The big issue in UK is that the housing industry genre is broken, due to lies across the whole industry & lack of media calling this out. From the ONS, to keep optimism high is the only conclusion, they lie about their data, by comparing revised data with non revised data. The crazy thing, their own in-depth data analysis shows their headlines are lies. It is like comparing apple with oranges. But the I Paper does not call this out, as most of the other main stream media does not either; wonder why? Then add Halifax, RightMove and other organisations that throw out pure lies to inflate the market, along with a total corrupt Estate Agency industry in UK, that believes in ethical over-valuation, evidently shows the industry is broken and full of lies built upon lies. Add new Government regulations which will and are destroying landlords with a 70%+ increase in repossessions of landlord properties, means the amount of properties for rental is not increasing or staying stable, but decreasing. Add no social housing being built by local & National Government (of ALL political colours for many years), then add the toxic word immigration into the mix, which is causing UK population increase not matched by housing stock increases, again evidences that the UK is broken with its overall housing industry, be it social, private rental or private purchases. The UK economy outlook for 2025 is looking extremely bleak and the fact the UK has a socialist Government, where history shows, no socialist Government has ever come to power and then left power after making a better bigger Country and economy, the UK truly is in trouble. I had the good fortune to speak to his sons at the auction of their parents' effects a few years ago. Those landlords that are not actively evicting Tenants now and selling up, state they are selling up as/when their tenants move out, and not reletting again. I.e. I think most people understand the capital / asset price war and how that relates to ingrained classism in the UK. The issue is the housing markets pricing unlinking from real wage growth, property and asset prices becoming an economic export in it's own right. We're beholden to global investments firms inflating our housing prices the same way they inflate the price of most commodities with speculative trading. The UK government has been complicit in the manipulation of the UK housing market for long enough that the banks and market strength are too intertwined for any shake-up big enough to disturb it from being enacted in parliament. They'll make some small and headline-grabbing concessions, but the goalpost of getting on the property ladder will continue to creep ever further away from the average person, it's baked into the wider global economic plan we're all part of now.

I'm a landlord selling up. The reasons are higher interest rates combined with now being unable to fully offset it against rental income. This was brought in by Tories. I always rent out to well off tenants and never evicted anyone in more than a decade of letting out the flat. The renters rights bill doesn't really impact that style of letting.

I'm a landlord and I can tell you the reason why I and many other landlords accept rent up front is for tenants with issues such as no guarantor, low credit score, temporary work contracts, overseas workers, students, victims of domestic abuse etc. Because of the supply and demand imbalance all this subset of people will now be excluded from the rental market! Landlords have been selling up, there isn't currently a database so it's easy for those that don't want to believe it to point to the lack of stats on this. But Rightmove have for years been reporting a higher proportion of properties that were previously rented out being for sale, and all the landlord bodies such as NRLA have been reporting landlords leaving the market. Also in the last few years demand for properties has been off the charts with the people chasing each property doubling and rents soaring. There have been years of increased taxes, legislation and it's a fact that landlords have been making less profit so of course it's going to be less attractive
