In terms of real estate it is problematic at many levels in the over-pricing of home prices. Smart potential buyers will do an analysis of comparative properties in the area as a base. You are correct, in that regard about overpricing. The same thing happened in Florida real estate market: from initial low prices to as the influx of incoming new residents came, a significant increasing up in prices to now it's overpriced market. This will be that same scenario in Las Vegas. If you can buy now, do so before it gets crazier for home prices.

I think it's going to go up in the short AND long term...until they stop allowing Blackrock and the like from buying up houses. As a side note, I see a lot of commenters here (and you mention it in your video as well) that lot sizes are small with mostly gravel. And, that may be a turnoff to many, but to the typical retiree, no yard to maintain is a big plus! I was lucky to find a half acre lot here with grass, trees, and a pool. It's quite an effort to maintain the property especially as I'm now over 60. I do agree that a larger piece of land with grass and trees and a pool is WAY more desirable, I can also understand why many see it as a problem.

It was my sister-in-law who introduced me to your channel in 2023; she was firmly convinced that prices and interest rates would decline. I acquired my home in 2022, a time when it was exceedingly challenging for buyers. I held the belief that while interest rates might be refinanced, property values would appreciate over time. I advised her to proceed with the purchase if she intended to reside in the house for more than seven years, yet she chose to wait until mid-2024. Fortunately, she has since accumulated $40,000 in equity since acquiring her home. While I am no expert in real estate, merely a fireworks enthusiast, I hold deep respect for your knowledge, integrity, and transparency. In the long term Las Vegas has 4 major risks going against it. 1. Water shortage, which explains itself and might be overblown but still is something to consider. 2. Rising temperatures, last year we set all time records and if we have another summer like last year I know I might consider moving. 3. Declining popularity of the strip and or an economic slowdown. Can the city continue to innovate and keep drawing the crowds here as gambling continues to grow in other states? 4. Mass deportation. If there is enough downward pressure on housing demand and all those investors become sellers, watch out, it will be worse than 2008.

Everything you mentioned has been a concern in Las Vegas for quite some time and yet none of these corrections or crashes that happened previously has hurt the long-term trajectory of home prices. I don't see any changes in that happening as Las Vegas continues to grow massively, especially with so many California transplants moving here.

Las Vegas is a renowned global metropolitan and yet its house prices are only 1/5th of cities like Seoul, Tokyo, Hong Kong and Singapore. $500,000 you can only buy a bathroom in Singapore(which also has a gigantic casino owned by Las Vegas Sands). So Jerry you are right in the long term LV market is going up.

Vegas is importing all the worst of California. You’ve got Crips and bloods from Los Angeles in North Las Vegas now. Crime is out of control. Pretty much zero enforcement when it comes to driving …I’m moving to Utah as soon as my daughter’s done with high school, the only reason we’re staying is cause she’s in one of the best high schools in the country. It’s number one in Nevada.

I understand that there are a handful of injured peace officers and some remote workers...but is it reasonable to expect that the real estate market in Vegas is going to see thousands of people in this situation? How many have good paying jobs that are not remote work? Are they willing to give that up to come here and start over? I'm not being sarcastic. Jerry, you see a lot of these displaced people, is that the case? Are they all remote workers and people like our injured peace officer who don't need to find work in Vegas?

There are thousands of families that have been displaced by the SoCal wildfires but many of them either work remote or have enough wealth to purchase a home fairly easily here in a place like Las Vegas, if they decide to come here. A lot of Californians are deciding to come to more affordable places like Las Vegas. It's hard to know how many people work remote versus how many people have the economic means just to purchase homes outright here.

