Las Vegas Homes For Sale - So Bad! The current economic landscape has left a total lack of affordability across the board, especially in the real estate market. In popular cities like Las Vegas, while the total amount of Las Vegas homes for sale have steadily increased, home prices have also skyrocketed. The median price of the approximately 5,000 Las Vegas homes for sale just hit an all time record high of $485,000. This recently topped the previous record set in May of 2022 at $482,000. Regardless if it's any of the new Las Vegas homes for sale or a resale home, the Las Vegas real estate market has remained hot due to strong demand. As a result of this, many sellers, investors and builders have taken advantage of this by overpricing many properties, making Las Vegas homes for sale unattainable for the average buyer. Popular real estate websites like Zillow show just how inflated these prices have become, with numerous Las Vegas homes for sale listed far above actual value. The situation is so bad that even overpriced homes are now seeing significant price reductions. Despite these reductions, the Las Vegas real estate market and the cost of Las Vegas homes for sale remains a major barrier for many potential buyers. With the economy stretched thin and wages stagnant, the dreaming of owning a home, particularly in a city like Las Vegas, feels increasingly out of reach. Yet, every day, more Las Vegas homes for sale are steadily flooding the market, showcasing just how distorted the housing market has become in this once affordable city. With unemployment levels spiking and interest rates potentially being cut soon, the chances for home prices to drop becomes more likely in the coming months. If you are thinking of buying a home, especially any of the current Las Vegas homes for sale, making a lower than list price offer or just waiting things out until a price correction occurs are options to consider at this time.

The original list prices are over inflated is the problem and they are not worth the top dollar price that is being offered.

Interest rates are far from coming down at this point. If the unemployment rate continues to go or stay up, we will not see a highly competitive buying environment. Time will tell.

My income has risen about 40% in the past 20 years - my home's value according to the assessor's office, has risen in value by nearly 400%.

I plan to retire at the end of 2025 at 62 after 36 years in Telecom as a sales engineer. My wife will retire in May 2026 and she's loving life! But walking away from a good income stream and building the nest egg to living from the nest egg is a scary proposition couple with the alarming recession and CPI report

I feel your pain mate, as a fellow retiree, I'd suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

My advice: for newbies to grow financially this year, invest. Saving is good, but investing elevates your finances. Why newbie make huge losses on trade is because investing without proper guidance can lead to mistakes and losses. that will stop you from trading, this has been one of the biggest problem to new traders, I've learned this from my own experience

How about the spread of "Junk" fees? My dentist charged me a fee of 3.5% to pay the bill using a CCRD. And this is not some kind of "discount" dentist. They have increased their fees for both basic and enhanced services. Next time I'm brining bags of penny's to pay my bill .......

We bought a 1100 sqft condo in Orange County CA in 1998 for $138k. We sold it and moved to TX at height of housing bubble in 2005 for $430k (only 7 years later). During GFC, value fell to $275k or so, but now same condo is worth about $670k. I am retired now, but my salary did not even double over 25 years.

I had a full time job. Was laid off with a bunch of people who were there for more than 10 years. They called me back to work seasonally. Only making almost 2$ less. Couldn't find a job so i had to take it. Then when i came back i figured out what was going on. They are ghost hiring. Making others take on the roles of those laid off. And what is worse is this company went from mass manufacturing to outsourcing their product to be made simewhere else while lying about them doing it. And now order from china 60 containers so far this year. Its the most deceitful thing I've witnessed with a company . This government has ruined us.

I bought my house in 1993 for $159,000 in Temecula California We paid it off 7 years ago. It is worth $800,000. No way my wife and I could afford an $800,000 dollar house. Our property taxes are $3,600 per year. Imagine what they would be on that 800?

I live in Vegas. Homes here are being inflated by people fleeing California with stupid money from the sale of elevated Cali prices. They are cash rich and are driving Vegas home prices to insane levels.

There are more houses in $300-390K now here in LV now versus before where it’s mostly $500K and up but still it’s takes time to sell them. Definitely, it’s slowing down. Thanks for the update always.

