If you do 90M in sales year per on MLS per your claim why do you need to do a distressed sale for one of your properties to pay a condo off in Croatia ? Shouldn’t you be liquid and loaded ?

Hi Marko, I like what you're doing here, there needs to be more content covering this and related subjects for the Croatian market. I'm an architect here in Croatia, so I'll try to shed some light on the topic. It's not uncommon for the investors/developers to declare a housing unit (e.g. a condo) as a commercial unit. There are many different reasons why they do it so I won't go into that here. From the design standpoint, we need to pay more attention to ohs rules, fireproofing and other things that a commercial space requires (and housing doesn't). So maybe there will be a fire extinguisher in the unit or the balcony railing will be a bit higher, which will not be the case in a housing unit. From the urban planning standpoint, mixed use zones are a way of stopping the neighborhoods from becoming "dormitories", i.e. empty spaces during work hours. By using this clever trick, you can go around that idea and still have everything clear legally. Is that good or bad for the neighborhood is another question. I can't go into what happens during sales pitches and how are these commercial units advertised, so buyers definitely need to seek more legal advice than they usually do. But that is also a whole other topic here in Croatia.

It's a tough job market out there. Agree 100% that these big cuts are the BOC seeing trouble ahead. Luckily so many people work for the government in Victoria. Our unemployment numbers are better compared other places in Canada.

Hi Marko, Thank you for your land registry video and advice. We are looking forward to your future Croatia real estate videos as well. I am surprised to see that you can freely learn the names and addresses of property owners in Croatia without violating a freedom of information and privacy law. Interesting. I would like to learn more about buying new construction. Can the purchase price change after the building is completed and a contract is signed, meaning at what point is the final price set? Is the buyer expected to install the kitchen at their own expense, for the listings that do not include one in the advertisement, or is this negotiated into the contract? Can the price change....depends a bit on the contract. Legally speaking, no for the most part; however, in reality developers have been know to ask for more. Kitchens are almost exclusive installed at the buyer's expense afterwards in brand new builds. Very few developers will install a kitchen.

You forgot to mention that this was made free so foreigners can more easily buy land in Croatia, as government is supporting selling real estate to foreigners and making more and more Croatians Expats as they can't live with dignity in their own country, cheaper labour was substitute with 3rd world country workforce. Some beautiful future is awaiting us in Croatia.

Good advice Marko! Several addendums, just for easiness of use: - at 3:10 when you click on a lot and get the basic info, you clicked on the lot number (in this case 1971/6) and it took you over to the cadastre page about the lot where you were able to get the full data in A4 paper format. That's OK, the problem is that it takes you away from the map and then if you want to look up another lot you need to start again on the map of whole Croatia. BUT if you want just quick overview data of who is entitled you also can (instead of clicking on the lot number) click on the dark-blue tab on top-left named "Zemljišno-knjižni podaci", which allows you to look up the info under "Vlastovnica" for the list of all owners or "Teretovnica" for the list of all charges on the property, and still stay on the map in case you need to check other lots in the vicinity (very often you do...) - another thing to note is that there are actually two different public services that tend to information about houses, lots etc. One is the "Landownership court", which is the "Zemljišnoknjižni sud", where the legal ownership info is kept. The other is the "Cadastre" service that keeps info about the size and usage of the lots, but also the information of who is USING the lot (not necessarily the legal owner!). And these two are (especially for older houses and land that weren't built in the last 10-20 years but prior to that) NOT in SYNC, and it's actually usually the Cadastre that has more recent or call it better information. This is due to the Cadastre info being easier to change (doesn't need court decisions) and since (especially in emigration areas like Dalmatia etc) people in the past would just leave and maybe write a paper giving their sibling ownership but that paper was never passed through courts, you can have people listed as owners that died in USA or Australia or Chile 100 years ago, but those would NOT be listed in the Cadastre anymore as there you'd have the actual person that is using the lot. So, check also the Cadastre tab, it's light blue named "Katastarski podaci" under the "Upisane osobe" sub-tab - as for legality of a house and also plannings of the area, there is another site called ispu.mgipu.hr where you can zoom in and see the latest informations about the property/house itself according to the building code (issued or void permits etc.) but also more and more the status of the urban planning zones in the area (more and more are coming online via the service). Check that one out and make the second video ;) In short, when you're on ispu.mgipu.hr, you can see a house or lot and if it has one or more small colored circles on it it has some kind of building act issued. To see what it is you need to click the "i" button bottom-left and then on the circle, and a popup will come out with the basic info about the building act. It is usually either a "Akt za građenje građevine" as a type of building permit, or a "Akt za uporabu građevine" as a type of using permit (into which all the legalisations are bundled too), but can be many more like "Građevna čestica" as the act of building lot formation etc etc. Also, if you are interested in urban planning for the area, more and more counties are updateing the basic planning layer, and you can see it when you zoom out to either 1:5000 or 1:10000 scale, the areas get colored by type of usage, where yellow is standard building area (residential and often light commercial). Thus, seeing a lot in yellow basically means that it can be developed, but many restrictions from the actual text of the Urban plan might apply (especially for small lots or lots not connected directly to a public road, but also others), thus I'd advise to talk to the City/County and an architect with the lot cadastre printout and wishes of what you're planning to develop before buying a property :)

I think part of the discussion needs to be for the realtor to do their best to identify the motivation to sell the property. If a seller is motivated or somewhat motivated, then they might be more open to price reductions down the road. However, if the sellers don’t seem to be very motivated, you could get into a situation where it continues to stay listed at an inflated price and doesn’t sell.

Seems mysterious why she would do those 50 dead end conditional offers, it's such a waste of everyone's time including her own. Are the offers clustered in a neighbourhood near where she is trying to sell her own property (or someone else's property she is conspiring with)? Trying to generate fake demand and a fake buying frenzy to get her place sold for more $?
