Las Vegas Homes For Sale - $60 Million? The current economic landscape has left a total lack of affordability across the board, especially in the real estate market. In popular cities like Las Vegas, while the total amount of Las Vegas homes for sale have steadily increased, home prices continue to remain near record highs. The median price of the approximate 7,000 Las Vegas homes for sale currently stands at $476,000. This is just off the peak record highs set back in 2022. Regardless if it's any of the new Las Vegas homes for sale or a resale home, the Las Vegas real estate market is now showing signs of a slow down. Despite what certain media personalities who are worth $60 million or more are saying, buying a home now, especially any of the Las Vegas homes for sale, is not a good option for most people. Many sellers, investors and home builders are now seeing demand drop which is giving more hope to those looking to buy any of the current Las Vegas homes for sale. Popular real estate websites like Zillow show just how many overpriced homes there are with many Las Vegas homes for sale sitting on the market for longer periods of time. Despite Las Vegas homes for sale being reduced in price and taking longer to sell, high prices and interest rates remain a major barrier for many potential buyers. As more Las Vegas homes for sale flood the market, the likelihood of further price reductions remain high. With recent interest rates spiking and a weakening job market, being patient or making a lower than asking price offer, especially on any Las Vegas homes for sale, are options to consider at this time as the real estate market slows down.

Buying a home $720k with only 5% down? You are asking a trouble. As soon as you lose your job, how are you going to pay the massive mortgage?

It all depends your financial situation. I bought my 2nd house in San Diego on August 2022 for 685k with fixed 4.375 using VA loan at ZERO down payment and $4100 monthly mortgage payment. Now the house is valued at 850k. The house came with 2 ADU a granny’s flat and a garage converted bedroom. Both ADU are currently rented and paying my monthly mortgage payment. Best decision I’ve ever made. I made or saved over 120k. With or without renters I’m super comfortable paying the mortgage with 1st rental in San Diego has 2 months to pay it off and I have 16 months to retire in military.

I am sorry but even if the house is a lower price. The interest rate is still high. I live in California and there are a group of friends that I jog with at the park. Most of them in their 30's and some are still living at home with their parents. There is one who lives with his mother, and they are renting a condo together with his whole family. I don't even tell them that I bought a house at 27 years old and have couple of rental properties. They are all good friends, but we only meet at the park and then we all go our separate ways. I tell them my age 68 years old, and they say I look good for my age. They are really good people. It is so sad how some are struggling right now. Thanks Jerry you are the best!!🙏👍✌

Myrtle Beach finally decreasing but our home is zillowed @ 250000 more than we paid in 2017. We believe 30 to 40% correction is needed for all our benefit. 1913 and 1971 Ponzi gov schemes.

First house, 10736 Patina Hills Ct, was bought in May, 2020 for $946K Second, 9328 Sienna Vista , was bought in February, 2020 for $445k , (Prior sale 7/2018 for $416.5K) Third, 9661 Blue Bell Dr, was bought in June, 2023 for $359.9k

Exactly! I’m looking to buy a home in Lake Havasu City Az. I scheduled a showing for a home that was listed to the market months ago and recently reduced. At the time of showing the listing price was 597k(homeowner purchased it a little over year ago for 547k). 2 weeks after looking at it and preparing to make a offer I get notice that the homeowner raised the price 50k😡 This price increase brought the price up to 419 dollars per livable square footage 😠 At the time of showing the zestimate price was 20k less than asking price of 597k. When the homeowner raised the price 50k the zestimate value increased 50k too. This shows how inaccurate Zestimate is 😢

Looking at Redfin see price drops all over the place. Once and a while a house I marked actually has a price increase. I am like, wait, this house couldn't sell at a little lower price when I marked it a few weeks ago, so you're going to hike the price by 20 grand and hope it sells?

Most of these homes are going through a lot of price reductions. Anyone that raises their price during this time of year after they couldn't sell it for their original price is simply out of touch with reality.

Personally I think a lower home price is more important than a lower interest rate ..If a house is selling at fair value you can always buy down the interest rate later and you will get more bang for your buck than overpaying for a home that won’t go up in value as fast or even go down as the market hits reality . So when you say lowball offer a home to me that’s saying offer at fair value .Thats great advise

I've been told many times not to time the market and to just buy now. I don't think I really have a choice. Timing the market is the only way I can afford a home. As much as I want to buy a home, being patient is my only option. Thank you for keeping us updated.

Good Morning Jerry, just checked out the 2,099,900 house for sale on Patina Hills CT in Summerlin. Do you realize the seller wants over 2 million dollars for a house that doesn't even have a swimming pool or a decent size yard !!! Somebody is most definitely drinking the Kool-Aid and wants a sucker to drink it, too. Maybe it comes with a Hot Summerlin Soccer Mom to go with it, Hint Hint 🔥🤔😎

It seems like these days, newer the house, the more indoor space and the less yard. Everything is huge, multi-floored buildings with large number of bedrooms and bathrooms, but packed together tightly next to the neighbors, filling every bit of the lot.

