We were thinking Winter Haven to retire to but Lake Alfred and Silverlake has also been on our list. We are planning to move June 2026 when we retire. We are relocating from So Cal. We are NOT interested in a 55 plus.

We are moving to Winter Haven in June 2026 after I retire. We are moving from California. I will be VA and we want only a new build. We want to keep our budget at a bout 2500 per month. We looked at the area with DR Horton and loved it! We have not heard of Miranda. We do want our own pool and have not noticed that in any of the backyards at Villamar. I know we can do that with DR Horton.

Lennar cuts corners left and right. They build houses that look nice, but the actual structure of their houses is flimsy instead of sturdy! One example. Most builders put two studs at corners and each piece of drywall is nailed into a stud along the end. Lennar puts one stud at corners and one of the pieces of drywall is free standing and if you push in on it the drywall moves! Imagine if a kid is running and runs into the corner in a room. There goes a repair of the drywall!

Regarding my god friend's new D.R.Horton new home purchase ,he point out with in a month to D.R.Horton's customer service department regarding minor issues with his new home. They informed him that they will take care of the issues after he contacted them at least three times and he is still waiting for them to address the issues with his new home . That was back in 2017 !!!

It is quite evident you don't have any idea of what you are talking about in regards of D.R.Horton's nation wide complaints because of shoddy workmanship of their homes and their very poor customer service after the new home buyer closes on their new home. I just can't see how you can put such B.S. to viewers about this very ruthless new home builder !!! You remind me of the typical real estate agent.it's all about the money and not about the truth . There are two necessary professionals that the consumer has to deal with ,even though most of them don't have the consumer's interest at heart and they are real estate agents and attorneys !!! Are you aware about the class action law suits against D.R.Horton homes because of the shoddy construction of their homes nation wide and their refusal to correct their shoddy construction of their homes / Shame on you !!! Shame on you !!!

@@moreflahomes No I would not like to come on your show, ,but as I seasoned new home buyer that bought his first new home in 1974 ,I have had insight and experience in the new home buying market. I am now in my present fifth new home purchase. and out of the five past new homes that I have purchased ,the new home that I purchased from a major builder ,was the very one that had major construction problem. That new home builder was K.B. homes and the other four new homes that I purchased were from smaller new home builders . Those four new homes were built very well and I never had any major problems with any of them . I stay clear of any major /nation wide new home builder !!! Back in 2017 a good friend of mine purchased D.R,Horton home ,against my advice but he was fortunate that he purchased a home that was meant to be a model home. Before that ,the real estate agent was with us when when looked at another D.R,Horton home in the same development. That particular home had a very deep and large trench directly close by the home and it just shouts foundation and land slide problems in the near future . When we pointed this out to the real estate agent ,she told us that D.R.Horton was going to fill the large trench in ,but I told why didn't they fill it in before trying to sell the house . ]I told my friend not to buy that mess because I could nothing but foundation and land slide problems in the future. He took my advice and the people who purchase that home ,have had nothing but foundation problems and soil /land problems sense then. D.R.Horton refuse to correct the problems with the home ,even after the new home purchaser filed many complaints to this very day !!! D.R.Horton and their sells representatives are very helpful and nice to the new home buyer.but once the buyer signs off /closes o the home ,D.R.Horton forgets about the buyer and just turn their backs on the new home buyer.

Who should override who? I keep this strictly on my experience and that was clearly stated in the beginning of the video.

Love the consistent flooring throughout the whole home! Not many builders do this on spec homes. It looks a lot bigger than it actually is. Nice finishes as well. Look like granite in the bathrooms.

Just doing the math. The $200 + $54 = $3,048/yr. Add property tax of approx. $2,400/yr (w/homestead) = $5,448 in yearly tax. Steep in my book but apparently unavoidable in today's market. Good content guys.

But we can service the area… we have people that work with us strictly because of the negotiation and inspection process. These clients typically know where they want to be. I bought from Lennar North of Tampa, my wife and I are pleased. I went thru a real estate agent that had nothing to do with Lennar. I also financed thru Lennar Mortgage company and they got me a lower interest rate from my bank, and I was excluded from hidden cost in my contract. If there are issues in your home your home is under warranty for a year so they will come and fix it. These homes sell extremely fast and the development I live in has about 20-30 houses being built. Again we are pleased with our purchase.

You might be in a totally different tier in Orlando. The homes in this community are just above their entry level product but they’ve added their next tier of some finishes. - epoxy garage floor (just added before closing) - spindles on stairs - pendant lights Etc. @@moreflahomes Thank you. I'm open to any builder really. My partner and I are at the point where financially it would need to make sense to move. I would like to move from Pinellas to central Florida (Orlando suberbs) since we got hit with 3 hurricanes over here this year. Everything to us is so up in the air right now with no one purchasing homes. We'd need to sell our town home and prices for new homes are still high for what we want. (2k-2500sqft, a large yard, single family home) and to combine it with the silly interests rates are just not affordable. We currently have a 3.99 rate on our home. And then there are other factors that we don't know where to start such as making sure the new home has a fiber internet line (we just can't do spectrum) and close to places like Dolby Cinema, Sam's club, etc.

I live in Haines city. In a 2000sq 1 story home. I'm 30min from Disney world. Not bad.. In a new build. Didn't want a new 2 story for one reason only. That is most builders use wood framing . Not good gor stroms. If anybody that's moved here in the last 3 years know that we here on central Fla have had hurricans like in Miami lately. The only builders that build concrete block all the way up is DR Horton unless if your buying a higher end house...if that.

My Pulte experience was good. You need to hire an inspector for 2 inspections. They fixed all the minor issues. Great experience with them. DR Horton? Lennar? You couldn't give me a home from these 2. Pulte is a tier 2 builder. DR and Len are Tier 1. It shows in the quality.
