Not all of Texas has clay soil layers! Go to west of Austin and northwest of San Antonio and into the Hill Country and you have limestone layers underneath the soil! Also go to West Texas in the Trans Pecos mountains and you got, of course, whatever the geology of the individual mountain range is for it's foundation soil!

I unfortunately live in southern Dallas county in Cedar Hill. When I moved here 25 years ago it was so much different. Traffic has become a nightmare at times. Not nearly as crazy as Dallas, but still crazy. It's grown so much since moving here. I do like areas north of Dallas, especially Southlake. My son's friend stays there with his parents & it's really a nice community. Expensive though, so I probably won't be moving there anytime.

Looks ok, but 1.1mil + extras + taxes seems a lot when I can go 15 minutes in any direction and buy the same square footage for half. Frisco new homes seems to have priced out all but the 0.1%. Even a 1% will stretch for a 1.5 mill mortgage at 6-7% interest rate.

Raised in Dallas and moved to Rowlett in 2005. Traffic is terrible, but now retired so nolonger commuting daily. Rush hours roads are a parking lot.

Basically, anywhere in Collin County, right? Check out the new Frisco library and trail system. Lived in Frisco since 2004, has changed quite a bit, kind of lost the small town vibe. Safest city in the U.S.

Taxes are very very high everywhere in Dfw. It's almost as expensive as california. High home prices and taxes. Lots of Toll roads. Bad schools so have opt for private schools. Bad weather tornados, hail, high winds arctic blasts with icy roads thunder storms which can torch your home. You pay high electric bill in summers and high gas bill in winter. High water bills. High home and auto insurance, Less salaries compared east and west coast. Bad traffic. The list can go on.

It really sucks living here for this reason. We have jobs, stuff to do, but nature sucks and the houses suck. We pay the same amount for a house that has no basement which is basically another house under the house

@wizdomtrust1596 You can drive to a ball game or six flags "Mark" .Those amenities are not everyday living . Arlington is dirty ,ghetto , highways are overcrowded with bad drivers, and its outdated . The North is none of the above and safer and has plenty of new construction . You must be in your 20s and living paycheck to paycheck . No successful adult would choose Arlington to live ...maybe visit only .

North DFW is by far the nicest areas. I find myself on the opposite end of the argument many times. I grew up in Dallas county and my family is urgently looking to leave the area. There's a lot of good here, but things have just gone crazy. I don't recognize it anymore. If you want to avoid endless construction and a substantial commute, don't move to these areas. If you want to live in a neighborhood that is walkable and has many things to do nearby, look elsewhere. Everything here requires driving and the counties here are focused on expanding as fast as possible. DFW traffic will rival LA traffic if they keep expanding irresponsibly. And no, highway expansions won't work.

Small bit of advice for your video production: Leave out the lens flares. I'm trying to see the neighborhoods, and it is distracting. Also show the neighborhoods more than just 2 or 3 seconds in spots. Less camera on yourself, more showing the neighborhoods. You want me to stay and be encouraged to contact, not to go elsewhere to find this info. I hope these are taking as helpful constructive advice, that is how I intend it. Thank you for the video, I did enjoy it.

I moved out of Dallas decades ago when they started taxing my car. Plus the plumbing and other infrastructure has to be repaired constantly and that means tearing up the street.

I spent 34 years living in Flower Mound, which is 12 miles north of Dallas! Absolutely loved it, and it had a great Police Department, which made living there very safe! I've been gone from there for 2 years, and still miss it everyday!

Unless you have $480K-$1 million you can forget... McKinney, Frisco, Prosper, Celina, Flower mound, Plano, Allen, Highland Village, Copper Canyon. Keep in mind that prior to the pandemic in 2019, vast majority of the homes in most of these areas were between $140k-$300K. Also, neighborhoods in East Plano and parts of East Allen are falling apart with overpriced homes from the 1970s and 1980s. West Plano properties start at $600K. I am not a 1st time homebuyer, i have equity, but many properties are overpriced for what they offer.

You can purchase NewConstruction starting in the low $300's. Over priced? Yes some. Most. It's just the new price if you want to live here. Why? There has been a 100,000+ influx of people every year....demand has out paced supply here as it has across the nation. Many older homes have been renovated and many have not....from the 70's-80's. There are homes all over the nation that are that old and older and are well maintained. My home was built in early 90's and it has been completely renovated and just fine. I love Allen. My grandsons graduated from Allen school district and I live in a great senior living center. This is a beautiful well planned city, with many old trees lining the streets.

Jacks, that is usually if you are on a corner, backing to trails/greenbelt or perimeter in a Master Planned Community or in a 1 acre estate community. Just a preference. I'm with you though. Not my cup of tea. Phil Martin
