Thank you so much for being specific about saddlebrooke 1 and 2. I am planning to move here once I sell my home this Spring. I have been looking at homes online and have struggled to see the differences of 1 and 2. I love the looks of the Preserve! 28:24

I really appreciated this thorough overview of Saddlebrook. A year ago, I did extensive research of 55+ communities in Tucson and Phoenix, ultimately choosing Pebble Creek, a Robson community in the Phoenix area. However, Tucson is still a potential future option for me. A question about the two HOAs at Saddlebrook. Historically, they had a reciprocity agreement whereby residents of either HOA could access the facilities of the other. When I tour Saddlebrook, the agent I was with told me this reciprocity agreement was likely to end. Do you know if it indeed has?

Thank you for watching and your kind words. The general sentiment among residents and staff, which I have spoken with many of each, is the reciprocity agreement is more likely to stay than to end. I keep up with each associations publications which I will link in the show notes. The October edition of SaddleBoroke One's "The Communicator" has an article which underlines the above sentiment: "One of the stated 2024 Goals of the SaddleBrooke One Board of Directors is to continue to 'build a framework' that will strengthen the bonds between SaddleBrooke One and Two. This year, our focus toward achieving this goal is... Reciprocity The SaddleBrooke One Board believes that maintaining reciprocity, which has been in existence between SaddleBrooke One and Two since their inception is, and will continue to be, a key element in sustaining the SaddleBrooke Community as a whole. SaddleBrooke One has amenities not available in SaddleBrooke Two, and SaddleBrooke Two has amenities not available within SaddleBrooke One. Reciprocity allows each Homeowners’ Association to leverage the total amenities offered to their residents into something more than the amenities that each HOA can offer its residents alone..." (links added in the show notes, KZbin does not like comment links) It's my understanding that it is ultimately up to the board and is put to a vote every few years. When this video was near conclusion I made one more trip to visit SaddleBrooke Two HOA building to specifically inquire about this before publishing. Both staff present at the time reaffirmed that the "likely-meter" is actually more that it will stay in place. Originally SB1 & SB2 both had reciprocity with the new SaddleBrooke Ranch, but that ended rather quickly. Which in my observation does make sense logistically with the geographic separation. I can see on a board-level that the newer and larger association with it's continued investment in additional facilities may feel the need to draw a line. But member input is also very much a consideration and I have not once met a member of either SB1 or SB2 who would be in favor of an official severance of reciprocity.

@ I appreciate this unexpectedly thoughtful and thorough response. I personally agree that continued reciprocity of Saddlebrook one and two is important. Here at Pebble Creek, we have two distinct halves to the community each with it’s own set of amenities, but there is one overarching HOA, and all residents have access to the combined set of amenities.. I was actually surprised when the agent who toured Saddlebrook with me in September 2023 made mention of the possibility that the agreement could be discontinued, as I had always read that it was likely to continue in perpetuity. In any case, it is encouraging to see that these mature communities continue to upgrade and expand their amenities. Again, thank you so much for the clear and thorough explanation. The ins and outs of associations, especially with the added 55+ layer, can be complex.
