Why would you compare an asset with actual fundamentals (real estate) against a speculative asset with no real fundamentals (bitcoin)?? You should have looked at Toronto housing vs the S&P 500. Stocks beat housing by a wide margin of course, but at least that’s a more reasonable comparison.

I think optimism is very important. As humans, we should work hard and hope for the best. I think one should start their investment journey at some point. Whining about how awesome RE was 20,30,40 years is not going to help as we are also part of making history that our children or grandchildren may speak about. Best is to control the controllable i.e. personal development and not worry about things beyond one’s control or domain.

GTA Real Estate is headed into a decade long valuation correction.... Full Stop. There is very simply insufficient 'gdi'(income) derivable from Canada's barely $2.1T gdp to service/maintain the payments on the now combined $3T Mortgage/Consumer DEBT assuming ANY BoC rate maintained positive above the real zero bound cpi inflation against resurgent then "debasement" based Debt expansion. GTA Real Estate is correcting/crashing.... to believe otherwise is akin to catching a falling knife !

Couple of questions related to this podcast: If not taxes and/or development charges, how does infrastructure (capital expenditures) and services (from garbage collection to social services) get funded? If Canadians are not reproducing themselves (1.48 fertility rate) who will fund CPP and OAS? Maybe you are advocating for a reduction or elimination of these two social nets - ? Hoping for a reasonable discussion but may be optimistic on social media. Maybe your channel will support this. Thanks.

IM uber bearish on next year with all the builds getting completed. We have a very serious overhang. Yes most of the Condos coming online are shit. SHe nailed it. That said there are pockets out there of Condos that are in high demand. I wish you would highlight what is shit and what is not. For educational purposes. Like show the condo and show why its shit and another being oversubd in a depressed market. My dad always told me 'a recession is you. There is people thriving in this environment.' I would love to know what is thriving and what is not.

A few questions: - Do the Days on Market include relistings - e.g. after price drops? - Do the total sales include Power Of Sale? I read that these are up substantially and are likely to increase further as higher rates bite mortgage renewals of 2020-2022 mortgages. Have you got those stats separately? It strikes me that one can’t really judge the health of a market without those “details”. Thoughts?

Great questions! #1 - Listing Days on Market (LDOM) refers to the number of days a specific listing is active on the market, calculated as the difference between the date the listing is sold and its original contract date. However, LDOM only accounts for the time associated with a single listing and does not include time spent on the market if the property was terminated and relisted. This can result in an undercount of the total time a property was available for sale. In the future, we can look at Average Property Days on Market, or “Avg. PDOM”, which includes all properties that have sold through TRERB’s MLS System, regardless of whether they have had a list-terminate-relist cycle or not! #2 - As for the Power of Sales - they are generally accounted for in the "Sold" Activity on MLS - the only way to possibly see them 'separately' is to keyword search for Sellers listed under a bank or trust which may indicate Power of Sale. TBH, we don't see them very often. I hope this is helpful!

The developers have been struggling with development charges, taxes, red tape, and bureaucracy, and they haven't had the best couple of years, to be honest. As much as i love you guys. I really think this was super misleading. Look at the supply coming online in 2025. Condo market is cooked. It just is. I wanted a condo so bad but i have held off cause of what i saw iwth my own eyes. Not what people were saying. All i could see was holes in the ground all over this city. We have a supply gut coming and no rich chines coming to save us.