@@beth4698 it is slowing down but at the same time more and more people are moving from criminal Fornia to here because it's 1/4 of cost and on top of that the infrastructure in Vegas compared to six years ago is just mind-boggling with so much positive stuff and it's gonna keep happening and people are gonna keep leavingso prices are gonna continue up and logs and we don't have a recession

I've legit talked to more than a dozen people in the last year that think that the B&B market is going to last forever. Drinking that Kool-Aid for so long they think they are invulnerable. When the bottom falls out, it's going to look like a black hole spawned on top of the Luxor.

The average home price in Las Vegas in 1997 was around $125,000. Adjusted for inflation, today they should be $250,000. It's double that. Meanwhile, Las Vegas is #1 in investors buying up homes in 2024, with a 27% increase. Also, 95% of the homes being built in Vegas right now are all from Top 10 multi-national corporations, good for #5 in the country. It's outrageous.

It doesn’t matter if the federal government is cutting the rates. The millions areas, should be about five hundreds thousand dollars and the areas below that, should be 250 thousand dollars home.

Because if that really happened then we are all doomed that currently own a home. The wealth that would be transferred to the already wealthy would be Ungodly and dwarf the 2008 housing collapse.

I just got a huge shock in the mail. A good one actually. I just got my taxes for 2024 and instead of going up here in Florida, they went down. Of course because the assessments went down. I guess it's good and bad, because it means the value of my house is lower. But with everyone complaining about their tax assessments being so high, I was surprised. I reread it three times to make sure I was understanding.

Thanks for your video, I feel the same way but unfortunately the prices in Los Angeles good and specially upscale neighbourhood are still rising gradually, I was actually in Las Vegas last month and was thinking about buying something there because I taught the prices will be going up after the fed lowers interest rates, but now I’m totally confused , it sure doesn’t make sense to buy anything in LA but I’m afraid it just gets worst, but my gut feeling tells me we should get a drop since people can’t afford these prices, I kept your number in case I decide to buy anything in Las Vegas, I was at the new lake Las Vegas and saw bunch of newly built or lot homes but I prefer to be closer to the city, my friends shied me around and we saw some homes but I don’t know much about the area, thank you and hopefully you are correct about home prices dropping, what if we do get a soft landing? So confusing and frustrating ! Thank you again

I appreciate your insight and certainly understand your confusion and frustration. There are many factors as to why the housing market has gotten to be so unaffordable. However, going by history, anytime we've seen this kind of rapid housing appreciation, it has historically been met with a correction or crash. I do think we're going to see a correction but ultimately prices for homes and everything else are very likely to go higher long term due to persistent inflation. Record home prices are the same all over the world not just here . Coming from Australia 🇦🇺 the house prices are one of the highest in the world , cost of living is at an all time high and people can’t afford to live anymore . Coming to America and Vegas I am so much better off. Was in Virginia for a year and there the house prices are ridiculous and unaffordable. Vegas is still the cheapest place to live

This property sold for 525K in June 2022. Reuters just released an article expressing the idea that the interest rate cuts coming soon will drive home prices up over 3% over the next few years. I can't see how moving a point is going to give current homeowners enough incentive to jump ship to a new mortgage, especially if they are at 3% in their current mortgage. Every buyer/seller scenario is different, but I can't see interest rate cuts overshadowing inflation and a weak job market. It won't be worth the move for the average buyer.

That is not likely going to happen, just the opposite IMO. Rate cuts after QT with unemployment spiking will send home prices lower.

No pity, really. If you go into a HOME purchase, you need to realise that it's like adopting a baby. If you aren't willing to deal with the possibility that this might be your last home you buy/someplace you can stay in forever if you have to (potential 15-20 year commitment), you probably aren't really ready for a home. Yes, it sucks to lose value on a home, but if you plan to live there forever, the price is largely moot when you factor in 30 or 40 years of not paying rent.

I think we will see a correction but it is very hard to know when that will happen, how low prices could go and for how long. Timing the market is very tricky and few can ever find the bottom or top.