Las Vegas is more expensive than California now especially with like three different types of monthly fees on top of the HOa. I bought in California 445k 3 years ago no HOA 2.85% I would never go there now the traffic and stress is everywhere the days of elderly going to retire there are long gone. It will get worse year after year and everyone living in Cracker Jack houses where you can see each other while taking a dump!

if investors in Blackrock were to see a housing downturn coming and suddenly pull their money, Blackrock would not be able to handle the fund redemptions. They would need to sell the homes under duress. Trump/Congress could bail them out which would be a disaster. Or, he could create new demand by loosening mortgage standards for FHA loans and allowing first time home buyers to cash out their IRA's with no tax at all as long as it is used for the purchase of a home. You would then see people leave their jobs just so they could convert their 401k/457b to an IRA and then cash it out for a home. The cross currents will be the reduction in Federal workers which will propagate all the way down to states, and cities. Even big companies would begin downsizing.

I'm curious where high income earners in California are going to work in Las Vegas to produce the income they need to sustain the high mortgage payments. Are they all earning $500k per year and able to work remotely? Or is the plan to find a job in the casino that can replace their California income? The jobs here are paying much less as time goes on and the entertainment industry gets greedier. It used to be a town where you could earn a lot and live cheap. Now it has reversed. The question I'd like answered is where are these people going to work?!

The pandemic completely shifted how people work in today's economy. Even though many companies are trying to change remote work, it is here to stay for many people. A lot of them simply can work wherever they want and not have to stay within their original city limits. Also, a large portion of homebuyers here in Las Vegas are from out-of-state wealthy homeowners. That is what's driving the market to such levels here.

Hi Jerry!Actually you have changed your position. All of your previous videos have pushed to hold off on buying and to wait until the housing market correction comes in late 2025 or at least make offers much lower than the sellers asking price. You showed proof of how over inflated the housing market is (Zillow)and that we are sitting on the housing bubble… So my take on this video is that buyers should not wait for a housing correction and to move forward with purchasing? I’m from Louisiana and at one point during and shortly after the COVID pandemic sellers were getting multiple offers over their asking price for their homes. The bubble here has definitely popped although prices aren’t back and probably never will be back to normal but sellers are reducing their prices….

What I feel should happen and what actually will happen are two totally different things. After the last few years of unprecedented home, price appreciation, we are definitely overdue to have a correction. However, there's still too much demand with too little inventory, and even if we do have a correction, it will likely be minor and temporary, especially with inflation and tariffs now in play. I think prices will only go higher long-term since that's the way everything goes over time.

I think prices are going to crash. Way worse than 2008. We are going to get some sort of a Lehman Brothers type of a event and then it will all come down. This current market is unsustainable. Look at the job loss taking place all over. California included. Look at the businesses closing. Those with some cash saved, little to no debt and good credit will get the deals.

Finally this channel Uturns into the right direction of Vegas RE where has no indication of slowing down or even a correction in sight. So called rough water, that was brought up so many times in this channel, has nowhere to spot. Research and analysis in the Real Estate should be just like other markets by utilizing tools such as big data likely fundamental. Not "you say, he says or she says"... Also RE is hyperlocal. Indicators such as inventory, DOM, median price, ... etc are more important and more realistic than the market cycle, Zestimate and the listing prices. For those renters who have waited to buy your first home since 2 years ago, you missed so many buying opportunities. Your affordability of buying a home is gone because Vegas RE is stronger than most US metropolitan areas. Vegas has a rapid population growth, especially new residents come from out of state like California. The trend will not stop based on the wealth level. People find better bang for the buck on houses and living expenses here in Nevada. This channel has been focusing on minor factors other than supply vs demand for nearly two years. Think about how much of rents tossed in the water without a ripple. Longer you wait, more you lose.

After the last few years of unprecedented appreciation, we are definitely overdue for a correction but based on market dynamics, supply/demand, California migration to Las Vegas, etc., a pullback will likely be minor and temporary when it happens. The bottom line is that over time, everything goes up in price. The unfortunate reality though is that many people are forced to rent because costs have been so high for several years now. It's a very difficult market for millions of people

The wife and I have been bullish on Vegas for the last 10-years, and I don’t see it slowing down anytime soon. This is an amazing real estate market and its proximity to California, where an overwhelming percentage of the 45 million residents can barely afford housing, it will keep getting better and better for those of us who buy and hold rental homes.

