I started saying this a couple of months ago that initial listing prices would drop 8-12% .. at least. And that's now come to pass. Trend is now going in the other direction, down. I've been looking at several props in Chandler. Why would someone pay .. say $475k today if you could get it for maybe $400k in about a year and with somewhat of a lower interest rate? No one can predict the future exactly, but the trend is notable now.

I saw my 1st ever Palo Verde beetle last night. It appeared on my back patio about 15 minutes before the rain started. Weather forecasters should use the Palo Verde beetle movement for rain tracking. I read that they appear from underground when the rains arrive, looking for love! - yuck!

I'm seeing it in SoCal. I think they're going to regret it next year when all the people who had this same "let's try again at a better time" idea decide to list again at the same time, right next to the rest of the "organic" 2025 sellers. People talk of pent up.demand but I also see tons of pent up supply. Your first loss is usually your best loss, they say.

@@RealLifeFinance Yeah, but I'm only about 30 min from them, except when I'm in Gilbert, then we're neighbors. It's been doing this for a long time on several of my subs. It's not time related for me. I just don't get notified at all, while several others work just fine. Weird.

@@angusamongus7566 sellers are giving buyers quite a bit toward Closing Costs and Pre Paid as well as repairs as Rick said. This is helpful to many resale buyers. It can cut your cost to close by quite a bit.

Please remember that the people who are finishing their lives up now grew up in a time where, for the first time in history, it was possible to have fine things if you weren’t rich. Many of our parents grew up quite poor relative to what we are today- and yes, I’m talking to all of you who are younger than the boomers. No air conditioning. Saved years to buy the high-quality furniture. A matching bedroom set used to be only for the true upper class. And then, we sent manufacturing overseas and suddenly America was swamped with goods. That totally changed the game, and now you can afford to have your special tastes, new furniture styles every time the decorating whims change, a closet full of clothes and 30 pairs of shoes… I hope your grandchildren one day will try to have a deeper understanding of why you made the choices you will make than many I see in these comments. I am making different choices than my parents-but I loved my mother’s welcoming home, the special china at fancy holiday meals in the formal dining room, mom’s beautiful holiday decor that she so enjoyed creating every year… Their lives were so different from ours today, but there was so much good there that I will miss. By the way, I got rid of so much, but kept the china! We use it every Christmas and Easter, and my kids love the tradition as much as I did :)

It is incredibly difficult to make good decisions about parents belongings at the time that they die. Especially if it is a traumatic death. Both my parents, but especially my mother, descended into dementia. When she died, those very rough last years somehow compounded the guilt of clearing the house of her beloved things she collected. I know my mother had many valuable things, but for the most part, we didn’t know what those things were. It was just too much, and we hired an estate sale company that also cleaned out anything left over and prepared the house generally for sale. So it’s gone and done. The most important reason for doing the clean out earlier on is that you have time to do it right.

If you grew up middle, odds are most of the stuff your parents have is pretty worthless. And even the stuff that does have value, you need a lot of time patience to get of things on sites like ebay and market place, to the point that most of it isn't worth your time. Your best bet is a neighborhood sale that brings in a lot of traffic and just donate what doesn't go. Also regarding the lake house, yeah the might want that, but from I have seen the problem is that if you have siblings, you're probably going to need to buy them out and most people can't afford to due that with current property values.

Hi Rick. Nope, I have no issues with HOAs. They get paid and they do their job. About the markets today, I think market price is just that. And I would not have any issue with the price given it was market price. I would likely ask for an appraisal if the home met our requirements even though I would pay for it. What matters to me is the location to top schools, and safety. Paint and landscape matter but not that much.

Stating that sellers didn't have to offer buyer commission before is disingenuous. Same as saying commissions were "always negotiable". The NAR lawsuit was specifically about this and they settled for over $400 million so realtors can keep spouting these BS lines. Get your money's worth I guess.

@@jeremiahshafer7474 Hmm, explain then how I have had very flexible commission rates for listings. Sometimes as low as 1% depending in the market. Sellers could always choose to lower or not pay a buyer agent commission.

