You got everything right. Plus management of the community is very poor. You get deseived by the palms and the lights bling bling, but inside the buildings is another story. As an end user, investor, and someone who has being in Dubai for 10 years, I won’t stay here long because Dubai has much better to offer.

I still like dubai creek harbour more than most areas for a “city vibe life”, especially that is now kinda built and there’s not so much noise as vs business bay, yet you are right, if one has the budget, there are really nice villas and areas besides!

Your points are biased. It’s not far from most places - it’s quite central. Of course yields are currently low because price has appreciated significantly while yield hasn’t caught up. Same phenomenon is happening in all central locations.

It's not about the price appreciation, it's about the off plan prices that are stupidly set by developers (in this case - EMAAR) and it makes ZERO sense to invest with such yields, no appreciation & no good rental income yield. I have apartments in more central locations that bring me at least triple of what Creek could, so not biased, just accurate.

+ it is far for a tourist, no one would choose creek as a tourist, they would 99% of times choose marina, bbay'downtown & palm => airbnb makes no sense in creek. Investors should know the truth.

Great analysis! The problem with developers like Emaar and Meraas is that over time they became greedy and price in the profit margins that a few years ago investors could reap. Ellington or other developers who are not yet as big are way more investor friendly as they understand that investors will flock into their new launches if they made money on their previous ones.

Couldn’t agree more, especially these developers as you mentioned! it is crazy that even 2-3 years ago Meraas had a 1.4M starting price for City Walk for example, which is now double 😅

Actually, if you had any Ellington experience, how was it? i am hearing more of them but never invested, they were building something in bbay neighbouring some of my units, looked very good and the off plan price seemed fine at the time, but what about the completion dates? any delays? quality wise, do you they also give you like 1 year or so for any maintenance?

@@StringSwoosh Then you did the right thing, i don't expect the prices to fall, but i also don't expect them to double like they did post covid. This was my case (fortunately then) so I have to sell and reinvest again, but for long term cashflow, anytime is a good time

@@uk_tamizhan I would invest in Dubai too, but only for cashflow not for appreciation. Cashflow is still the best in Dubai vs other places, with good leverage when tenants pay in cheques, no income tax and so on. I’m also looking at building either a hotel or a few villas myself, which might be another route.

I’m not, I’m saying that every investment has a lifecycle and after selling them I might buy back right away (even mentioned this in the video). You cannot time the market, if you’re a long term investor, the right time to buy is always now.

To add to this, I mentioned that this is a mature market already in this right moment, so actually on the contrary I would prefer to buy now as there are many opportunities specifically for cash buyers such as distresssed sales, cancellations from those who bought in the hype and now cannot keep up with payments. If you are a cash buyer, now is the time to act 🙌🏼 Good luck!

That’s the thing, when a property is complete, everyone moved in, the buyer is usually the final end user. So after the investment lifecycle is done, as mentioned, an investor would target the actual end user rather than sell to another investor. So I target the end user who will live there, which is probably not someone who watches this channel haha but if they do, I won’t be greedy and make them a competitive price 😃 Thanks for your thoughts 🙏🏻 and all the best to you too in 2025! ❤️

Real Estate investing is the primary source, but no, not the only. Other include hospitality in bali on airbnb, investment consulting, property sourcing, KZbin ads, KZbin partnerships, to name a few 😊

Thanks!! If high level, everything emaar is = better quality (not best, but just better than most), so based on this it is a good buy. If we look at the project specifically, it is very and i mean very far away. So if you buy for yourself and don’t mind driving like 30 mins to downtown, then it’s okay. As an investment, I would choose closer locations, even Dubai south could be better, but really it comes to the offer you get per sqm. Hope it helps!