Another great show in the books. I sound like a broken record but until interest rates come down the market has seized. Like Klaus Schwab said "You will own nothing, and you will be happy". The distopian dream of the WEF and carried out through companies like Blackrock, and Vanguard.. If house prices were to come down substantially, then that means everything has to turn to sh**. Not a good scenario. Damned if we do, damned if we don't. Such a Wagner.

There is definitely a lot more inventory than there was several months ago. However, you're correct that most of these large corporations and investors want to own these homes to rent out to offset inflation on their capital.

You need to start calling out other agents. Many are responsible for these ridiculous listings. I have sold two homes in Las Vegas back in the '90s and agents would come by and say I can get you this much for your house which was way over what I thought it was worth and then when it didn't sell. Oh it's obviously the price we need to reduce it. But they were so desperate for listings back then that they would tell you anything just to get it

Jerry, can you do a video addressing homes for sale that is targeted to Seniors in Las Vegas? I see there are many neighborhoods that are "Senior - 55+" communities and am wondering how those sell in comparison to the general housing retail market? Thank you and love your videos!

The one 375k is in sun city kinda place for 55+. And HOA $457 but you get 3 golf courses and spa/ security. I think it’s not selling cuz the garage only one car. Cuz the other town house w 2 car sold for $390k.

I will save most of you time. Over the past one-hundred plus years real estate in America has averaged a two percent increase in price per year. That is the average, of course some years the price will drop significantly and some years it will far outpace the two percent average.

I bought my house in San Diego in 1993 for 230k. It’s now worth 1.6 million. I took a 300,000 loan to get my house remodeled in 2005. I’m still doing payments on the loan for 1800 a month. Now this is crazy thing about it. I couldn’t even rent or buy a house for 1800 a month and yet I own a almost 2 million dollar home! Just something to look at when buying now or 15 years from now. The difference between 1 million now or 4 million in 15 years. Property will double or triple in 10 years usually! That’s just the way the house market is.

Good for you but ultimately homeownership will exclusively be for people in the 1% club if this continues. There is no way this is sustainable long term as wages lag so far behind. We'll see how it all plays out.

Between now and the end of Feb is the best time to buy. Every year the prices keep going up. Everyone knows to not put in an offer at full list price right now. It's been that way for 18 months at least. I feel bad for people that have listened to all the "patience" talk over the last 2 years. They've lost a lot of equity and with rates still above 6% won't be able to afford much in the next few years because home prices in Vegas won't be coming down anytime soon.

Buying in the winter time period is always more advisable than in the spring or summer. However, the lack of affordability and very high interest rates over the last couple of years has prevented millions of people from ever becoming a homeowner. It's not a matter of waiting things out until prices get better because prices and rates have been exorbitantly high for a long time now. To buy at the top of the market with 7+% interest rates is not advisable for the average person.

@lasvegasliving9237 saying it's the "top of the market" is fine if you can pinpoint when the market will drop. But since you can't, it's not accurate to say it's the top of the market. Waiting only makes it worse. Home prices will continue to rise in 2025 and incomes will not gain much ground.

Buying is a very personal thing. It has to be affordable for people to do it in a comfortable manner. Actually, it would be more advantageous to buy during this winter time than in the spring or summer of next year. It all depends if people can find a good deal or not but prices are going to remain high in the long run and likely to go over time.

Like 2017 this townhouse we rent was offered to me at $150 (headbanging) now $300 & probably will remain like this that I even told her probably in 8-10 years will cost $500 🤷‍♂️ If there's a recession or housing market crash would rather wait.

The further away a seller is from the fair market value the more money the seller is going to lose. So many sellers are not too smart.

5% down on 720k can be a defensive play if nervous of a downturn. About 40k out of pocket. If comfortable with payments and you’re ok walking away if a market correction it may fit your needs. There are a lot of factors to take into account when financing a property. Every deal needs to fit the clients financial needs

That was just a ridiculous asking price. You can see by the chart that home sold for $1 million in 2021. So even at $2 million they think the house is worth 100% more in 3 years. This is not like 2008. These are ridiculous asking prices coming down. Even with the huge price reductions, you don't see any houses underwater where people are selling them for less than what they paid for them or at least very few. Las Vegas could see a price correction of 30% and still be overvalued.

