normally real estate wouldn't be that great of an option for this because of high property tax and no guarantee the market would continue to rise. However, that being said, Mexico is probably the best place you could back up your wealth in the form of property because property tax is so incredibly low there. Plus, if you're investing in a hot spot like Playa del Carmen or Puerto Vallarta that market is almost guaranteed to rise for at least a few more years, no promises of course, but I'd put money down on that bet over almost anywhere in the US. Thank you for your supportive comment. The real estate market in the Riviera Maya is still very well-priced compared to many American and especially Canadian markets. And you are spot-on about the low property taxes in Mexico compared to other destinations. Maintenance fees for condos are reasonable too. Even for nice buildings with amenities, you're usually looking at 2.5-3 USD/M2 of unit space. Add to that the overall growth in the Mexican economy and you can see why I'd recommend Mexico real estate as a hedge against the devaluation of 'paper money.'

Can you explain owning fractions of a property, and how you'd be able to rent that out and split the income? Also what happens if you want to sell, but the other owners don't want that?

Hi there and thanks for your question. This is a newer type of real estate investing and it is a strategy I cover at lengh in this video: kzbin.info/www/bejne/kIO8e5ymgq1re80si=Fvo_2Krhdk-pFsPp Essentially, the company selling the fractions manages the property including the rental (which could be vacational or long-term rentals, depending on the property and its location), and they pay monthly or quarterly net income distributions to the owners, the amount of which is based on their share of ownership in the property. When it comes to an owner wanting to sell their share, there are usually buy-back provisions in the contract where the developer or the company in charge or selling the fractions buys back that owner's share/fraction at a pre-determined price and taking into account market appreciation. Hope this answers your questions. Again, in the video I linked, the representative from one of these companies, describes in detail how this type of investment works.

Buy-back option, I’d have to double-check with this particular company but with another company that offers fractional ownership there is a contractually specified year-over-year passive appreciation % taken into account.

@@FreedomPlaya Hi, i'm not reffering to any specific properties. I'm just alluding to the aspect of Americans and canadians being able to pay off toward the properties in a cash crunch ( unless they paid for the properties outright)

@@locks4 Thanks for clarifying. Depending on how precipitous the decline of the dollars is and how soon those closing dates are, that is indeed a risk factor. Thankfully we do have some loan options available for Canadians, Americans and other world citizens that could come in handy at closing time.
