I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

Thanks for the useful advice. I just went through the prep process - an amazing remodel, followed by full staging. My listing went live tonight on what they call a “private exclusive” basis (which allows me to test pricing and other assumptions a few days before the listing goes public, though a lot of places around here sell during this exclusive period). Excellent suggestion to visit Florida in July or August to see how one acclimates to Florida humidity. I have done this a few times in the past. I have another trip to Central Florida planned for the very near future for this reason.

I lived in Ocala and did work in the villages. I'm 68 and saw the perverted retirees that live there. Lots of swingers, alcoholics, gay old men closeted. To each his own, said the lady, as she kissed the cow on the lips.

You need to be careful of communities that the developer has just left. During construction, the developer makes sure that everything ship shape. When he leaves and turns the complete operation over to the HOA, the HOA is not experienced in running the place. Even if there is a management company running the day to day, there are still growing pains in deciding the replacement schedule of assets and their costs. I would focus on the money reserves of the HOA and see if they are in line with others in the area. My HOA is well run, has millions in the bank and pays cash for all replacement of assets.

The Villages massive new Apartments will tramatically change the Villages. Rentals change every neighborhood. Villages also has short term rentals for homes, a real nightmare for the neighbor's.

As a retiree and dual homeowner Maine/Florida the Village’s have a draw. Rumors - likely some truth but likely over stated. I’d live there in a heartbeat however not a real family place when grandkids are a major part of life.

U are completely crazy. Most retired people have to sell their homes in other markets to buy in Florida. So Florida 55+ is more dependent on the rest of the country then most. In addition the Florida inventory has exploded , taxes are exploding , insurance exploding. The last 3 items are seriously impacting fixed income buyers.

I think you must have a real crystal ball hidden away somewhere because you nearly always post videos on a topic at just the moment I’ve been thinking about it. It does seem that with prices coming down this is a good time to buy in Florida. As far as what happens next year and beyond, who knows? Maybe the best approach is to throw out the crystal ball and simply focus on the lifestyle and community you want. Best, Marty

I will be moving to central FL 55+ around Ocala and Leesburg area. Tracking houses that I am interested in. 18 of them have sold, average 113 days on the market, and $21699 under list price. 53 including those that have sold average time since listed as of today 105 days.

We were planning on retiring next year to Central Florida in a 55 and over community so I have kept up on prices etc in Florida. Inventory has gone way up ,people are moving from Florida because of high costs and low wages. All the houses I am looking at are being reduced before selling. Just spoke to someone who pays $7600 a yr for homeowners and they live in a condo so are not responsible for the roof. We still may move to Florida next yr. Especially if prices drop to a reasonable level but have looked into the Carolina’s ,and a few other states where prices are cheaper along with homeowners insurance. If supply is going way up and demand is dropping well prices have to come down in next couple of years..

Florida is great but there are too many other nice places to live that are better than Florida. Florida high costs, insurance, HOA fees and crowds Not as hot, bigger house, more land for your money are available outside of Florida. I for one am looking more at what is available elsewhere.

Hi ladies!! Great video! This is a tough prediction. I’ve seen home prices here up north stay super high and prices going down ever so slowly down by you. As far as insurance… etc., doesn’t even compare to taxes up here. I do understand the interest rate dilemma. Whew.. tough to predict what’s next! I did hear, however, that some HOA *rules* have changed.. for the better! Can you confirm that and are the changes something to even talk about at all?
