@@CoachJeff-REI More closing/sales vids. I'll never be an expert or master at closings but I'm always striving to be proficient in particular as I plan to build up an Acquisitions team. Just this vid made me take 3 pages of notes, I've role played with it since I saw it, took notes on it, and currently it's at the top of my list of closing REI deals training. I specialize on MH's and Land Investing. I've very good at closing dialog with Mobile Homes. Not so much land but I keep plugging away. My strategies are OF, Sub2, Creative, Cash, and listing them for sellers to my buyers lists. If you got a generic email address I'll send you my MH Dialog and maybe you'll see why it's so effective. P.S. No shit, your closing dialog(s) are the shit. They're logical & emotional and attack the brain & emotions simultaneously....

I miss my first retail job, we were taught to downsell people if they were about to buy something they didn't actually need. To assess their needs, match them with what will *actually* be helpful to their situation, and help them with any problems. I had one person looking at a 600$ rain coat designed for insane torrential downpours, like wrecking infrastructure levels, to take on a multi day hike. Once I determined that they weren't likely to get hit by anything like that I ended up selling him a 200$ rain jacket that was designed for hiking with ports that could be opened to get fresh air when it was too hot. Light weight, easy to stash. Other jobs would have had me leave him buying the 600$ jacket that would have made him miserable just because it made us more money.

People buy or sell either for pain or to fullfill an emotional need period. People that buy exotic cars, yatchs, jets, planes are well off but guess what it fulfills an emotional need its your job as a sales person to uncover that so its not always about pain

Yes, that can happen when you're redirecting the rest of the conversation on yourself. What we're trying to do here is show that we understand, but the focus is not on our past scenario, but the person's situation and that we can help.

I think the biggest lesson I've learned on some of our deals that have run into issues is that we have to be super conscientious about keeping lines of communications open and going thru 1 person.

It's a compilation of various scripts that I have seen and put together. The issue with most scripts is that they have questions about the motivation and the problems standard, but they don't allow you to pivot as the seller responds and they sound clunky. Anyway, these scripts are ones that I provide to my students. Just had to update it with a novation script too since we have contracted some of those recently.
