18 Years of sideways action. It sucks to be a millennial who thought they were being wise by buying a home young and sacrificing. Looks like I Just sacrificed my way out of a couple hundred k inflation wise. I really feel bad for my buddy who bought his home in 2007 that is worth the same or less today. I only bought in 2012 and am maybe breakeven. Edmonton real estate is cheap for a reason - it is a depreciating asset in real terms. Minimum wage in 2007 was $8.40/h. Now you can buy the same house for the same price with a $15.00/h minimum wage.

Question for you in light of Trumps intentions to impose Tariffs to Canada. How will tariffs affect the housing market in Canada? I own a condo property in Edmonton and am looking to put it up for sale this spring. Will the market cave because of any imposed tariffs? Your input would be greatly appreciated. Marty

Hey Marty, I can't say for sure. Realistically we don't know how these tariffs will be applied yet though. Good chance that situation will continue to evolve. If aggressive tariffs are actually imposed on Canada, and it causes us to go into a recession here, I would think that would put a drag on our market if people don't have as much income to qualify for mortgages. But we aren't exactly exporting our houses to the USA so I don't think it would directly cause a reduction in our home prices in that sense. If the value of our dollar dropped a bunch though, you could argue that could actually cause more upward pressure on our home prices because they would likely get even more expensive to build since we do import a lot of materials. It's all very complex and it's difficult for me to say how it would play out. This is just some of the ideas bouncing around in my head.

You are correct in noticing that these ones didn't really have their own yard. This property eventually sold for $339,000 in May 2023. If Anything the price would likely be higher now since prices for properties like this went up in 2024. It might seem to high to you, but the price is ultimately determined by the market, not one particular seller or would be home buyer. Hope that helps give some perspective. Thanks for watching!

I have a question ...If your searching for a home on realator do they have to reveal in the actual listing description if that home is in forclosure and belongs to the bank or does the agent tell you that once you tell them your interested in it??

Hey Chrissy, sorry for the delay. It won't necessarily be directly described as a foreclosure in the listing description. As far as I'm aware that piece of information doesn't need to be put in that field. It's pretty easy for me to see if a listing is a foreclosure based on a field agents can see that lists if the ownership is private or bank/financial institution owned. There's also a section that is often filled out for agents to see that show's the name of the owner. So if I'm looking at a listing and it says the owner is CMHC or RBC Bank it's pretty obvious to me. Obviously you can contact the listing agent as well though and they can tell you. If in the description you see them mention that the property is sold "as is where is", that's also a pretty good indicator that it could be a foreclosure (although there are other reasons a property might be sold that way as well.).

The only problem with Edmonton is so much land and these developers don’t stop bringing new product to market. Good to buy if you want to live yourself but a terrible investment.

Good point. I think overall that's not really a problem though. Something investors should be aware of if they are expecting massive appreciation. Should a city and developers be catering to the people who already own homes or doing things that help keep things affordable for young people and new families?

By a landslide Edmonton was the smartest move i could have ever made, "in many aspects". I would never have got as far as i have financially in any other areas of BC or Ontario. Ive built up finacially. The real estate here is going to soar the next few years. I knew it was coming and has definitely started. I was sceptical about moving here and regret not moving here much sooner. It is a great place to live! We moved here initially because my hubby could make much more here vs in BC so we left(hes in the trades). He now makes almost triple than what he would have made compared to BC. He ended up working with one of the largest international (wont say) blank blank companies and one of the head offices are here in Edmonton. My girlfreind moved here from BC with her hubby and he would never be in the position hes in with the job he has now and not related to my hubbys job.. I run a small business from home and lets say i do extremely well. The people here do not walk around with there noses up. Very very freindly here. I was amazed by the people here. I could talk for hours about what this place has done for my hubby and I. Absolutely love it here! Going tropical in a few weeks.. why?...because we can finally afford things. 2 properties. One here and recently purchased an acre of land in BC

I looked into the benefits of moving to Edmonton from Ontario. Problem with Edmonton is the city seems to have a very regulated garbage sorting system in place in name of green/recycling that we all know is not working as advertised. I don't want to spend my time and be forced to use water (also at my expense) to rinse all the containers that Edmonton seems to be expecting their citizens doing. If you look at the water usage and soap that will be worse carbon foot print that any offset from recycling . The scary "15 minute city" utopia the Edmonton councillors are forcing is even more concerning. You can do that in Europe but it makes little sense here where everyone drives a car, good luck walking everywhere in Alberta winter. The new builds in Edmonton have very small lot widths with some having zero lot lines. Like we are running out of room in Canada.... It was very hard to find large builders like Jayman and Avi Homes building anything larger on 45+ ft lots. Finally I found bylaws very unclear. I could not get a straight response for Edmonton city officials about what I am allowed to park on the side and back yard (RV storage) where these are very clearly regulated through bylaws (based on trailer length) in Ottawa for example. Edmonton does have some homes with RV garages so there is that :).

Live in North Edmonton and I feel you, council is talking a 13% increase, fixated on green , small lots with the 15 minute city density concept and then complain that 35% of people who work/ commute in the city live outside in the bedroom communities and dont support the "Vision". Maybe look at outside Edmonton, west side of the city? I would hesitate to live on the east side due to the refinery.

@@jeffho1727 We were looking at the South side because of where most of the family lives, but yeah I am trying to convince my wife the small communities on the west side offer more practical house/lot options. And driving 45 minutes is not bad, nothing like Toronto anyway :)

Would be great if you could do some specific community videos in greater Edmonton, maybe talk about communities with the best schools, close proximity to amenities yet very secluded and safe etc or the up and coming communities for young families that has the lowest crime rate and maybe do the opposite and talk about communities that are declining and perhaps avoid. Not sure if it’s already been done in your older videos but perhaps do an update would be fantastic! And also maybe use headings such as ‘communities where most millionaires lives!’ Or communities of doctors! If you happen to know a few doctor friends that happens to like a certain neighborhood for one reason or another 😂 Thanks! Great information you are presenting!
