God bless the Realtor and her patience… She wanted to start at the foyer but the female homeowner was already pointing out the view and just walked away…. so they ended up in the kitchen and proceeded to talk over themselves the entire video 😂😂😂 They have passion for their home 😊

Excuse me we have a Airbnb in our neighborhood and it’s not good and it’s not good. Children out control, loud music cars double parked etc.. its a mess

Thanks for this update. It's good to have periodic reviews. I would definitely want a restaurant on site, and golf cart access to grocery and shopping is a plus!

Any decisions about Air bnbs should be in favor of the big majority of the residents there. I dont think they want parties next door with people who do not own the home. Not good.

On top of the world’s HOA’s are very high at $452. They are also getting rid of the gate attendants. It’s not as nice or affordable as it once was. Stone Creek is so much nicer!

We live in the newest most southern part of the villages and there are no air bnbs in my neighborhood at all. Maybe the southern area (Eastport) is different as they haven’t built the town square yet? We love it here!

Great Video. We used the 55+ KZbin videos to help us decide on our choice of an over 55 community. We did the same thing these folks did. If you are a golfer you should play the golf courses if you can. We did play the Plantations golf course and tried the restaurant A big key is finding the right realtor like these folks did. Although our community we chose was over in Spring Hill FL, you should be able to find what you need in this area. Our Spring Hill community had very strong balance sheet with 12 million in cash and no Debt. The other thing one should ask about a golf course community is where do they get there water for the courses and common grounds. In our case, years ago our community had only one assessment which was to build a water line so we can get reclaimed water from the county. So our common grounds and our 63 weed free holes of golf are always green.

Looks like Royal Highlands is about 20 miles SE of central The Villages. I'm curious if this couple considered TV, since they seem to be interested in golf. What price range were they looking at? If my quick Google search is correct, it looks like the HOA at Royal Highlands is $212/mo. (seems low); if so, that's right in line w/ TV's monthly amenity fee.

I believe the couple mentioned they were looking for a quieter and smaller community so TV was more then likely not a fit for their desired lifestyle. TV amenity fees do vary based on location in TV, but I believe most of the newer homes have the highest around $195/month. I do not believe these fees are a good apples to apples comparison especially for golfers as the TV executive course are almost free where I suspect the RH has membership and round fees. The "free" golf and the abundance of courses (variety) are what peak my interest in TV as I anticipate being in my retirement community for +20 years. The challenge with TV is the home prices have gotten out of hand compared with homes in other nearby communities. I agree there is some value in the TV lifestyle, but not at the current prices. I was set on TV, but if home prices continue to rise I will be looking at other option in and outside Florida.
