I spent 34 years living in Flower Mound, which is 12 miles north of Dallas! Absolutely loved it, and it had a great Police Department, which made living there very safe! I've been gone from there for 2 years, and still miss it everyday!

Born and raised in Dallas County. Sorry, but the sweet spot is NE Tarrant county; Southlake, Westlake, Colleyville, Keller, Grapevine. Plus maybe 15 minutes to DFW terminals.

Moved from Boston area to Park Cities area of Dallas, Town of Highland and City oh University Park. Love it. So much better than the northern Suburbs. Top notch public and private schools. Amazing municipal services. Everything is at our fingertips.

You are right about bad traffic. I think you down played it too much. 380 is a nightmare. I live in an eastern suburb you didn't mention, thankfully 😂. And I shudder when I have to drive to McKinney to do my tax business. Etc. and plano regularly have their streets torn up redoing them. If you live north of 380 in those suburbs, plan for a loooong commute if you work to the south. I suppose if you're retired these areas are good especially when it comes to shopping or medical facilities. But most of us are priced out of owning homes in these areas. It's expensive to live here. Course it was somewhat better before the big C hit.

I lived off of 380 for a couple years. About 2 weeks ago I talked to a friend still living off of 380, she said it is so crazy. My son lived there but moved 3 years ago. But goes back often and I knew it was bad, but my friend said it’s gotten so much worse. I remember people drove way too fast and almost every week there was a fatality accident. But I to loved Frisco, Prosper, I remember before it began to grow so much. My friend daughter lives in Allen, she said it’s really a wonderful city to live in. Different she said thank you like Frisco. I loved McKinney too a lot. Spent only a little time in Plano but I liked it. I also loved Celina, my friend told me it is still pretty small town. For now. We did the antique shop and resale shops and music I remember. I actually miss the fun I had in all these towns between hiking, Going to Lake Lewisville, to kareogi nights, places to go listen to music and enjoy a glass of wine 🍷, or Elvis music night! Visiting winery’s. So many great memories

The entirety of Collin county is crazy expensive when it comes to home prices. Like stupid crazy expensive. That's why everyone is now moving a little further west to Denton County, Wise County, and far Northwest Tarrant County. I just bought a 4,300 sq ft home for under $500k in Denton county. No traffic issues here either since the infrastructure was in place decades ago.

I moved out of Dallas decades ago when they started taxing my car. Plus the plumbing and other infrastructure has to be repaired constantly and that means tearing up the street.

I hate contradicting this video but Frisco is huge, really huge and difficult to traverse if you’re not in the right area especially with the school zones. It’s a really great deal for real estate agents but not so great for buyers especially with the US-380 and DNT traffic headache. Plano is old money town mostly for retirees who have enough to splurge and has some of the same problems as Frisco. Did I say it’s old? It’s same for Prosper, McKinney or anywhere in the middle of Collin County which this entire video is focused on. Most of the new community developments are just cutting corners and not a great place to start a family especially if you’re holed in 6 months of the year indoors with the fam. East of 75 is a really big area to miss when moving to Dallas. Lots of development on the 635E side is also affecting the traffic but once it becomes more accessible people will miss getting in while it’s still affordable.

A great article but you have one particularly misleading state regarding Buc-ees convenience stores. They are never called truck stops and Buc-ees works hard to keep it that way. As a former truck driver myself, we were not allowed to stop or park at Buc-ees and is never known as a truck stop but it is working hard to establish itself as a place to plug in and charge your car battery.

