Northern Virginia is a failed state, and its job production based on government contracting is in major question with the upcoming administration. the communities that were born out of Reagans policies and national direction are showing some very serious cracks with regards to cost all over D.C METRO. San Francisco is never coming back, and most neoliberal government based communities were one generation bonanzas only. Northern Virginias high dollar shopping mall economy was nothing more than some fantasy of national growth. Hate to be Debbie Downer, but NOTHING works without jobs to support it.

Ummmm….. $700 to $800k for a townhouse. NOT including HOA and property taxes. Willowsford is crazy expensive! $1.2 million to $3 million and then in order to afford this you have to make $500k or more a year. It is crazyyyyyyyy nutso. Not worth it!!!

Between Aldie and Gainesville, which one would be best place?

Both are fantastic places to live. I would give Gainesville a slight edge because its more affordable than Aldie and everything you need is in Gainesville. Aldie hardly has any restaurants and has just 1 grocery store, so you have to travel to other parts of the county for more dining/shopping options.

​@@LivinginNorthernVirginia, thank you very much, I found a house in Aldie which is like 3mins from Harris Teeter, 8mins from Walmart and Giant food. I liked Gainesville but it still seemed to have many areas under development. But yes the Gainesville house is built in 2014 while Aldie in 2007 and that might have impact on floors and appliances.

Unfortunately I doubt it, regulations & zoning policies are crushing incentive to build starter/middle homes, in more dense areas that can support walkability and more efficient public transportation that younger families desire and need. No coincidence total housing & zoning regulations year-over-year has an inverse relationship with total housing supply year-over-year nationwide. Additionally, most politicians do not want to increase supply or density due to fear of being voted out of office given most of their residents look at housing as an asset leaving younger generations SOL.

If anyone needs a bigger home it’s me but I just can’t bring myself to pay $800k+ for a home that was selling for $500k+ just 4 years ago. I’m obviously a small minority here since this out of wack pricing doesn’t seem to bother other people in the area and overpriced homes are consistently being sold within days of going on the market.

Yes, this is crazy as all get out! I grew up in Northern Virginia. The housing market is over priced. Which means there is a serious divide between classes of people.

We moved to Purcellville in the 1980s when the population was about 1400 (and shrinking) but that turned around big time in 1995. It's actually lost most of the small town feel it had. The new affluent suburban influx has pretty much overwhelmed the old town. It's really just a smaller version of Ashburn. The growth has had an upside. We have two grocery stores now so we don't have to worry about driving to Leesburg to get groceries if somebody drives a bucket loader through the front of the only grocery store in town and shuts it down for a couple of weeks. (Feb 26, 1983). You actually missed the best thing about Purcellville if you are raising kids. The Bush Tabernacle Skating Rink. This building was built in 1903 as a Chautauqua Meeting House but was converted to a roller skating rink in the 1920s and has been used as a skating rink ever since. They have a teen night on Friday, host birthday party on the weekend. It's small but big enough for kids. Interesting fact for musicians is that it used to be part of the Northern Shenandoah Valley Rink Circuit for up and coming country acts including Patsy Cline who grew up near Winchester. Of those old wooden roller rinks, the Purcellville rink is the only one remaining.

Hopefully one loudon and the mosaic district serve as the model for other cities across Northern VA, walkable city centers that support metro lines and public transportation are in demand, younger generations & families are growing tired of car dependent, suburban isolation. Your videos have been super helpful, in staying in the loop on what's taking place throughout Virginia.

What is this bullshit?! Can't I just hire people who know how to build a house and have them do it any way I want? If I'm paying for all the stuff it shouldn't matter to the builders where I want the walls. And how do you reject being part of an HOA? It seems like there are a lot of middlemen trying to take a cut for nothing.

Capital contribution fee is not specific to new construction homes. It is just dependant in the HOA. I had to pay it this past summer on a resale I bought.

I'm grateful that I have the benefit of being exempt for personal property tax for one vehicle and exempt from the home property tax due to being a disabled veteran. I bought a 2024 BMW M4 Comp last year and my personal property tax was over 3k!

I work in sterling one day a week my girl works in old town and my lease ends in AUG I keep looking and hunting for a decent house worth its value i owned 4 and the prices in VA are just crazy id kill for a 400k or less within 30 min of old town and direction of Sterling.

I grew up and still live in fairfax county. I lived in falls church, Springfield, annandale and have since moved to Burke and fairfax. We have a bias, and the general opinion of the area is that loudon houses is cheaper, but the drive is longer. You love to loudon if you can’t afford the house prices or want more for your money. Fairfax is more diverse, lots of different restaurants from different cultures. We wanted to stay in the area for the viet food since we’re Vietnamese. Cost of living in both areas is shit though. I’ve heard loudon is a little cheaper. I’m not sure if that’s true,
