ANNEXATION and ZONING is the LAST THING THAT I WOULD DO! I realize your goals are different than mine, but one of our biggest problems is the loss of rural ground. You don't mention that by being annexed into a "city" that your TAXES are so much higher! You don't mention that you can fall into "laws and rules" that you will have to abide by, and could possibly lose some of what you can do on your own property. You say "land is worth what you can build on it". I DISAGREE!!! Just look at how much "recreational" land is going for. Again, your priorities are different than mine, and a lot of others, but I do think you should address "both sides" of land ownership.

You make some good points. I wholesaled +400 deals (mostly land) and it is a grind but there are ways to bring real value. For example when an heir doesn’t have funds to pay for probate and back taxes I pay for those things, close on the deal an resell it on the market for 2-4 times what I bought it for. Not really a traditional wholesale deal anymore though.I also make a lot more than $15k per deal, +$50k is no exception and I spend close to nothing on marketing. Your model is very interesting though