Contrary with people believe agents have a way to get in people's ear in ruin it for the community.. By telling them that more money and more worth of your house is better.. This means that your kid that you raised in your house cannot buy in your neighborhood.. These are the consequences of the actions that you guys take

I worked in the REO department of a bank in the early 90’s in CA. The only thing worse than commercial real estate during a downturn is high end residential. Losing 50% is a reality. Not there yet perhaps but time will tell.

That is a new construction home from Toll Brothers. Modern/contemporary style, close to 4,000 sq ft. Base prices of these new homes in new area of Summerlin (20 minutes west of the Las Vegas strip) approx $1.7M, over $2M with options/lot premium.

Jerry whats bad here in LV is have you seen how many TRACT HOMES off Cactus and Star in Henderson now ? 6 years ago there was not 1 HOUSE - the BUILDERS like KB and DR are flooding LV with these houses and if our ECON in LV falters just think whats going to HAPPEN with FC ? plus they gave people all these BUYDOWNS so they are SCREWED IMO

Take 10% down and buy something out of state to get started. Use it as a vacation getaway 1-2 times a month with lots of security cameras. Then make the full time jump when ready.

@@lisaaustin4561 I was in a similar situation. I decreased my phone plan, stuck to a strict grocery budget of $50 per week and only cooked at home. Went on a strict self-disciplined diet of whole natural foods, dumped my car that began to break and got a reliable beater car and saved $15,000 over 2 years. I kept options open and traveled where I could fit extra work. It takes a while, but if you want it bad enough, you can think outside the box and make it happen. I believe in you!

I believe housing is ready for a correction. When interest rates fall INVENTORY will climb. Most people can't justify moving with a lower rate. Lower rates equal more inventory and more competition and equals lower real estate.

@@Trump-rv4nzI don’t think it has to be below 4%. It’s the psychology. Some REAL STRESSED sellers may find any drop in rate as a God-sent opportunity to get the h$ll out. And once that starts, more and more sellers show up that even the ones who could sit on the property longer and were willing to wait for more rate cuts may become panicky because they can see prices are dropping rapidly around them at that point. This is just my theory.

Any adult with common sense can EASILY figure out that a price reduction from $8.5 to $4.5 millions is an attempt to rip off potential buyers. Likewise similar reduction percentage on the second home at the 10' mark. Keep spreading the truth Jerry. Those greedy sellers are no different than used car salesmen!

A few weeks back, I could not find a home in Vegas in my price range. Now there are 25. It seems like real estate pirates like blackrock are releasing their grip on residential real estate. Of course here in Hawaii, a shack with paint from the 1960s with termite damage and a crooked foundation are still going for $1.2 million. Three, maybe four times as much as Vegas homes are going for.

Home prices have little to do with inflation and more to do with refinancing and trying to get more out of your house to get a loan against it or buy another one.. The amount of hourly workers wage .. If you know the real estate of 2008 it was also the economy in which many workers took concessions when dealing with pay raises.. this lasted until 2012 ish. But things got better 2015-16... This didn't last too long before covid . And again major corporations and businesses all the rich people.. Told a small people we couldn't have what's coming to us.. Now it's 2024 our economy is doing a heck of a lot better.. There is four or five more points that were talked in one sentence that I can also go through.. One of the biggest things that happened in housing. Was these rich people getting together buying up hundreds of thousands of rentals in marking up the rental market and in so.. Also raising prices of homes.. Goldman Sachs, Blackstone, American housing of ripoff people. But you should know that and the fact that you don't actually present it as the reason why American housing for the first time is become destitute for most people in this country.. Right after 2001 home started to become more of a way to invest.. This is wrong and you should be teaching that

If you own a home there is vaule, and piece of mind , that this is mine, and some financial benefits but being in my 40’s and owning a home in California for 10 years my experience with banks/real estate is an overall greed and unable to adjust to help America as a whole, companies rather see a place empty and dilapidated rather than give a deal…even if for a short period of time. Should have like a Black Friday for real estate. Many ways if thinking was out of the box.

