I've had insurances that I never use even after tenant damage because if I make any single claim, they all go up by 25% and that costs me thousands. It's only worth using for major damage (like a fire) but not for anything else. I always felt there had to be a better way to structure my policies and your tip on maximising the gaps finally made that click. Thank you!

Hey Luke, would you mind sharing what insurance company do you use for your investments properties? I checked mine and difference between my current $1000 excess and $5000 is only $200. Not worth it in my opinion.