Cynthia-Baily Both are great communities. Mosaic has the higher potential for appreciation in my humble opinion, especially if you start in the lower price tiers of the $600's. Was out there a couple of weeks ago and they are cranking. Parks at Wilson Creek to but won't have the "Amenities" of Mosaic. I'm glad they made stronger disclosure rules. Actually they have always been required to be disclosed....many - the majority of my colleagues just didn't do it justice. The difference now is, it is big, bold and in your face on everything you sign. Fees are and always have been negotiable. Period. Like any service just ask for lower fees. Get what you pay for. Interesting take on the area. We moved from Flower Mound after 25 years to Uptown. We are retired so schools and other things have fallen in priority. However, we have had an incredible rise in quality of life. Traffic in the suburbs is terrible. Main intersections are many cycles to get through. It took about 20-30 min to get anywhere. Uptown is sort of the eye of the storm with regard to traffic. We are surrounded by it but hardly affected. We are 5-10 min from everything. Medical, AA Center, Arts, Klyde Warren, restaurants. Plus, the McKinney trolley is amazing. We are not blighted by endless strip centers and franchises. Taxes are a little higher but expenses are a little less. In a Condo utilities are way less. No direct lawn car or pool upkeep. Property insurance is 1/4 what it was in Flower Mound. Maybe you could feature this Dallas living option in an upcoming show? For short trips we can Uber. Rarely have to drive long distances. Also, there has been a lot of new multifamily and we have a great mix of young and retired. We share everything in shifts. We take early and they take late.😊

It is interesting when your life circumstances change lifestyle and quality of life desires change. Like when the school system and work drop out of the equation for where you might live, many more and different opportunities open up to you like condominiums in a in a urban area and the Dallas ISD public schools don't affect you. I used to own a condominium in the Aventura in Addison circle before I got married and I loved it (but I didn't like the $500+ a month HOA. My wife on the other hand could not even think of living in a condo lifestyle. So I used my better judgement 😊 and we moved to the suburbs of West Allen and I’ve been here ever since. NBA Productions....Prairie View and Miramonte are two communities that are in Frisco, TX between Hillcrest and Coit (North-South) and just North of Panther Creek/Westridge. (Panther Creek turns into Westridge at Hillcrest. Both are great locations from an anticipated appreciation perspective. I have a number of clients who built new Highland Homes in Prairie View and love it. The homes are beautiful. But homes are everywhere. It's a combination of the home and its location that combine to create the "lifestyle" opportunity you desire. There is so much more to learn about your situation. North DFW is by far the nicest areas. I find myself on the opposite end of the argument many times. I grew up in Dallas county and my family is urgently looking to leave the area. There's a lot of good here, but things have just gone crazy. I don't recognize it anymore. If you want to avoid endless construction and a substantial commute, don't move to these areas. If you want to live in a neighborhood that is walkable and has many things to do nearby, look elsewhere. Everything here requires driving and the counties here are focused on expanding as fast as possible. DFW traffic will rival LA traffic if they keep expanding irresponsibly. And no, highway expansions won't work.

Taxes are very very high everywhere in Dfw. It's almost as expensive as california. High home prices and taxes. Lots of Toll roads. Bad schools so have opt for private schools. Bad weather tornados, hail, high winds arctic blasts with icy roads thunder storms which can torch your home. You pay high electric bill in summers and high gas bill in winter. High water bills. High home and auto insurance, Less salaries compared east and west coast. Bad traffic. The list can go on.

Small bit of advice for your video production: Leave out the lens flares. I'm trying to see the neighborhoods, and it is distracting. Also show the neighborhoods more than just 2 or 3 seconds in spots. Less camera on yourself, more showing the neighborhoods. You want me to stay and be encouraged to contact, not to go elsewhere to find this info. I hope these are taking as helpful constructive advice, that is how I intend it. I too 5-6 years ago was going to buy Plano but grid lock traffic was so bad then and the cost of housing was a turn off. I bought in Dallas city limits and I looked north south east west. Found South to be best Why South Dallas 1 Noise If you loook at a noise map of all of Dallas county and the suburbs South Dallas is 70% less noise than anywhere in DFW area. 2. Traffic No traffic outside of grid lock times 7-9 & 4-6 South Dallas has zero traffic. I mean you can drive to anywhere with out fear of road rage. 3. Home $ Cost My 5 br 3 bh single story 1/4 acre cost me $190,000 Now this same home 2024 today will cost you $400,000 but next week that may go down in value like the Dow has today dropped 1,000 points. 4. Water Parks A short bike ride away is a nation park Joe Pool Lake national part & Dallas City park with a lake & Dallas city library with a lake behind it Dallas City Limits is location location location always the best location is inside Dallas City Limits.

