Thank you for the video! I have 2 interviews coming up and I am nervous but confident. I have over 18 years experience in construction as a glazier. Hello. Attaining the commercial cert is such a great achievement! You should do well on the residential exam, as the commercial seems to be the more challenging of the two for majority of people. Congrats on your upcoming interviews, it is perfectly normal to feel nervous, but your extensive experience and recent certification are strong assets. Be sure to highlight your hands-on construction background and how it equips you with a unique perspective in building inspections. Best of luck with your interviews. Keep pushing forward and stay confident - you are on the right track to making a successful career change. If you have any questions or need further advice, feel free to reach out. - Jose M

Hi. Thank you for reaching out! It's great to hear that your son is taking up the general contractor trade. Trades and building code professions go together! While my expertise is primarily based in California, I can offer some general advice on how to pursue a career in building inspections in Florida. First, understand that - each state has its own requirements for becoming a certified building inspector. In Florida, you'll need to meet specific educational and experience requirements. The Florida Department of Business and Professional Regulation (DBPR) is a good place to start for information on these requirements. Link: www2.myfloridalicense.com/building-code-administrators-and-inspectors/#apply That is an important first step, because the state of Florida requires building inspectors to be certified. You'll need to pass the Florida Principles & Practice examination, as well as a Building Inspector examination. You can find more details and resources on the DBPR website. Education and Training: Consider enrolling in courses that cover building codes, construction techniques, and inspection procedures. Many community colleges and vocational schools offer relevant programs. Gain Experience: Practical experience is invaluable. If possible, try to gain hands-on experience through internships or entry-level positions related to building inspection or construction. Reach out to building departments in your area to inquire. You may also join professional organizations such as the Florida Association of Building Inspectors (FABI). They offer resources, networking opportunities, and continuing education to help you stay current with industry standards and requirements. Contact them to see if you can sit one of their meetings. Link: fabi.org/ I hope this helps point you in the right direction. Best of luck with your certification and career in building inspections! Please feel free to reach out if you have additional questions. Jose M

Hi! Congratulations on landing the interview! Although this short tube mentions US and states laws the inefficiency of Montreal Kaka nada is the seams the worst , no wonder we are in a crisis Has all the boyz and gurls in Montreal know , acquiring a building permit in Montreal may take up to 600 days . Asked why by CBC French Patrice Roy on May 27th 2024 nightly news . On the reason(s) Her Excellency Useless Malory Plant said: Well we did not have the data or it is the fault of the boroughs ( there are 19 of them in the settlement) or it is the fault of Ontario and or Pierre Poilièvre or it is because it is raining outside or sunlight does not come through the clouds . Thanks for sharing your thoughts. It's frustrating to hear about the challenges you're facing in Montreal with building permit applications. Delays like that can definitely cause issues and slow down progress! It sounds like there are some serious inefficiencies and excuses being thrown around. We all can agree that it is imperative for local governments to streamline the permit process and address any bottlenecks promptly. Hopefully, they'll follow through on their promise to improve things within 90 days. In the meantime, staying informed and advocating for change can help push things in the right direction. Hang in there, and hopefully, you'll see some improvements soon! Take care, Jose M

Is this only for high wind/seismic areas? I've never seen this here in Tennessee. Thanks!
@CBO.online
@CBO.online 2 ай бұрын
Hello! It's understandable to notice variations between states. In California, roof sheathing inspections are governed by stringent standards outlined in the California Residential Code (CRC) model code - International Residential Code (IRC). These standards aim to ensure structural integrity and resilience against seismic and high-wind events by meticulously examining elements like hurricane structural clips, roof trusses, drag structural connectors, edge nailing, shear transfers, and more. While these requirements may seem strict compared to (perhaps) other states, it is important to remember that building codes and inspection practices can vary significantly from state to state. Factors like climate, local building traditions, and historical considerations often influence the stringency of these standards. In Tennessee, inspection practices may prioritize different aspects of construction based on the region's unique environmental conditions and building code requirements. California is just built differently, I reckon. Thanks for checking it out✌😎, @tinoslaponi8514

I am wondering if I am able to build a single story, SFR in California, using exterior Steel Studs (5 1/2) instead of Wood frame without having to work with an architect or engineer? The structure is stronger and lighter than wood, however I was not planning on altering footer/foundation design using prescriptive method for light frame construction. Insulation, water and vapor barriers would of course be at least to code. Great Videos, super informative.

