My government ID has Cochrane's address on it, and the experience was so bad that I moved out of Canada. I don't have health issues as such, but there is one doctor for 5000+ residents, a shortage of daycare and schools, and many things we don't think about and take for granted. You can't park a vehicle on the street except in summer (good luck finding rental property and parking if you don't have private properties), and walking in -45 degrees Celsius with frozen, icy, and not clean sidewalks, and freezing rains is challenging (worked with this and previous mayor and gave solution to fix but they don't care). In the 12 years I lived in Canada, I didn't feel racism and discrimination until living in the Town of Cochrane. If you like green food or any food, better have some extra cash saved as it's expensive, and so are all other things you use. Research well before you move, especially considering the nearest airport, etc. It's not fun to live with a family as an immigrant in such a geography, or you have depends and no relatives or close friends around. Taxi would cost $250+ one way to drop airport, although the bus is there in the morning.

For Ontario, the smallest house you are allowed to build is 200 square feet in size. Trailers are NOT allowed for residence, so you can't live in a trailer/mobile home. But it should be possible for the average person to build a 200 sq-ft house for around $50,000 very easily. There are tiny-home builders who will build it for you if you want. I'm in!

Great place to put the people living in tents in Toronto, Vancouver etc. and all the drug addicts. Nice and far away. Tiny houses 160 sq ft cost about 25K and government can pay for them from their new housing plan. Just Get the government to let them know food and drugs are free and they will go. What's wrong with seniors? We know better than to wander around during harsh winters, but generally manage to shovel the front walk. We might really appreciate a job, but since we're retired don't expect it (volunteer work maybe?). We understand about downsizing, so no problem there. And, Sonny, our pensions really aren't indexed to increase, so we need somewhere cozy to hibernate. Medical facilities? Where I live now I can't even get a doctor to tell me my blood pressure reading. Think I want any of them prescribing something for me? I'll take my chances. Besides, looks like there would be good fishing. And seniors don't even need a fishing license.

Any off-grid or tiny home type of structure is not an easy ask with the permits department in most municipalities. They want big homes or even developers (10 or more homes) so they can justify taxing the heck out of everyone for the necessary infrastructure upgrades; sewers, water lines, street lamps, paved roads, etc.

It's obvious in the interview that the city isn't interested in small homes, they're looking for developers in order to bring in more people for their mining industry by the look of it. It appears land sale is not intended for the average Joe, and therefore, the cost of the homes will most likely not be affordable.

It's not a stretch to extrapolate that Cochrane is looking for multi home development and not ad hoc, one offs. I could be wrong and I hope that I am, but I don't think I am. My impression from that interview is that they are trying to create a new city north of Sudbury to fill in for the mining sector that is all important to the 'EV' industry. This doesn't bode well for an independent, like I said, I hope I'm wrong but won't hold my breath.

I'm not a developer but I know a couple. The costs associated with servicing a subdivision are huge, add to that the cost of building residential structures and it is very unlikely that enough people would be enticed to live there at the cost the houses would be selling for.

I think if people are going to live in a community like this they need to have a business plan on what they can bring to the community. It doesn't sound like they can offer work, schools or health care services from what people are complaining about in the comments....so if you go there, hoping to have a family how is that family going to survive? I live in a big city. I do podcasts, and make video games...and work contract jobs in software testing BUT my industry requires stable electricity and internet. My city refuses me minimum wage work or any sort of manual labour job so I'd expect a smaller town would do the same....I couldn't live in a cold place without heating and proper water access. Not exactly interested in a septic tank system in the middle of winter... There's always a catch with these deals. Maybe if you're looking to retire as an individual off the grid it might be a decent deal. Building housing isn't cheap though. It looks like folks have already built stuff and is trying to flip it it for 400k. On a Septic tank in an area with no jobs that's an awful deal....they might want to rethink doing that. There is also a lot of folks trying to flip the lots for 100k. If they paid 10 bucks for them...you might consider giving them their 10 bucks back and tell them to get lost.

Short train ride or flight away there are gem mines that need workers. The companies pay the fees. 14 days in 14 days out. Plus more gem mines opening. Cochrane is a point where the highway turns left to go west across the north of Ont. Green produce is hard to come by, like all those northern towns, plus short growing season.

There are lots of small towns across Canada with empty lots. Many of those lots owned by the town or municipality and selling for $1 to anyone that will build a home. Andrew

the thing wiht this is its very conditional you have to build the home yourself wihtin guidlines that are approved by the city or town or whatever and it has to be built wihtin a 2 year timeframe i beleive so its isnt 10 dollars theres catches to it.

Like most northern towns.., requires skilled trades, small business minded people. Many locals work in a rotation at Detour Lake mine, IamGold mine in Gogama is nearby as well, they are both constantly looking for hard working people.

I would but the problem isn't the opportunity, it's the building cost. Most people I know don't even have $20k in the bank how can they build a house?

That is the 1st step: to make land affordable to people and immigrants to build their house. Why Mr Trudeau doesn’t understand that??? The town should give an step further and say this: Hey, here is the looted land, here are the pre approved designs, if you are a working family, purchase the lot, grab a pre-approved design plan and build your house and be happy, free and prosper. Why the progress of Mr Trudeau cannot see this???