Because of my time in the military, my annual income now as compared to 2002 has gone up significantly. Those are new construction modern homes from Toll Brothers in master planned community of Summerlin (20 minutes west of the Vegas strip). Those homes start in the $1.7M range and likely over $2M when adding options and lot premium.

Agreed with regard to home prices not rising after a dip in rates. Let's big picture this thing. The Fed raised rates with the intention of causing some financial pain and job loss in exchange for lowering inflation. They were very clear about not lowering rates until the economy had taken a hit. Many media pundits have pointed out that the Fed is using an indicator based on somewhat old data. So that means when the Fed lowers rates the damage has been done and then some. Rates be damned, a lot more people are struggling and facing possible job loss and financial uncertainty. There's no line up of well qualified buyers who depend on a paycheck or income from their business to keep home prices up. There will still be some people selling expensive homes and financially downsizing who can do a cash deal. Although if I was downsizing I'd be inclined to rent and wait this thing out for a year or so.

Jerry, the house that went from 2 million down to 1.1 million was a typo. Take a good look at the specific individual numbers and it's pretty easy to see. They put in a nine instead of the one and then corrected their mistake.

My guess is that the home with the $800,000 price increase and subsequent price drop was because the agent has poor typing skills and did not double check their entry. The seller wanted a $30,000 price drop from $1,199,999 to $1,169,999. The agent got dazzled by all of the 99,999 stupidity and committed a typo and entered $1,969,999. The wrong price sat on the MLS for 5 days until someone noticed. I find the 99,999 BS very annoying.

At the end, you said the FED is about to raise interest rates next month. You might want to edit that because you acknowledged earlier in the video that cuts are coming. Anyhow, I'm looking to do a 1031 exchange. I want to sell a rental in Los Angeles and buy two in Henderson. But, even if Ii sell high in LA, I will buy high in Henderson. If I wait to sell, I figure I will sell lower and buy lower. I wish the market was normal so I could have some certainty. What to do?

Yes, good catch and I noticed that post-editing, should have said lower rates. True regarding the buying and selling process...sellers are happier at higher prices but don't like buying high as well. The best thing to do is sell when that time is right and buy when you find something you really like and just hold on to it long term.

Of course more than half of home sales are being sold for less than list price, these list prices are ridiculous! 33% - 85% overpriced, wow! Looking at 2020-22 value history on Zillow before they went into orbit, 7815 La Madre = $2.5m not $4.5m. 194 Crooked Putter = $650k not $1.2m. 3220 Mist Effect = $425k not $565k.

Good info, Jerry. We print money out of thin air. Getting Private Equity out of the equation is part of the solution. The Government could provide a home for everyone with no inflationary pressures. Inflation is largely something created by the ruling circles to control the masses.

Getting private equity and corporations out of the equation is pretty unlikely since they influence so many politicians. It will take an economic downturn and market sentiment to go negative to scare off some of the big players but they will always run the show.

@@lasvegasliving9237 purchases are a psychological impulse. Covid changed everything as well as the economy. People don’t wanna be at home…parents can’t offer cash…but they can offer an extra room. So if you are fortunate to have say…parents you can live with…with no rush on purchasing a home. You can wait for lower prices. All in all the seller needs to get rid of the home….a buyer may have options…IF you want to buy a home. Most younger people don’t want to feel locked down. There is a new ad. A female…happy, pretty…unmarried…in the commercial she walks into the frame….older mom in the kitchen doing her thing…and the female goes “hi mom, by mom.” Showing it’s not embarrassing to live at home…you can save money….do things…plus you get to be around you folks…many are living like this. Many college graduates coming home. That’s what I mean.

A responsible realtor - one who takes this as a CAREER and not a get rich quick scheme will tell then the "value" as what it could sell for today. Seller: How much is he house worth? @@plektosgaming I’m single. Own a home that is too large. My manager is married with a family and husband and rent. My brother is single and lives with my parents. My parents have a large home. He act as a sense of security and does yard work it’s a great feeling. I wouldn’t mind buying a small trailer and living in back and saving tons of money ! Developers are really odd. They go by the numbers but are building the wrong inventory. A smart developer would consult with realtors like this gentleman and research what time of homes need to be built in my area. They build these large 5 bedroom homes that typically get rented out to people renting individual homes. The inventory is all muck’d up to be honest. And also how many “young” people can or even want the responsibility of maintenance and responsibility of a home? With this generation they would have to be military or something….

