When we researched building a house here we were told to expect to pay 15,000 to 20,000 baht per square meter. And that turned out to be a correct estimate.

I know this a year old, but I'm curious about the aac walls. Looks like 7.5 single block walls, are they cool enough, or would a double 7.5 block wall with the air gap be worth the extra cost. I'm thinking about a double block wall on the sun facing wall and single block 7.5 walls on the remainder to save on costs.

yes, they are 7.5 blocks. in hindsight, we wish we would have used thicker walls for better insulation. on some days we find that the house gets a little too warm.... and we don't even live here in the hot season. it is my understanding that 15 cm blocks are available, so you don't have to build a double wall, just thicker bricks. The QCon website has lots of info on that. With 15 cm walls the posts are not exposed.. Thats something you might want to consider, because if you use 7.5 and 15, some of your posts will be exposed and some not, which might look odd. Another thing you might want to consider is apparently not all AAC blocks are the same quality. QCon is the most well known brand and apparently the highest quality, but there are others out there. Thats something I wish I had researched

Hello Canucks Fan.. I hope you don't mind that I am a Blues Fan. My Thai wife and I will be building most probably in Thailand soon. I want to thank you for all the videos you provided on the construction of your house. That took quite an effort I am sure. If I may ask you just a few questions, first, did you pay an architect and an engineer in the plans and foundation, etc.? (as required in most provinces up to a certain size house). Second, did you hire out all the work through a general contractor for a complete build, or did you serve as your own general contractor and hire out the various parts of construction? Third, how many total square meters is the house? Finally, do you feel like in the end you are happy with the outcome and got a fair price? I am looking to build myself ...the houses already ready to go in subdivisions I have seen in Bangkok and Hua Hin are so overpriced....

Sad to see house made out of AAC being done this way - block are way too thin which will help with bulging AC bills + some brickwork questions leave no doubts in a bit shoddy job done by cutting alot of corners, actually roof trusses made of steel is very decent solution but kinda dubious about steel beams to carry weight of the roof and trusses. Hopefully they'll be alright. Not quite saw how both sides of them are interconnected as they has to be. Anyways you're brave guy ! Good luck with this build !

The brick are an excellent way to conduct heat into the house, and as the bricks cool at night, more heat will be released into the house. Ancient technology and methods.

I've seen builders do this a lot in Thailand. Every time it seems to compensate for a poorly leveled foundation. Not like in the states where the floors are mostly ready to go after the foundation is laid

Hi Dave. Thanks, glad you enjoyed the video. We did the design ourselves. First using pencil and paper, then a simple free online design software. We gave those drawings to an architect and he did the construction design and drawings for ฿15,000. Only one design flaw in the house, so we did good considering we are strictly amateurs.

omg, is concrete to thin, you put in sacks sand and cement, mix 5 minutes. is it to thick you ad water, always good in europe. but the drivers know how to load the concrete, while they drive it gets thinner by the mixing. so the concrete station knows how long they have to drive and make the concrete dryer from beginning. you can always ad water on site. the mixers in europe have enough water on there truck. seems your thai concrete station doens't know how to make the good concrete....

I bought it at a bookstore in Bangkok about 15 years ago, can’t remember where. I think it is out of print. It was published in 2006 and I couldn’t find a newer edition. Building in Thailand by Tony Eastmead might be a better option. Check out his Facebook group “Building in Thailand “.

3 meter posts from floor to ceiling would be the normal height. 3.5 meter is better to get rid of the heat but unusual.

Our ceiling height is 3 m in the main living area, 2.8 m in the bedrooms and bathrooms.

From my experience the small independent ready mix suppliers send weak and wet mixes. It is better to pay more money and get CPAC and pay even more and get CPAC super strong that was 100 baht more per M2.

Good to know it’s all finished and it looks great. I divide my time between Bangkok and Loei and have just renovated an older Bangkok condo, and like you I’m afraid to add up the receipts. By the way, I noticed you’re using shower heaters - what power did you use? I installed 6kw in Bangkok and at the this time of year, with the cooler water temperatures, I would consider that as the minimum power for a reliable hot shower during the Bangkok winter. However, the hotel I’m currently staying at in Loei, only has 4.5kw shower heaters installed and they are incapable of giving a hot shower at anything more than a dribble. If I ever build in Loei, I’ll either do several storage heaters located strategically around the house, or 8kw heaters. Interested to know your thoughts.

Thanks for the comments. We have two showers, one has a 5,100 w heater and the other a 4,500. I have noticed that in the cool season the 4,500 is not sufficient to heat the water and I have to choke off the water to get it to heat the water. The 5,100 w seams to work a little better. So in hindsight, we should have bought 8 kw heaters. We did not consider storage heaters, so I don’t know anything about them here in Thailand.

Looks great... as for the garden and the dog: Cut the bottom out of some big planting pots, bury them partly into the dirt, fill the bottom of the pots with rocks (25%), and fill with dirt (65%), and plant with whatever decorative plants you desire, and finally cover the dirt with small rocks (10%)... now surround those planted pots with large rocks. This should stop the dog from digging up your garden (unless he is a extreemly determined dog who hates gardens).

208,000 baht. That included the beams, trusses, tiles and labour. Plus we paid 20,000 extra for an upgrade that the tile crew recommended. This upgrade was for the material (sorry, don’t know what it’s called) used where the tiles meet for improved water proofing.

Thanks very much. Two bedrooms, two bathrooms. We budgeted 15,000 / sq metre. But went over that a bit. The quality of the materials will determine your overall cost. I.e., roof, windows and doors, tiles, thickness of walls, kitchen cabinets, etc.
