party was always unavailable. He became frail and died! We continued to pay the taxes! I have now found out that the other party thinks the portion of land is now theirs with just sanla document This was in 1980 / 1988 I just found out now January2023 please help

Sir good day po , hingi po sana ako sir ng advice , about sa lot na amin pong kinatatayuan ng bahay almost 1.7hectars posya bali , since 1968 papo dumating ang mga lola ko don till now andon paden po kami , bali walana poyung owner nya hindi napo nag paramdam saamin , tapos ang nangyare po by 2005 may lumabas po na bagong title TCT and then may lumabas nanamam pong Another title TCT again na mag kaibang name sir , bali hindi po namin alam jung nabenta pobayun 😓 kase hindi po kami naabisuhan nung first owner dahil since huling punta panya sa lote nya is 1970's pa po bali now nagulat kami na iba na po ang owner corporation napo , 😥 matatawag poba kami na elegal squatter sir ? Kase lumaban po kami bilang tenant , naging abandon lot po kase sya sir sa haba ng panahon in 2005 and 2010 nalaman namin na may iba na pala owner , sir hingi po sana kami advice sir , kung paano po gagawin namin , sana po mabasa nyopo ito sir pasensya napo sa abala , maraming salamat po , kung itutuloy pa po ba namin ang pag laban namin sa kaso ,

Good morning Attorney May inheritance kaming mag kapatid May half brother kami sa. Unang asawa ng father namin Ang ginawa ng half brother namin Giprenda lahat ang lupa nga 25 hectares Nga walang permiso Walang title Kay nawala ang title Ngayon namatay na Yong half brother namin nga nag prenda sa lupa. Sumolat Lang sya sa aprendahan nga sya ang may ari ng lupa at witnesses ng dalawang tao. Makasohan ba ang nag Witness Makoha ba namin ang lupa, kasi hindi namin Giprenda kahit Kunin lang Yong share namin,iiwan Yong share ng half brother namin . Hi attorney new subscriber here. Sana po masagot tong tanong ko. May lupa po na apat nakapangalan sa titulo. Magasawa na parehas patay na saka mag asawa na parehas buhay pa. Obviously mapupunta na po yung full ownership sa mag asawang buhay pa. The question po is may habol pa po ba yung mga anak nung mag asawang patay na sa lupa na yun? Balak ko po kasi bilhin yung lupa dun sa mag asawang buhay pa pero nag aalala po ako na baka pag nabili ko na po eh mag habol naman po yung mga anak nung mag asawang patay na.

Hi attorney, new subscriber po ito. I newly entered into an agreement in buying a portion of land, on a 6 hectares land in Rizal.I already put a security or deposit amt. of P500,000.All I have with me right now is a transmitted signed copy of conditional deed of assignment, Is this enough for now to have to proceed with this sale. Actually I haven't ask for a copy of the Title yet. The agreement is to pay in full in 2yrs, 3.5 m plus this 500,000 this 2023, then the remaining 3.0 m by 2024, am I in good situation to proceed with this sale, What should I ask from the seller to provide to me to go ahead with this transaction. By the way attorney I live here in California and I'm a fil-am.I really love the place to consider for my retirement , Gusto ko lang maging comfortable sa bilihan na ito. Maraming salamat po atty.
