Hello, I would like to start by saying that I can't recommend this company due to the way I was treated by it's CEO. I had the 'pleasure' to interact with this gentleman due to a sale that he is processing on behalf of the buyer and I would like to state that my personal experience is that he has a serious ethic's problem. I don't want to get into too many details but long story short I was asked to extend the sale date with a few weeks, which I agreed but I specifically wrote in my email I will need 1 or 2 weeks to collect my personal belongings and clear the apartment, after the signing date. I did not received a reply to my email but giving the fact that I received a new contract , with the new sale date that I was asked to extend ,to which I agreed in the email that I mentioned, I assumed that my request was passed to the buyer. To be told now (2 months later and less than 3 weeks from the sale date) that I can't have the time , not even 1 week to clear the place and arrange for my goods to be taken away. I also want to mention that this gentleman also knows that I don't leave in Spain so I have to arrange for everything to be sent outside the country and I can't really organise everything in 1-2 days and as I have a newborn of 2 weeks I can't leave much in advance of the sale date as I have to support my wife. The answer that this gentlman gave me, and I quote: 'you are not paying me , why do I care about your problems ?' . I explained to him that I have specifically wrote the request in my email , which he received, to which he replied that if it's not in the contract , that is it and then when I told him that he did not do his job properly to inform the buyer of my request he just hung up on me. Very rude and unprofessional. I am the kind of person that still thinks that we can function in this world without always checking the fine print in a contract and the word of a person should be suficient. Obviously I was wrong. Again, based on my interaction with this person, the way that he spoke to me and treated me,seems that he is only interested in money and not actually providing a full profesional service. Mr Oscar, if you ever read this, please do better next time.

Sounds interesting! Not only foreign investors, but neither local investors are very much interested in those areas. We haven't worked in Extremadura, but people from there are 10/10. @@emergentinvestors It’s the people and community that sold us on Caceres. Even though there are very few English-speaking expats (very few speak English at all), we have fallen in love with the city and have made friends there after only four visits (two were for a longer period studying Spanish at the local language school). It’s a vibrant community of about 90k people, great healthy cross-section of young families to retirees, artist and musician enclave, with both government centers and university economies. I’m glad more Americans and Brits don’t know about Caceres - though my plan under the GV was to start some sort of historical/tourist service for English speakers. Time to rethink everything.

Bare in mind that a lot of EU citizens who are not bound by the Golden visa, are still buying a lot of property in Spain, so the over all impact of foreign buyers on the market is still there.

Exactly. This does not at all solve the problem, which is why this is so bizarre, and nonsensical. The government is pandering to the mob who are clearly not well educated, because of elections. If they want to stop foreign speculation simply limit foreigners to owning 1 residential property in Spain, even current foreign multiple property owners, this will put more homes back into circulation. We are in Spain now under the program and I told my husband I'm over this let's just move to Germany or France and call it.

¡Gracias! I know the EU has been pushing against this, more for money laundering purposes. I was surprised to learn that close to 60% of Golden Visas in Spain are from citizens of China and Russia. There are very few Americans (and fewer Canadians) who take up this visa. Here in Valencia, they restricted rental properties (e.g., AirBnB) to the 1st and ground floors. I wonder if measures like this will lower property prices, over time. Also, for those on Digital Nomad Visas, if one is American, and works in Spain, there are treaties to prevent double-taxation. So, one would need to file in both locations, but only pay the majority of taxes to one. On a side note, Italy just launched their digital nomad visa last week.

Thanks for the info on Italy Steve! Yes, the vast majority of GV investors are Chinese, Russians and Iranians. Why? Because they are not planning to live in Spain, but rather have a visa that allows them to come here often without needing a Schengen visa. Americans do not need a Schengen visa. On regards to Valencia's property market, the main problem is lack of supply. Even with 1 year of historic high interest rates the demand has remained pretty strong. We'll see what happens... As far as I'm concerned, US citizens always have to file taxes in their country, even if they are no longer tax residents. Thankfully you have tax treaties to avoid doble-taxation.

Only two countries have citizens pay taxes based on their citizenship - Eritrea & the U.S. Yes, the supply is low in Valencia and many, many people move here. With higher interest rates, house prices have started to stabilize a bit. We shall see…

There are no "middle options" as far as I'm concerned. The GV is the only option for that. Less than 3 months: no visa / Schengen tourist visa Between 3-6 months: Golden Visa More than 6 months: NLV, DNV... (becoming legal & tax resident in Spain)

The effect of the revocation of the GV is a lot less purchases and interest from American and Canadian buyers of vacation property in Spain. Rich Swedes, Danes, Dutch. @@maneugeni In over 10 years of Golden Visa program in Spain, there were only 179 applications from North Americans (from which we've done around a 10% of those). Do you think that will have an effect on the Spanish RE market? It's completely insignificant. That said, I'm not supporting the Government at all. Btw, EU citizens do not need any visa to come and invest here. Not only that, but they also enjoy huge tax incentives for doing it, unlike residents in Spain or non-EU residents.

You give wrong information about temperature of cannary island. I live in all island in canary ,the temperature is sumer 35 - 40 ,all year is 21-28 degrees ,even in December 20-21 degrees in canary Islands. Rain remain only 1 or 2 weeks all over the year.

Hi! Abastos is a very local area right next to the city center. The local Government has done cool things there ("supermanzana") and most buildings have been refurbished in the last 10 years (many show very beautiful facades). Not a bad place to invest, considering that you can get a good deal. But again, it depends on what you like and what are you looking for. Each person is different.

My wife and I had planned to travel to Spain for 3 weeks in May and June, but since my wife requires a Schengen visa to visit we are now looking at no earlier than September, since a visa appointment here in Toronto is 6 months wait. With all the research I have done on buying properties, locations, lifestyle, etc. it never occurred to me that just getting in to look would take so long!
