that sofa was a good move. i want to switch mine is linen sofa and the pet hair sticks even after lint rolling the leather is much better for cleaning as well as that smaller chair. i need to switch out. i also reglazed and refinished our bath tube white and thats an affordable way to do it and yes the toilet paper rolls happens. i clean mine and have tons lol

I'm in Texas we did the deck tiles. Due to humidity and heat they faded so fast. im thinking of just painting the concrete under it because the deck tiles get destroyed pretty fast.

Question for you I clean an Airbnb do you pay your Airbnb cleaning out every time she does a cleaning or like once a month for all the cleanings.

We pay within 24 hours after each clean!

Love your thought processes on buying your next property. Valuing good long term investments that could have value in case it stops gettting booked. I work with thousands of hosts directly that would really love your content. Could be interesting to explore how we could get you and your programs in front of these STR hosts. Let me know if you'd be interested in getting to know each other more. :)

Thanks so much Kristen and Michael for sharing your experiences. I began hosting on Airbnb back in December 2023 in Northeast Georgia and have been pleasantly surprised with the number of bookings. There are lots of great hiking trails in our area as well as a lot of guest coming to Helen, GA. I appreciate all of the tips and info and look forward to all your videos. Thanks again!

I wonder if you guys do another short term rental would it be the same vibe as the current one or different vibe for different type of audience that are looking to book? As in will it be more modern etc

Ever consider long term rental for a person who actually lives and works there?

how many houses do you have? Rich people….Good for you.

I think there is an over saturation of Airbnb’s out there. Locals need places to live. Will you ever sell or rent to a long term tenant?
@kristenandmichael3 күн бұрын
You're 100% right. But we love our home and don't plan on selling anytime soon because we love it out there. We don't believe it's wrong for people to have one vacation home. I think the issue lies in the people who get greedy and have dozens of Airbnbs all in the same market. That is the real issue in our opinion.

How do you decide which projects to DIY - like painting for 2 hours vs paying a contractor and buying back your time?

Bottom freezer are the best!!! Side by side are terrible!! You can get sprays to keep animals from getting in and figging etc!! You should have had a friend stay in the house while you’re away! Leaving unattended can be waiting for something to happen!

I can't wait a minute more, get to the numbers. So we get to the numbers, ... and, I can't make heads or tails out of them. Gains in the underlying value of your real estate is the key here, also tax saving in depreciation, things like that add tremendous value to your business. The gross rent and monthly operating costs are important, but not everything, really most real estate has net operating loss, right? So you huys seem to be doing well because you have prifit before you make any setermination of increased equity via paying off your mortgage and increased equity from higher real estate market values.

Hey Michael! Just wondering if you've thought about spraying weed killer to prevent the grass from growing? I believe Round Up has one but not sure what the chemicals are like in that. Maybe theres a more natural one out there? Just a thought!
@kristenandmichael8 күн бұрын
We really don't want to hurt the plant life and ourselves, Round up is a pretty gnarly chemical that can do a lot of damage, definitely would need to find a more natural one!

Can you get a composting bin? It helped us with the clean up of grass and leaves and kitchen scraps (the guests love it). It doesn't smell if you put 75 pourcent leaves and grass in it andbonus is that we have some fertile soil in a year to feed the plants. Would it work in your area?
@maxeuman9 күн бұрын
Maybe try pressure washing the wooden seats. I just did that to my outdoor fence and stained it again. They look so much better, maybe it’ll work for the chairs as well

Me too I love seeing the Maintenance required, and even the laundry issues Btw I soaked 2 cozy earth bamboo white pillow cases in a natural Molly Suds and I sprayed some vinegar on mascara stains I had just one tiny spot left And it took a few days of soaking for the mascara I know it says no bleach so still trying to get perfection that would be able to use for guests but not yet

The Airbnb market is so saturated there, I think neighborhoods are capped now at 10%? There needs to be housing for locals, no?

Great video guys! Helped alot I am going into this business and I think your channel will be really helpful.
@mr.average211511 күн бұрын
My only comment would be I don’t think the $1518 is a completely accurate number. There is I believe 3% to Airbnb, whatever to your local and state taxes(here is 9%), and then whatever to federal. So being in California, on $1518, not even including expenses such as the $200 website you mentioned, take home would be more like 5-700, which is obviously still awesome. Thanks for the video.
