Not sure how the ROIs are calculated. Realtors use comps in the local area to calculate a fair market value of the house. Aren’t Comps are mainly based on square footage?

Most home renovations are negative because your taste is different than someone else's and contractors are so dang expensive. The best way to get a positive ROI is to do some or all of the work yourself (as long as it's good quality).