Average income earning people or lower are the ones who are renting and certainly not driving up home prices because they simply can't afford to buy at this time and possibly ever. Most of the prices here are being driven up by a supply/demand issue and a lot of California migration to Las Vegas. I don't see that changing anytime soon and believe Las Vegas will ultimately become a 2.0 version of Los Angeles over the long-haul.

This is a fact - we see fancy cars with CA license plates driving by checking out the houses in our community every weekend. We moved from CA. We bought a brand new home from Blue Heron 2 years ago and finally moved here after we sold the house in LA before the fires started. OMG! That house is fine after all, but for what the buyers paid me, I could buy 2 new houses from BH with the same sq. ft and lot size (0.5 acre) and still got cash on hand for furniture! The house in Vegas is brand new and ultra modern. We don't miss the old house in LA. So, I agree with Jerry that the housing market in Vegas is not likely to crash because it's still very affordable to Californians. 2 of my neighbors are from the bay area and another one moved from Arizona. Our community is full of people from out of state. LOL! Here are my 2 cents for people thinking about moving to Vegas - 1. Be very careful when selecting the builder. Do not buy a new house before you see BH properties. I dealt with TB 3 years ago. I decided to walk away after the house was built. It was similar to that $2.3M TB house in this video. The house was nothing like the beautiful model home and way overpriced. "Be careful with the builder " was a very painful lesson! 2. Vegas is not for everyone. We visited Florida and Texas before deciding to settle down in Nevada. We also lived in one of our rental properties in Spring Valley after the tenants moved out and I remodeled the house. We lived in Vegas for 9 months, from summer to spring, and still liked Vegas. That was how we made the final decision to move out of CA and never go back. Moving is costly, so do your homework and make no mistake.😍

Unfortunately, so many Californians don't seem to care when they migrate over here because it's much more affordable, which ultimately is driving prices up and keeping them up. As a person who makes a living selling homes in Vegas, it looks like you are between a rock and a hard place. People are less likely to buy a home there if they believe the prices will go down if they buy now. On the other hand, your statement that in the long run, everything will go back up, which is probably true, as a buyer I would be hard pressed to buy now. IMO

It is definitely a very tricky situation and market. My gut instinct tell me that we will only see higher prices over the long haul in Las Vegas. Even though we may have a minor pull back. They're just simply is too much demand while inventory is still trying to catch up. We'll see how it plays out.

First time homebuyers are likely buying bare bones, below average homes in order for them to just have any kind of homeownership. It's the people who are wealthy, homeowners, high income owners, and investors that have the money to easily be able to afford most of these homes. They are the ones driving up the market, not the average earning people.

Living in the Salt Lake metro, the housing costs have soared. Utah is the 5th fastest growing state in the nation. The median home price is 500,000….it’s doubled since 2016. I want to downsize, but to pay twice the price for half the space is ridiculous. I agree that there will be a correction late 25. SLC will probably have the Olympics again in 2032, then prices will go up again.

Most major markets have experienced the same exact effect with home prices. However, even if we do get a correction, I think it will be minor and temporary because of overall inventory still being low and demand still being strong. It would have to take a major economic earthquake for us to have a serious real estate correction or crash and I just don't see that happening anytime soon.

Remember when Jerry said houses would go down in 2023 thur the end of 2024 because intrest rates so for people to wait for a deal....now we in 2025 Vegas real estate has only gone up these past years now he's saying long term prices will go up...what a clown 🤡 telling people to wait just for prices to rise hahaha keep watching these vids and do the opposite Jerrys the Real Estate Jim Cramer..Now with the fires in SoCal Vegas prices will only climb but Jerry uses feelings not logic when making his video with the Wow/OMG thumbnails haha....Just another delusional vegas realtor with a great makeup artist.
