Stocks and real estate have proven to be two of the best ways to get rich over the last 40 years. I compare the two investment options in this video to determine whether I want to put my money into index funds or rental properties to make the highest return. I'm not only looking at the histrorical rate of return of real estate versus index funds that track the S&P 500 and or NASDAQ 100. I'm considering current market conditions like interest rates, current home prices, and current rents across the United States.

In the 90s you can break even with 20 percent down. Post covid you need about 50 percent down to break even . So in today's market I think the S and P 500 is the best bet. Old days the 1 percent rule worked now your lucky if . 5 works . Lots are less. Good video though.

He's awesome! This video made me feel like a whiz now! My wife came into some money after she had to have limbs amputated. Were in our 30s and I became her caregiver and that cut our income in half. But with her settlement money I keep telling her we need to take half of it and buy some rentals and stocks. But she only wants to do stocks. In fact your video will make more sense to her cuz I suck at articulating the details. Then she will be more agreeable to doing both and see the benefit of accruing more wealth for when we get to our 70s or 80s. You sir just saved a marriage!!!!!

Dude, youre great. I miss living in the Bay, currently in Geogria. Moving to Temecula, CA to build a house (owner builder). You're an invaluable resource. My question, how do you get a new mortgage if it exceeds your debt to income ratio

1. After a few years you can buy another rental property? The chart makes it look like you bought 2 at the same time. 2. You can leverage in stock market too, not just in real estate. 3. Just like you can reinvest the gain on property, you can reinvest dividends. That means your total return chart on S&P is going to be higher 4. It takes 10%+ to make a round trip of buying and selling a house 5. In stock market, you don't pay tax until you sell. With houses, you pay tax every year
