Looks like the seller will still be shelling out one way or another for the buyer's agent's fee. Either the seller raises the price of the house to compensate, or somebody else (most likely the buyer) will be stuck with paying the buyer's agent fee, possibly upfront?

Thank you for the video. I wasn’t entirely sure what happened until I watched it. I started following her during the hurricane (I’m in IL, but my Dad lives in the affected area in NC) when a colleague of mine, who knows her, arranged a supply drive of items to bring to Leigh and her group in NC the week after Helene hit. From all accounts, what you see is what you get with her. She has no agenda other than wanting to help people. The fact that in a free country we have to pick and choose what we like and comment on, depending on what’s deemed acceptable at the time by the powers that be is so wrong. I’m going to be one of those agents who reaches out to NAR, as a paying member, to share my disappointment and frustration with them.

Screw commission, 6% for a 100k home or 500k home. Place realtors at there own fee. Then you'll see who's successful in selling. Let the employer hand out commissions like a car salesman gets

How does a buyer agent enforce their payment from the buyer when in a buyer's agreement? Can a shady buyer go to closing, then close on the house and all that and try to never pay their agent?

Can a buyer's agent get paid from the buyer with the buyer agreement-cap fee AND from the seller when the offer is made? Also, someone has to be extremely naïve and/or ignorant to not ever wonder or know how the buyer agent was getting paid in the old system.

A big unnecessary circle that’s not even enforced by the state doesnt even protect the client and doesn’t even end once one gets into homeship cuz of refinancing needs another title insurance If I’m understanding that correctly. I’m surprised how little people know about this. I’m from Newton MA and nobody I know here knows about this huge scam you’re basically forced to endure unless you can buy the home in cash and skip the banks and title bs. Which is not very feasible these days for the average Joe living on the average salary trying to get into the very not so average priced market here in the CW. If I’m making any mistakes here please correct me I’m only 22 so I might not be understanding correctly

If one is selling to then move and buy, why one must be paying double commission . The seller should pay their agent only. When I become the buyer, then I’ll enter the agreement you mentioned. Otherwise, I’ll be force to pay the commission for both when selling, and the commission to the buyer agent when buying. Darn, If that would’ve been the case, just lost $60K which could’ve allowed me to buy more house. I will not be paying buyer agents for sure.

this rule is BXLLSHT it seems that some you hate to see agents get paid a freakin 2% to 3% for spinning their wheels for months in a lot of cases working with these indecisive and or dishonest clients and that's if you even get to closing. Sellers paid a fee to sell their properties just like anyone else pays a fee for selling something. Now buyer will have to qualify for more just to buy... TOTAL BULLSHIT!!

People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Sure I'm not alone in my chain of thoughts.

Well i think, home prices will need to fall by at least 40% before the market normalizes. If you do not know whether to buy a house or not, it is best you seek guidance from a well-experienced advisor for proper portfolio allocation. So far, that’s how I’ve stayed afloat over 3 years now, amassing nearly $1m in return on investments.

what do i need a damm buyers agent for . real-estate is so expensive so many unnecessary people have there hands in the cost of house , including the international code. the white house recent bs rule that i heard could cost 40k and tal 30 yrs to possibly break even. then the political lie of wanting affordable housing when local gov wants only the most expensive homes so they can tax them outrageous amounts . when i bought while agent showed us a few houses she said builders wanted list price , so basically the result was she was order taker and in my area everyone and there mother has a RE license but rarely know anything and many are obnoxious i will be moving to smaller home and i will only deal with owner or listing agent

I'm in a lawsuit with Alissa Anderson New Roots Real Estate in Estes Park, Colorado , she did not disclose un-permitted work on a "complete remodel owner will be finished with complete remodel in 2 weeks"...2 1/2 years later and 50k in legal fees, I am waiting for judge to decide on case.

Its going to be a very deep decline of about 40% to 50% from the top, probably 2 or 3 years away. As people lose equity, they'll list their houses and panic will set in.

I worked my tail off for buyers who 1. Didn’t show up 2. Cancelled last minute A touring agreement will hold them a little bit more accountable. But it also sets the because now they feel they don’t have to do as much as what I’m seeing. I have seller agents get the contract signed and I never see them until they get a check. I still do the majority of the work for both of us, especially the flat fee agents let’s not start omg!!……

The transaction is actually very simple it's the parasites (agents) who perpetuate the "it's so complicated and confusing myth" then since the buyer parasite now has to switch to a fee for service agreement the seller parasite should do the same ... this seller commission model based on sales price rather than actual work done is so yesterday and nothing more than outright thievery similar to the financial parasite (advisor) basing their fee on portfolio value rather actual work done now to be sure there is no need for these real estate parasites to begin with ... attorney, title company and home Inspector is the future Let the parasites go scam elsewhere ...

In describing the old way buyers paying commission is misleading the value of realtor services in the past. Because now weights a buyer, especially a buyer with limited funds having to possibly make a decision having to go direct to a listing agent, locking the buyer to him regardless of satisfaction in the hopes of financing the commission vs paying any portion out of pocket. Everything you purchase pays an employees salary, commission etc. however, you don’t pony up direct funds to pay the car sales person. Oh you may give a tip at Starbucks. I don’t believe forcing duel representation to the less cash fortunate buyer is free market

It’s important to explain why they can’t use the LMS because you had piece of shit real estate agents who were not showing their clients certain houses if they weren’t going to get paid for their efforts so the client could’ve loved the house, but the agent was not going to show them that house, no matter what, that also came out in court Via phone recordings