Hello. Thanks for reaching out and for your kind words about my videos! I'm glad you find them informative. Regarding your question about using exterior steel studs for building a single-story SFR in California -- building codes and regulations vary by location, especially when using construction materials like steel studs; because of that, I'd recommend consulting with a licensed design professional or reaching out to your local building department for guidance on the specific requirements and limitations for your project. Best of luck with your project; however, please feel free to reach out if you have any further questions! JM

Does the outside meter service have to connected for the rough in
@CBO.online
@CBO.online 2 ай бұрын
Hi. For a rough-in inspection, you typically don't need the outside meter service connected. The rough-in inspection focuses on checking the internal wiring before walls are closed up. However, some jurisdictions or utility companies might require the meter service to be connected, therefore, it is best to check with your local building department and utility provider for their specific requirements. I hope this helps. Let me know if you need further clarification. JM

Im thinking about switching from my current career (architecture) to something in government. Ive realized that design isnt really my thing. However, im not really sure what kinds of promotion opportunities exist for permit techs. I like to know what my end goals can reasonably be before I make the change to a new career. Do you know what a Permit Tech can expect for possible promotions (example, promotion from permit tech to plans examiner. This may be a bad example, but I think it gets my point across)?
@CBO.online
@CBO.online 3 ай бұрын
Hi, switching from architecture to a government role like a permit technician can be a great move - especially since your background in architecture will be highly beneficial. As a permit tech, there are several advancement opportunities you can look forward to. 1. Plans Examiner - With your architectural experience, moving from a permit technician to a plans examiner is a natural progression. 2. Building Inspector - Permit technicians often advance to become building inspectors. 3. Senior Permit Technician - There is also the potential to move into a more senior permit tech role, where you might oversee the permit department or train new techs. 4. Management Positions - Long-term, there are opportunities to move into management within building departments or related departments, managing teams, or even entire departments. 5. Building Official - Another significant advancement could be to a building official, where you would be responsible for overseeing the building, and (often) code enforcement divisions. This role often involves a strategic level of planning and interaction with other city departments. 6. Other Roles - Depending on your interests and additional qualifications, roles such as a fire code inspector or a Planner in the planning/zoning department might also be open to you. If I may add, changing careers can be a rewarding decision, and I completely understand your situation. I hope this information has been helpful to you. If you have any more questions or need further help, please don't hesitate to reach out directly at [email protected]. Best of luck with your career transition! Jose M

@CBO.online
@CBO.online 3 ай бұрын
I’m really sorry to hear about the job loss due to the force reduction. It's tough to go through that. It sounds like you've already got some solid experience in project management and environmental permitting. To enhance your skills and stay competitive in this field, consider taking courses that focus on the specifics of building codes and the permit process. Here are a few suggestions: 1. Building Codes and Standards - Look for courses that cover the most current California Building Codes and standards, as these are essential for a permit technician. 2. Plan Review Techniques - Courses that teach how to effectively review building plans can be invaluable. Even building plan basics. 3. Customer Service and Communication - These skills are crucial, especially when dealing with permit applicants and explaining complex regulations. 4. Software Training - Familiarize yourself with common industry software used in building departments for permit processing and tracking. Popular options include Accela, ProjectDox, Superion TRAKit, and Tyler Technologies (EnerGov). Keep in mind that jurisdictions typically use one of these platforms, not all, as they are provided by different vendors. 5. Construction Fundamentals - Gaining knowledge in basic construction principles, including mechanical, plumbing, and electrical systems, will help you understand the terminology and processes you’ll encounter. You might find these courses at local community colleges, through professional building associations, or even online platforms that offer specialized training. Best of luck, and please let me know if you have any questions. JM

