I'm a new agent and I'm trying to do this type of marketing and its been a learning experience. So far the other agents are really cooperative when I ask them if I can film the home. I'm straight forward with them and tell them I'm trying to practice filming for my marketing. I've only been denied once and it was from a developer and I didn't even get a chance to tell him it would be free.

Great work Soomin. Very inspiring for new and old agents alike. Following up on Greg's question below: When a potential buyer reaches out to you, what do you tell them to build YOUR value as a buyers agent in the transaction? What do you offer that they won't get by going directly to the builder?

-Most urgent for me before them finding a home is to let them know my connections and contacts will help find a home sooner. -Overseeing of contract -Protecting their interest. -Overseeing the referral and completion of inspections -Documenting the process and stages with photos and video -Letting them know that 100% of builds have mistakes and issues, so that I am there to keep the builders in check and to not close until they are satisfied. -Builders WILL cover up issues if they are not called or often see you represented. ...etc. The key is to make sure you can deliver on these things, constantly ask yourself would YOU consider yourself of value.... in the beginning (if youre honest, you may say "no" in the beginning to this internal question). Build your value up as you progress. I know what I offer and I am wholeheartedly convinced that they are BETTER off with me than ANY other agent.... because I have put in the work, relationships, internalized the daily data and prepped to pour that on to anyone who trusts me to do so.

...again this answer is for new construction, resale would configure different angles and avenues of the contract (not builder contract), but principle is the same.

Hey Soomin! Your story is really inspiring I just watched your video with Mike Sherrard. I did 12 deals last year having no clue what I was doing but I just made video content and social media posts. I have no idea how to optimize it but I feel like I have some good content ideas. Hi Greg, I'm sure it happens, but chances are there is more than ONE attempt of a home to find theirs... It is important that you/I are always sharing the value of what we offer, what connections we have and how a buying experience can be more advantageous and efficient with me as their conduit.