@@Rickhelps ​, in the NAR lawsuit they had an independent data analyst scrape the commission data. The overwhelming majority were 6% total. 3% for buyer and 3% for seller. Realtors have generally behaved like a cartel. I'm glad that you don't, I have always considered to you to be a pretty honest dude. I don't think the MLS not having to list the BAC is the solution, but it's a start. Sellers should not be paying BAC, it is a clear conflict of interest.

What's interesting about data centers is most don't collect data on how much water or power they use. I'm kind of thinking they should be required to track their own data, use treated wastewater and provide a portion of their own power.

@@Rickhelps Most commercial-sized cooling uses an evaporative cooling tower, thus the water lost evaporates and concentrated water is discharged to waste. Reuse water can be used for this application. (Palo Verde Nuclear Generating Station uses treated secondary water exclusively for cooling).

They're all overpriced right now, but I especially wouldn't want to pay for the tiniest backyard possible, a garbage hoa, and a home that only passed inspection because nobody actually looked.

I am a healthy 80-year-old but I started the conversation with my brother and sister-in-law about a year ago. When I was looking to relocate just as Covid was starting they wanted me to look at the home that came on the market across from them (property is in the mountains, not on a lake). The house that was for sale was the larger of the 2 homes. So, now I know that when I pass on, they will be moving into my home and keeping the smaller home for visitors. I am sure they will be getting rid of a lot of most of my furniture but who cares I won't be here! I still one day have to have a sit-down about other assets, etc. but I already do have a file made up with the important information.

If Arizona had a Maga government, they would build a desalination plant and pump the salt water in, and build many nuclear facilities for power. Instead Arizona has something worse than California now for your mayors, AGs and district attorneys and governor. Phoenix will eventually become worse than Chicago because of no water , no food , and no power . My wife still wants to move back , but she knows election fraud will destroy Arizona.

Desalination is expensive and there are huge environmental concerns. Talk of putting a big plant in Rocky Point met opposition because if the brine was sent back into the water it would hurt the fishing industry. Trucking it out to the desert would add more costs. Not to mention the cost of building the infastructure to get the water to AZ. Your water bill would be higher than your mortgage.

Yeah these data centers employ very few. They are just electtonic processing machines that give off heat and need water cooling.

Go in a data center at night and you'd be hard pressed to find 3 people. I did IT work which involved doing a lot of work at places like Iron Mountain ,Honeywell., CyrusOne etc, I preferred going at night because I pretty much had the place to myself. I was surprised when a few years ago they started talking about putting more in. I said then we didn't have enough water. Thanks for the video.

Houses in my neighborhood aren't selling. They are at the 1M+ level. Two were taken off the market after about a year and two others are still listed. And I can't blame buyers for scoffing at these prices.

I seen screws/nails go through wires and complete a circuit so an overhead light won't turn off. Had to re,over drywall screws until light went off.

Hi Rick, good show. I’ve mentioned to you in the past the Stock Market is the leading indicator. My thought the thing that’s going to surprise the markets is a 10 to 15 rapid correction in the stock market which will be media driven. The media is building a narrative that Trumps policies will be bad for inflation. Tariffs as an example. Trump isn’t denying his tariffs won’t create inflation. Usually stocks perform well before an election. This won’t be the case this electiction. The deep states last chance to bring down the economy will be blamed on Trumps proposed policies tariffs etc as we get closer to election time. I think fear of inflation is the only way the dems will have any chance to swing the voters. Won’t work, but will cause a crazy market correction leading to lower interest rates as investors move money into bonds for safety This will do the work for the Fed they will likely not even need to cut rates, but aid the idea of future rate hikes if need if they are successful marketing Trumps policies will create more inflation scaring people….

@Rick. I noticed Zillow lists 6% 15 year mortgages. And several states show lowered asking prices. In my view if I were buying, I would accept the market pricing or offer more if I needed and could pay. It makes sense to accept reality. My criteria is based on location first. Paying $5000 a month for the premium home seems better than paying $3000 for a long commute or poorer schools for the kids. After all, why would anyone want to save money in today’s environment. It loses value over time. Better to invest in quality thinks me!