Brotha - that is fantastic news! It very much sounds like you are well-prepared with your experience as a carpenter and SI. Also, I am sure those jurisdictions see it as I do, which is that you could make such great contributions to the department - based on the experience you have; which should also help you transition quite well to the building inspection profession. Here are some things to consider: 1. Believe in yourself and your abilities. You've already impressed them with your experience, so show them your confidence during the interview. 2. Be sure to emphasize your carpentry and special inspections background. Connect your past experiences to how they've prepared you for this role as an inspector. 3. If you can, take some time to learn about the specific building codes and regulations in Redlands and Riverside. Showing that you've done your homework demonstrates your dedication and interest in the position. 4. Don't forget that interviews are a two-way street. Come prepared with thoughtful questions about the role, the team, and the projects you'll be working on. It shows your enthusiasm and engagement. 5. Stay positive! Regardless of the outcome, remember that each interview is a learning experience. Stay positive and focused on the opportunity ahead. Your skills and experience will shine through. Good luck - and remember, you've already made it this far! You're well-prepared and capable of acing those interviews. Stay confident and show them why you are the perfect fit for the job! Please keep us posted, the community is rooting for you. Jose L. Martinez ✌ Edit: By the way - please feel free to reach out to me if you need any advice before your interviews.

This video and the next one give a quick impression of the purpose, but where would we get the numbers? How do we know which form is needed? There appear to be many CF1R possibilities. 😲

@CBO.online 4 ай бұрын
Hello. Thanks for the message. I used to serve the County of Mendocino as the Interim (consultant) Building Official for about a year (2016/2017), which is why I include bits about Mendo in the videos. The energy forms values are the most challenging to present without getting into long ass videos (to be very frank). I am hopeful to present how people can use GPT to help prepare these forms; some day soon I will crack the prompts to achieving this; in the mean time, the energy forms that do not require HERS inspections are the simplest to complete (and depending on the scope of work); for your mechanical upgrade, if the work will trigger a HERS rater inspection (such as a new or replacement HVAC, new duct work, new AC unit) then the CF1R-ALT-02-E are the forms typically needed; link to forms www.energy.ca.gov/filebrowser/download/4688 The last 5 pages of this document includes the instructions on how to fill in the form. Once again, I would highly advice using GPT to help complete the form; in fact, if you have the upgrade to GPT, you can copy/paste a snip of each table and have GPT instruct you on how to complete it, prompts are key though. Also keep in mind that the form will need to be "registered" through CHEERS, or CalCERTS; however, the HERS inspectors typically handle the paperwork (CF1Rs (submittal) and CF2R (post submittal)), if your project will require a HERS. Furthermore, probably the only item I can think of that is exempt from HERS is the installation of a wall furnace; and, for those installs the non HERS forms are required to be submitted. I hope this information provides some clarity, but please feel free to reach out again if you have further questions. Jose M

Hi, Can you tell me what is most likely to happen if a person were to do improvement in Citrus Heights without permits? What happens if that person wants to sell his or her house? Thank you.
@CBO.online
@CBO.online 4 ай бұрын
Hello. Thank you for reaching out with your excellent question. Undertaking improvements without the necessary permits in Citrus Heights, or any jurisdiction for that matter, can lead to several potential issues, both immediately and down the line, especially when it comes to selling the property. 1. Immediate Implications: Without the proper permits, any improvement or construction work - if discovered, the homeowner could be subject to fines, be required to obtain permits retroactively (often at a higher cost (double fees)); or, even be compelled to remove or redo the work at their own expense. 2. Selling the House: When selling a property, the seller is typically required to disclose any renovations or improvements made. Potential buyers or their home inspectors may ask to see permits for any work done to ensure it was completed under a building permit. If unpermitted work is discovered, it can deter buyers, lead to a reduction in the property's value, or require the seller to obtain the necessary permits and inspections retroactively. In some cases, this could involve undoing the work if it doesn't meet code requirements, which can be costly and time-consuming. 3. Insurance Considerations: Unpermitted work might also affect insurance claims. If damage occurs related to the unpermitted area, an insurance company may deny the claim, leaving the homeowner responsible for the costs. 4. Safety Concerns: Beyond the legal and financial ramifications, there's the issue of safety. Work done without permits may not adhere to safety standards, potentially putting the occupants and future owners at risk. It's always advisable to consult with the local planning/building departments before starting any home improvement projects to understand the permit process and ensure all work is done legally and safely. Doing so not only protects you but also preserves the value and insurability of your home. I hope this response helps you. If you need additional clarification regarding the code enforcement process as it relates to unpermitted work, please do not hesitate to reach out again. Best of luck.✌ Jose M