Unless you have $480K-$1 million you can forget... McKinney, Frisco, Prosper, Celina, Flower mound, Plano, Allen, Highland Village, Copper Canyon. Keep in mind that prior to the pandemic in 2019, vast majority of the homes in most of these areas were between $140k-$300K. Also, neighborhoods in East Plano and parts of East Allen are falling apart with overpriced homes from the 1970s and 1980s. West Plano properties start at $600K. I am not a 1st time homebuyer, i have equity, but many properties are overpriced for what they offer.

You can purchase NewConstruction starting in the low $300's. Over priced? Yes some. Most. It's just the new price if you want to live here. Why? There has been a 100,000+ influx of people every year....demand has out paced supply here as it has across the nation. Many older homes have been renovated and many have not....from the 70's-80's. There are homes all over the nation that are that old and older and are well maintained. My home was built in early 90's and it has been completely renovated and just fine. 35E and 35W are better. I would not live off 75 or 121. I grew up in Lewisville-Denton 60's-70's. Denton - Fort Worth side much better. Prosper and Salina are the best choices of the 7 you mentioned.

Thanks Debra. 35 E is probably the best. 35W North of 820 was truly bad when they were building the new sections. Time of day is everything. I actually plan my day around peak travel times and if I have to go through the peak, I make sure my audio book is dialed up. Thanks. Phil Martin.

I have to disagree with you. Do you even live in Dallas or in Texas?.. more more people are coming here. The people that have been living here for years decades are the ones that are moving out of Dallas to nearby suburbs or cities like Melissa Texas Aubrie, Texas McKinney Allen , Frisco. I remember way back in the days when those places I just mentionedhardly had any people there now it’s a big city, but I don’t think people are leaving in Dallas it’s too congested right now. There’s way too many people here.

Quality of life for schools, public education, safety, crime, etc.....put them all together and the average ratings are much lower for Dallas. Period. Especially public school. And the growth in Collin has been so fast...I've been here for most of it...is stupendous compared to just about anywhere. So much fun here too. I appreciate everyones' perspectives.

lived in dallas for a year.Beautiful up there but all those suburbs are way way to expensive to buy a home. Moved down to Houston suburbs not as nice but i can buy a house for 300k

UnEye....Might be less expensive to buy the house, but Home Owners Insurance can tip the scales the other way for wind/water/hurricane. And the humidity is oppressive...LOL. But have friends that love it, and a client that just moved there this week. THanks for the post. Phil Martin

Victor. I spent days driving around with new clients moving here from the Houston area. They continually commented that the traffic wasn't that bad. Granted if you hate your work and it is 1 hour drive each way that would be miserable. I know people that love their jobs and that kind of drive is a breeze. On the other hand, I also know folks that live in my neighborhood that think the 3 minute drive to the grocery store is terrible. It all comes down to what you are used to and does you drive time OUTWEIGH the value of having a home where it is and the value that you and your family gets from being there. Tradeoffs! The North is none of the above and safer and has plenty of new construction . You must be in your 20s and living paycheck to paycheck . No successful adult would choose Arlington to live ...maybe visit only .

But people who are not from around here do not know about Collin county and certainly are not going to search by "Collin" County. Even people who live here do not search by "Collin" County. I'm and trying to do people a favor who don't know the "Dallas" area to find "Collin" County. That is why the name of my channel is Live NORTH of Dallas Texas. What is North of Dallas Texas Vahid....yes it is Collin County. In the intro to virtually every video I say ...." my team and I do everything residential real estate in the neighborhoods and cities NORTH of Dallas Texas cities like, Plano, Frisco, Allen, Prosper, Celina, McKinney"....etc, etc. etc. Just watch a few and you'll hear it. If I had a channel for every city that would be unmanageable. If I had a channel about Collin County, very few people would find it. Of course these cities exist in the same county as the City of Dallas which goes into 5 counties…. Dallas, Collin, Denton, Rockwell and Kaufman Counties.

It is more expensive in Collin than say....Hunt or Johnson. But those are completely different offerings, lifestyles etc. Not right, not wrong just different. Live where you like!
