I’ve been living in my 430sqf studio for 3 years now that I paid for less than 400k for, it’s totally livable for one person. Now that I’m married I’m planning to rent it out, the monthly cash flow will break even.

Have we not lived in a fool’s paradise by eschewing purpose built rental properties for condos where the intention is to assemble small investors who will rent their investment units. The idea of the condo as a home for long term residence by the owner seems to be a novelty, particularly to developers who overbuild tiny units vs multi-bedroom “homes”. My building is a fairly stable, high owner-occupied condo in the St Lawrence Market district, well managed and community-centred. So the real gap would appear to be units that are true homes vs those intended for 1-2-3 year rentals.

8:26 I think the point is that this is MOSTLY the provincial and municipal governments fault. I’m not saying that the feds are completely innocent. However, immigration only accelerated problems we already had, it’s not like we were thriving a few years ago and I highly doubt we would have ever addressed these issues in time to fix them before they became as big of a problem as it is today. Any real solutions involve burning a large segment of society making it politically unpopular leading our politicians to kick the can down the road for as long as possible.

Real estate prices would drop further by 15% in the next 2yrs. Immigration, international students are the main drivers of real estate in Canada. Median salary across Ontario and cost of living is not commensurate with real estate prices. Canada is not USA.

A property is only worth the income of the inhabitants of the city in which the property is located in. The only reason the prices were high was because artificial sources such as immigration, and till 2019 they allowed foreign investors. Further there is also private equity, if you remove these factors even with a construction shortfall the prices would never have been this high. Therefore always oppose private equity, uncontrolled immigration and foreign investors. Pressure the government to open up the construction market by allowing any foreign firm that wishes to build in Canada, of course subject to safeguards. Vote out governments quickly never give a second chance or else none of your kids are going to get off the rental market.

I’m closing in on my retirement and I’d like to move from Regina to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

Rates may come down ,however I expect property taxes and condo fees to take drastic jumps as engineering studies are updated with new cost of repairs. Cities are getting clapped as costs increase.
