You are absolutely correct, if I buy something, I want it move in ready!! Especially depending on your age you just don’t wanna fool with stuff at later, part of your life, you wanna enjoy your time in Italy, not get frustrated, trying to refurbish a house in a different language, with who knows what sort of laws and things can change while you’re in the middle of a project as well. Who knows. I love your advices!

Brad, this was another great informative video and enlightens those people that are considering buying a $1 home as if it would be a real bargain. This type of purchase can in fact become a complete and total disaster if one does not have the trade connections and experience doing this previously in country. After a lot of reading and watching informative series on purchasing property in Italy, I'm of the opinion that the vast majority of the time one would be way ahead of the game if they just purchase something that has had all the work done previously. For me it's an easy decision... Lastly, many of these towns that have these places for sale are doing so due to so many people leaving. I would need to live in a place that at least had a heartbeat with people and life. Thanks again for what you do for it's a terrific service.

Totally agree with your assessment of some of these one Euro homes. That being said, I do hope someone comes along to do the work to save these little towns. In another decade, they’ll be crumbled to the ground.

Yes. It’s sad. There are some that are salvageable. I think the money and labor and input could be better spent. You hope that someone will come along and take these and fix them up, but do you wish that on someone when they can buy a nice house in same area for half the price? Maybe time to make hard decisions and find a better use for that land. 🤷🏼♂️

Zero resale. That house for €12.000 in great condition is proof of that… I think people buying here, especially at this price point should have the mindset that what they’re buying is a place to be safe and live for the rest of their lives if they wish. It’s not a money investment.

Brad €1 houses are just a symbolic figure. You arent going to pay €1 and thats it!. And yes most of these houses you can get them fairly cheap, but to make them livable you have to pay a ton of money, plus all the aggravation, and delays, in order to make it worthwhile. Now changing subjects, charlie is an incredibly attentive and smart dog ( the genes of the 2nd smartest dog in the world ) when you were driving and explaining stuff he was looking straight at you, and paying attention as he fully understood everything you were saying! 😂 so adorable. My daughter wants a dog for Christmas and i am trying to convince her to focus on breeds that are crossed with a poodle because of their high inteligence, low shedding, and some times hypoallergenic hair. I hope she will listen thought.

Before I even had my Visa I had an accountant form a SRL. That’s like an American LLC. This particular type of SRL can not conduct business but is allowed to hold assets. The SRL owns the car and you own the SRL… It cost me about €900 to have the SRL set up. It’s a one time set up and there’s no yearly tax reporting requirement since it conducts no business and has no income. When you insure the car, you’ll need to get a commercial policy. It’s more expensive, but the upside is anybody with a valid drivers license from any country can drive the car and it’s automatically insured. The other upside to the commercial policy is that everything is covered. I was in a crazy hail storm that virtually destroyed, my SUV and my insurance policy covered everything including a rental car for a month, new windshield, and about €7000 worth of bodywork because I had over 150 large dents in the car! My policy for a late model Mercedes SUV is €2300/yr. I think you’ll need to be here over 100 days a year to make it worthwhile to buy something at. You can find a very solid car here for less than €10,000. Try Subito.it (Think Craigslist) and search cars.

How much would it cost to make a shell of a €1 house into something lovable? €1000/m2 minimum? Makes that house you mentioned near Montepulciano seem cheap at 65m2 for 47k. Plus the garden etc in a much better location.

@@beaumac From talking to Italian friends it's both. Materials prices went crazy post-pandemic; and as everything stopped for a year there's a backlog of work so contractors can be choosy. Good contractors in their town are booked up until late 2024. (Btw, I realise your comment was meant for Brad, but I got a reply notification due to the daft way YT works; Brad won't get a notification unless you tag him.)

It was around 11 am there. It was cold and a bit rainy. But it was pretty much shut down. Only a few businesses anyway, but the one place still had snow on tables from the previous day and it was the only retail business I saw in the Centro Storico.
