These new jobs the government has created in menial Walmart jobs getting food ready & delivering to customers real cheap. Thats why Walmart has raised food prices to elders fixed income social security, while others get foodstamp increase & child credit, paying nothing for food, delivered cheap at $100 a year, twice a week to their door.

My Real Estate agent called me yesterday to see if I was still interested in buying. Told him I'll wait for the market to cool and he scoffed at me. "Good time to buy, low interest, why wait, market will keep going up, ect." That was at the beginning of the call. At the end of the call he asked me to refer anyone I knew that wanted to buy to him and stated that referrals would be entered into a gift drawing. If the market is hot and people are buying, why do they need a contest to entice referrals? Truth is, people are stopping and we will see a correction.

Market is still on fire in my area, the prob is too many agents chasing to few houses for sale. Mid GA normally has 1200 houses on the market, the last 12 months we have averaged 350 houses in inventory. Literally not enough houses available for the customers I have.

When my husband was let go from the oil company he was with, we were watching the layoffs happen for months prior, it was a blessing! When a place goes down, it’s a huge indicator of how ‘rotten’ the guys at the top are who are making all the wrong decisions. Now he’s in an employee owned company that’s been doing very well when most others are not. If these real estate companies go down, my hope is that those that couldn’t afford a place can over the next year if they have been hustling at reducing their debt and saving their pennies can buy one.

You can't scale a house flipping business like what Zillow tried to do. It's impossible. However, there is no doubt Zillow, Black rock and other companies buying houses drove the prices up... Supply was very low as well. So it's more complex than simply Zillow.

The truth is that people will not believe something if it goes against what they WANT to be true, no matter how much evidence there is. People who are not currently invested in real estate, myself included, probably have a more objective perspective, because our emotions are not involved. The thing I like about Zillow is their price chart for each property. I am into technical analysis and when a chart goes parabolic it never ends very well. I sold my rental at the end of July 2021 when the chart topped out. All cash deal.

Market timing, financial timing, other financial obligations timing, all play a huge role. It might also be a bit of hyperbolic statement. Dwelling approvals fell September in Ausstralia and RBA kept rates on hold but banks are raising rates because of rules changed. I've noticed a lot less 'tradies' on the road, (good). Bunnings are always low on timber stock, eastern states are out of lock down all hitting the shops for double cooked b ut house prices going up. When will it go POP, the suspense is killing me.

I'm not in the market for real estate, so I don't have a dog in this fight. I'm not so sure that Zillow is a good example of pending doom. They bought at crazy-high-over-asking-prices then tried to flip them fast. I think it was a bad plan, poorly executed. What isn't really reported is Zillow is selling houses for higher than Zillow appraised them for before they bought them. So only half of the story is being half-told.

Low interest rates will keep pushing a buyer into FOMO until they don't. We all know these interest rates won't really go up that much, it's just talk. At some point buyers will just shrug it off and not rush to get in. High interest rates won't kill the housing market. It's the low interest rates that people start taking for granted will take it down.

Zillow knows that if they dump properties now for "25% loss" they are actually doing much better than the eventual "50% loss" everyone else will experience. They will look like the smart guys in the room again pretty quickly.
