I made my way to the country as a student, now I’m a skilled migrant working hard and paying taxes. While I agree there is to much migration compared to the population of the country. That is not the cause of the house crisis, in this same Chanel and all around KZbin you will find “investors “ who are artificially pumping the house market. The one solution to the house crisis is to change the laws that allows people, trusts and so called to borrow unlimited.

First, it would take several terms in government. There are many global issues facing Australia that Australia can do little about on its own. The key to fixing what can be fixed in Australia is taxation and sustaiinability laws. Example; forestry, any harvesting must be replaced with like. The cost of plantation timber is some 7 times that of old grove, like for like, similar for mining. A direct tax on fossil fuels and fugitive emission at a minimum of $50/tonne CO2 equivalent. Instead of income and profit tax replace with a turnover tax with only labor and raw materials deductable. Make corporate law violations criminal offences for directors and management. Make the NACC powerful and broad reaching.

Eliminate personal income tax, abolish capital gains. Tariffs on companies who manufacture overseas. tax on our time is a crime, tax on our investment risks are theft. Tax when we spend thats it. we will have more money to spend in the end.

As a migrant, it amazes me to see that more ancient Australians both brag and complain about the same thing fundamentally. They want lazy money but not the consequences. They want their houses to appreciate and be worth millions, but don't want to pay millions for a house... They want easy work, but the best salary. They want to be fully renewable, but want no financial hiccups. And so on.... I am saying this with all respect ... maybe need to rethink the whole social class thing... where established people milk newcomers..

Oh, when coming to society breakdown, a factor I would like to share. What’s direct debt , a thing that facilitates businessmen but tends to dismantle the society when customers get their hands chopped off even to stop paying upon choosing to opt out of services !! Still, the payments for a month or two are withdrawn upon cessation of services , according to customer-unfriendly-contracts . Mostly all gyms in Australia thrive on such a trick . Good for business but bad for society!! Men leaving gyms for various other reasons too. Isolation or desertions lead to broken society. Sad !

The real question is whether the dividends really do match the dividends of the underlying stock, and what is the money doing between dividend payment dates. I would hope the dividends are still invested earning the index return, and not getting no return or only the return on cash, for the 6months between payment dates (for example).

The housing crisis is caused by real estate agents and the government The agent addvetises the property you full out a application and in some cases you have to view first then you book a viewing they give time and date then that very morning they send a text it is already leased . This should be a $50,000 dollar fine for each person they do it to and the add should state when the applications close and only then can they pick you gets it after 2 days of the closure also they advertise properties but don't rent them or they wait for the government to rent it for refugees they add will say $620 weekly and they can get $1800 weekly . Then the government allocates a set amount of money but it's only 25 million but it runs out but they can give 600 million for a football team and other projects tha puts money into their personal bank accounts t