Your Summerlin area example is interesting. In the past 90 days, the following four sales have taken place in the same tight HOA neighborhood - 1.) 5192 Fading Sunset Drive/closed $2,479,900; 2.) 5176 Fading Sunset Drive/closed $2,850,000; 3.) 10608 Patina Hills Court/closed $2,999,999; and 4.) 10775 Patina Hills Court, closed $3,275,000. All houses also have the same exact look and feel, same quality finishes, all built the same time, roughly the same size, same number of bedrooms/baths, etc. All started out with significantly higher asking prices as did your example, and all sold between $570 - $745 square foot. This example you show is now priced at $476 square foot. Why do you feel that the other four homes closed quite recently for $570 - $745 square foot, and this very similar comp example you show is not selling at $476 square foot? There must be something else at work here...

Jerry, home prices have not begun to drop enough! I compare this to the current car market wherein vehicles are priced up to 100K+ and the market is saturated with overpriced inventory. The dealers then 'slash' prices by 10K to $90,000 and call it a buyers market! Give ma break! The real estate market is exactly the same just using bigger numbers making the illusion that much worse. Interest rates and financing are a nightmare in both markets! Exactly where all these well healed new buyers going to come from? We're running short of debt ridden consumers....... now what? Print more money?

I have NEVER seen these fees stay at the initial low levels they are at when thing are new. HOA fees, like death and taxes never go away. I live in California and have a friend hassling her HOA right now. In the extreme, people in Florida are literally being wiped out because of exhoribtant HOA fees because of deferred maintenance problems. Property taxes are another issue that has taken front and center in many areas of the country. Lots for a new buyer to consider.......

Sorry Jerry the Median income in Las Vegas is no where near 80,000 more like 36000-40000 most people here work in Hospitality or service Industry but it just show's how serious the problem is here very few people here make 80000 or better so those homes are EXTREMELY OUT OF REACH for 80% of people in Las Vegas!

I’d say here in Las Vegas the nbc home buyer index should be 95. I first moved here in 19 and the average cost of a home was about $280k. Now it’s over $420k. Unbelievable. Eventually something has to give.

Thank me later: The word is out, it’s time to invest in GEO. This private prison company will get a significant revenue boost during the next 4 years. The Trump administration is planning a massive deportation of illegal immigrants and ICE will need help to trail, process, monitor, and deport millions. Federal/state prisons are well at capacity and it would cost too much and take too long to build more, which leaves the government with one option…private services. With a republican majority senate and house, plus a republican leaning Supreme Court (6 out of 9), there will be little resistance for the Trump administration to execute the deportation plan that won him the election and that the people voted for. GEO exists for this exact situation and will receive new contracts next year soon after inauguration. GEO already holds contracts with ICE and has a great reputation with them and great history with the Trump appointed border czar (former ICE director Tom Homan). CXW is also in a good spot but GEO is in a prime spot. The stock currently trades at ~$28 but its nav is ~$40, that’s without any of the new contracts, now that’s easy math. Again, thank me later when you easily x 2 $.

Most of the Las Vegas real estate market is not being supported by locals. The prices have gone up significantly because many of the buyers are out of state, who have a lot of equity in their current homes or investors.

I can’t believe I am doing this but I will defend Woopi. Her life style is not your life style especially if she’s been famous for whopping FORTY, YEARS. Don’t ever think that a thousand bucks means same to you as it does to Woopi. I believe her when she alluded that she has to work hard to making a living. She’s just on a different financial scale and she doesn’t have to come down just like you don’t have to come down to level with someone living in Africa or North Korea. In Texas like San Antonio, Houston, Dallas except Austin, the houses are just $150-200K, not new but still livable. Also other parts of the country like, SC, Memphis, TN, some parts of GA, etc are lower or in that range. So from living in Vegas since 2000, I’m moving to a less expensive State. There is a real estate you tuber who features cheaper houses all over the country to help those were affected by the big storm.

A relative moved to TN and homes in his area are that of his former home in AZ. Granted, if you want a home in the 100-250k range, it will be far out from urban areas, in a dilapidated condition, or in a terrible neighborhood.

Most people I know are doing okay, not great, despite the talk of economic recession. I know several people who recently obtained new jobs. Whoopie may make lots of money, but she pays also employs staff to further her career. I wouldn't feel bad for her, but it's not like she pockets the entire 3.8 million. Anyway, plenty of celebrities go broke every day. On top of that, we don't know who else she cares for or where her money goes.

The Democrats lost all facets of the election while denying economic reality for the majorty of Americans. Workers-who pay the taxes for all of the Democratic social agendas, have switched to the the Republican party as the only choice left. Right now we are seeing another economic melt up taking place with overpriced stocks and houses that are still rising in most parts of the country, even with reduced numbers of buyers. The only certainty, unless the market corrects itself to reality, is that prices will continue to surpass wages and keep going up with higher inflation.