I believe If the 30 year payment plan doesn't get extended to 40 or 50 years then the market will crash much harder than it did in 2008. Market will always find its way back to a affordable payment to income ratio. The question is not if its when.

Numbers typically are revised, for the economy and for companies, etc., as frustrating as that is. Your prediction that home prices will likely go down when the fed cuts, may come true. People sometimes sense trouble when the fed reverses course and cuts, as in the Great Financial Crisis.

Look at socal and you will see where the RE market is headed for Vegas and many other markets where there simply is not enough housing supply. People who live in SoCal and can’t afford a house will move, and many of those with a house may sell to move somewhere cheaper.

We have been hearing about inaccurate job reports for the past year. Yet, the housing market and stock market just keep going up. The younger generation was beating this drum on social media the past year. However, people have kept spending and buying homes. Do these markets just keep inflating and pricing out people for years to come, or do we see a correction?

Sometimes people are asking so high because "why not" and as PT Barnum said, "A sucker is born every minute." Don't be that sucker. Check the area like Jerry does, look at the surrounding values and make sure you're not paying a dollar for a dime. You don't want to be the most expensive in the area.

I live in a more "affordable" part of the US. Saw a home listed on 6/24 a few blocks away for $390k. As of 8/23 they dropped it to $319k. NO TAKERS. It was way overpriced to begin with, and it's still overpriced. I see a lot of listings like this. These listings have agents. Most agents do comps. Don't most agents who do comps based it on CLOSED sales?

You have home that sold for 250,000 three years ago , put It on the market for 500,000 , get no buyers, so you lower it to 400,000 to sell it , and say home prices are coming down . That’s pure gaslighting ..The Las Vegas real estate market is probably the most overinflated in the entire nation . The new homes are built like garbage and the old ones are all in garbage neighborhoods. There are record foreclosures and record number of people backing out of their contracts . Unemployment is going up as the government lied about the economy .Property taxes and insurance are getting out of hand and God forbid you have an HOA ..You’re almost better off in Bitcoin although if Harris gets in and they push for the digital dollar that’s a bad deal also ..That’s why this election means everything to everyone .

In regards to the income raising, you will have to be creative and truly become a entrepreneur, however becoming one it takes hard grinding work with failure after failure until you find a way or a systematic way that makes it easy after all the failures, mistakes that where made. But yes for the average person here in Las Vegas it's now more difficult living here even if you work at a Casino franchise. I remember back in 2004 if one worked in a casino you where getting top wages paid from $17 to $24 dollars per hrs. Strangely enough those wages are still present till today unless you climb their corporate ladder by selling your soul to them, meaning not having the lifestyle you want. Don't get me wrong.... you'll have the money but your life and health will be diminished due to inhaling the second hand smoke or worse, you'll pick up that bad habit overall. Non the less, yes wages have been the last thing companies, corporations, and the government care about. But these past 3 years have been very unsettling with all that's going. All we can do is to hunker down. Get money's together and have faith.

I live in the retirement community, The Villages, FL. Most of the people that buy that kind of house here are those moving from areas where they sold their houses with a huge profit (usually the NE) They are either retired or close to retirement. Most work remotely if they're still working. In Las Vegas, where my daughter lives, most of those people are coming out of california and selling their homes, as I said, with a huge profit.

The average down payment now is close to 15%. Hard to know what income levels are justifying $600K homes as there are many different loan options and incentive programs.

I worked 35 years, now Iam retired with a lousy social security benefit payment. every year the governments cost of living is a miserable 2 to 3 precent rise, so if you have benefits of 1000 dollars per month that will give you a shity 20 to 30 dollars per month. price of a McDonalds hamburger
