Thank you. I have been to Cancun and all over the Mayan Riviera 6+ times now. This time friends were saying lets stay at Puerto Morelos for the first few nights first. Will probably go back to Playa after. But this place looks like a nice stay for a few nights. Thank you for the video.

It’s a very lovely hotel but very poor service. Slow. Disorganised. More like 4star for that reason. Not sure if it changed over time but as someone who’s stayed at many 5star hotels around the world this was the worst one I’ve stayed at. The town is beautiful but the hotel staff are badly managed and very slow service.

@@rugdesigner6941 Wow, thank you for sharing. I’ve experienced good service at the hotel restaurant Ro Marley’s. The food was great, service was courteous and fast. I also stayed at this hotel last December. The front desk staff were nice and courteous also. The one thing I would warn people against is accepting their time share presentation in return for a facial, etc. That 150 USD facial is Not free if you don’t buy. Also, they will take So much of your time. It ended up spoiling what was supposed to be a relaxing mini-vacation with my son. I was looking forward to staying there after having been at the restaurant 2x and seeing the beautiful grounds of the hotel. I do agree that it’s not 5-star level service though and even less so with the sneaky time-share presentation they spring on unsuspecting guests 🥲 Thanks again for sharing about your experience.

These prices are the same as if you were in Miami or south Florida in general so if cost savings are what you are looking for this is not the move anymore.

I don’t think so sincerely. I was just helping a rental client from Miami the other day who was looking for a rental in Playa. He rented his 1-bdrm in Miami for 3500 USD/month and was now looking at 1-Bdrms here in Playa (low season pricing) in the 1200 USD/month range. Seemed like a smart strategy to me :)

I just got my 4 year residency through this program in Querétaro and it's important to note that I was able to get a 7 day FMM/tourist visa on arrival at the airport (I know this doesn't always work however they asked how long I was staying, I said 7 days and thankfully that's what they gave me!), and once it expired it worked perfectly, I didn't need a 180 day FMM whatsoever, at least in Querétaro.

Thanks for that info! Yes, my video is a bit outdated now. As per the most recent information I’ve heard, they Will now grant you temporary residency under this program even with a shorter tourist visa (the 180-day limit is no longer required.) Congrats on getting your residency! 👏👏👏

Do you think it's possible to find a nice 1 bedroom apartment (not studio) in Playa for under 16,000 per month? Ideally below the highway. Anywhere near-ish the sports ground (10-15m walk/bike)

Yes, especially if you’re looking at this time of the year (low season/ summer months.) I actually have one coming up in Colonia Hollywood. For this price-point, don’t expect a luxury rental but you can find a nice comfortable unit in a boutique building. Hey there! So my apologies for the delay in responding. In two days, I’m actually flying out of the Tulum Airport myself. I found out (good news!) that there is ADO bus service in & out of the new Tulum Airport. From Playa Del Carmen, it’s 299 pesos for adults and half price for kids under 12. Currently there are only 4 buses/day that I could see on this route. Alternatively, the taxi from Tulum Centro to the new Tulum Airport I’m being told is 1000 pesos each way, so yes, pricey.

Can you explain owning fractions of a property, and how you'd be able to rent that out and split the income? Also what happens if you want to sell, but the other owners don't want that?

Hi there and thanks for your question. This is a newer type of real estate investing and it is a strategy I cover at lengh in this video: kzbin.info/www/bejne/kIO8e5ymgq1re80si=Fvo_2Krhdk-pFsPp Essentially, the company selling the fractions manages the property including the rental (which could be vacational or long-term rentals, depending on the property and its location), and they pay monthly or quarterly net income distributions to the owners, the amount of which is based on their share of ownership in the property. When it comes to an owner wanting to sell their share, there are usually buy-back provisions in the contract where the developer or the company in charge or selling the fractions buys back that owner's share/fraction at a pre-determined price and taking into account market appreciation. Hope this answers your questions. Again, in the video I linked, the representative from one of these companies, describes in detail how this type of investment works.

normally real estate wouldn't be that great of an option for this because of high property tax and no guarantee the market would continue to rise. However, that being said, Mexico is probably the best place you could back up your wealth in the form of property because property tax is so incredibly low there. Plus, if you're investing in a hot spot like Playa del Carmen or Puerto Vallarta that market is almost guaranteed to rise for at least a few more years, no promises of course, but I'd put money down on that bet over almost anywhere in the US. Thank you for your supportive comment. The real estate market in the Riviera Maya is still very well-priced compared to many American and especially Canadian markets. And you are spot-on about the low property taxes in Mexico compared to other destinations. Maintenance fees for condos are reasonable too. Even for nice buildings with amenities, you're usually looking at 2.5-3 USD/M2 of unit space. Add to that the overall growth in the Mexican economy and you can see why I'd recommend Mexico real estate as a hedge against the devaluation of 'paper money.'

Hi Kim, as far as I know, this program still requires that you would have one passport entry after 2015 in your passport. The Good news is that Mexican Immigration has continued to extend this program and as of now, they will accept people whose passport stamp was from as recently as 2022 or even 2023. If you've not taken any recent trips to Mexico, then you could come for a visit this year and Hope that they continue extending this great program into Next year, in which case you could apply next year using your 2024 passport entry stamp. The maintenance for this building, at least for the first year, will be as follows: 1500 pesos/month for the studio units, 1650 pesos/month for the 1-bdrm units and 2200 pesos/month for the 2-bdrm units.
