Not in the U.S. unless it's a very small home or you do 100% of the work yourself. Gotta consider the land and soft costs as well.

As a fellow host, thank you for your honesty. We don't have mortgages on our properites so we are still making a profit. But, I do some of the cleanings and my husband does the mowing and maintenance. If we paid for those services we would be making about the same as we would with long term rentals.

Who has 1.1Million dollars sitting around? Contractor only had 100.000$ net profit? Sure... Im sure their margins was slim lol. 60.000$ ,for city approval and utility hook-up? 155.000$ for framing of a 2400 square foot? Well you didnt touch a finger during the whole process. Construction firm could be charging them anything... Lot of stuff that could be done by a DIY guy.

I could sell it in a pinch if I needed to. It's our lake house that other people are paying off for us. But to your point.. now that we have a vacation house, I wouldn't build a second one. I would invest in something more passive with a better return.

Renovation loans have many overlays that set some limitations. 203K only allows attached ADUs, while FM Homestyle allows detached. I am not aware of new construction loans that can be used for an ADU addition. Talk to a construction financing specialist.

That's for an amateur who can't build it all like a jack of all trades Mexican native American hahahaha. It's nothing that difficult to understand and build. I can start from scratch and build a half a million home out of bricks cinder blocks I made myself building everything for less then 5,000 Another 5000 just for the house appliances but that's nothing that difficult when you can also restore broken ones make it look new too . It's easy money after a good 5 years in construction and another 5 doing warehouse manufacturing metal wood from scratch

Crazy.... I lived in CA for 10 years but still can not understand. In China, you can build the same house with concrete for 100k USD, constant temperature and humidity system. Also don't need the 10k Fire sprinkler system.

Supply and demand. China went opposite California and overbuilt. I've spent a decent amount of time in China and seen 10 entire concrete apartment buildings just empty in one city.