Hey bcbo I have a question that I never asked my professor throughout my course but how do I identify the smallest tick marks on an architect scale and can you please explain to me how I can indentify the smallest tick marks thank you.
@CBO.online
@CBO.online 4 ай бұрын
Yo! Excellent question. To identify the smallest tick marks on an architect's scale, best I can describe is - first know what scale you are using, like 1/4 inch per foot (i.e.,1/4"=1'0") or 1/8 inch per foot (i.e,1/8"=1'0") as an example. Each scale side is different, and the smallest tick marks usually represent the smallest unit of measure, often inches. So, on a ¼ inch per foot scale, the smallest marks between the longer foot marks typically stand for 1 inch each. To measure, align the scale's zero with your starting point, and then count the smallest ticks to get your precise measurement. Not sure if this answers the question, but don’t hesitate to let me know if you need further clarification. Thanks for asking!

Another greatly put together educational video. What trades can be installed before shear wall inspection or which may be installed before dried-in of the structure (roof and walls)? Good job Martinez 👍🏼
@CBO.online
@CBO.online 5 ай бұрын
Martinez! Thank you for the question and for the kind words about the content. You ask a great question, and briefly put - the codes do not explicitly address this sequence, as it relates to the “drying-in” of a structure. However, when it comes to which trades should be installed before the structure is dried-in, it is important to consider the susceptibility of the materials proposed to water damage; for example, materials sensitive to moisture such as non-metallic sheathed cable (Romex) and insulation, should be installed after the building is dried-in, this way their effectiveness and longevity is not compromised. Ultimately, it is often local building departments - through ordinances, that often (should) provide further guidance on the sequence of construction, per R109.1.5 “Other Inspections.” I hope this helps, Mr. Martinez. Great to hear from you. Jose L. Martinez

Hello, First, I want to express my sincerest empathy for the situation you are facing. Based on what you have described, it seems like multiple safety and procedural violations are occurring. It is crucial to address these issues through the proper channels to ensure the safety of everyone involved and to hold those responsible accountable. Here are a few steps and agencies you might consider contacting for assistance: • CAL/OSHA - www.dir.ca.gov/dosh/complaint.htm : For concerns about workplace safety, including the lack of proper barriers around dangerous areas, you can file a complaint with CAL/OSHA. They are responsible for ensuring that workplaces adhere to safety standards, and they can inspect the site to assess compliance. • State Water Resources Control Board- calepa.my.salesforce-sites.com/complaints/Complaint : For issues related to water runoff, erosion, and the potential impact on watershed health and your property, contacting the State Water Resources Control Board or your regional water quality control board could be a crucial step. They can address violations related to water management and grading that may affect your property and the wider community. • State Licensing Board www.cslb.ca.gov/consumers/filing_a_complaint/ : If the contractors involved are licensed, consider filing a complaint with the state's licensing board. In California, this would be the Contractors State License Board (CSLB). They have the authority to investigate and discipline licensees (and/or unlicensed individuals) not adhering to state laws. • Local Building Department: If you haven't done so already, formally submit a complaint in writing to your city's building department, outlining all your concerns and the responses (or lack thereof) you've received from the city manager. • State Department of Consumer Affairs www.dca.ca.gov/consumers/complaints/consumer.shtml : They can offer guidance on next steps when dealing with potential violations of consumer rights or safety standards. • Local Media: In cases where public safety is a concern and you are not receiving adequate responses from city officials, contacting local media outlets can bring public attention to the issue, which sometimes prompts quicker action from the authorities. And, • Legal Advice: It might be beneficial to seek legal advice from an attorney specializing in property law or municipal law. They can provide guidance on your rights and the best course of action, possibly including contacting state or federal agencies if local authorities are not responsive. Remember to document everything, including dates, times, conversations, and evidence of the issues you are observing. This documentation will be crucial in any formal complaints or legal actions you may pursue. I'm truly sorry you are experiencing this, and I hope these resources help you find a resolution. Jose L. Martinez

When do you need shear walls?
@CBO.online
@CBO.online 6 ай бұрын
Hello. Briefly put, shear walls are needed in earthquake zones, windy regions, in tall buildings or buildings with unusual shapes. The specific requirements for shear walls, like their placement and construction, also depend on the applicable building codes to your location. Please let me know if you have further questions about this topic.
