My Calgary condo, purchased in 2011 is still worth slightly less than what I paid for it. Condos were overbuilt about 7 years ago. More recently we have seen rental buildings, so condo supply is a bit tighter now. Only way condos boom is if a ton of money comes in from GTA, there hasn’t historically been much local demand for downtown condos.

One big advantage for investment properties in Alberta is there is no rent control!!! So, the sky is the limit in terms of maximizing the return on the property. However, realistically, the demand is also a lot less than Toronto or Vancouver, so you will still only be able to raise the rent up to what the market will bear. If you end up cash flowing negative, that is a great risk you take in buying in Calgary, AB .

my wife and I bought a 1 bed 1 bath last september for 153k and two similar units in our building recently sold for 185 and 195 respectively in less than a year later. we now charge 1600 a month and that covers all our costs

All prices are based on supply and demand. As demand is higher than supply prices are very likely to increase in TO. If we has a graph of current/future supply/demand in each city wed know how theyll appreciate in coming yrs but we dont...

One thing you also may be missing, is that Calgary and Edmonton population growth can be attributed to war in Ukraine. After the war started government made a program for refugees and around 30-40 thousand people(from march 2022 to may 2023), from all immigrated Ukrainians, landed in Alberta ( Calgary and Alberta mainly). From what I gathered that is added quite a number to usual migration stream + a lot of people from GTA moved to Calgary too. Rent prices jumped quite a lot in this time, which can be attributed to this "excessive" migration

I don’t get it, how are people buying Markham and Vaughn master-plan community (no man’s land) precon occupancy 2027 at 1300+/sqft. But no one is looking at Calgary downtown precon with 85+ walk/bike score, 2028 occupancy, 2 year rental guarantee at $4/sqft, include parking at 850/sqft? And on top of that no DC no LTT etc.

Yes and no lol… they are usually subject to builder discretion but when I asked to sell my assignment they said no😂

Have you ever thought of teaching high school? Most high-school students don’t even know what a mortgage is. Our curriculum is so old kids need to learn what investments are all about.

@@stephenn88 this should be “what” to learn in schools. It should be part of our curriculum, how the teacher wants to teach it is up to them, but this should be part of the school board curriculum.

I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too.

If you want to be attack with sirens with Buddhist flags on the side You need to address fire trucks and ambulances attacking people with sirens for Canada to be anywhere near a safe investment We're being attacked everyday And its been like that for a year No way is Canada safe That's 911 That means emergency Now my kids can't call for help Needs to be addressed

move it out to 2005/6 and its almost 0 gains for 20 years. My house in Edmonton I bought new in 2014 is worth less now almost 10 years later. Id tell your Toronto clients to run. Unless they like losing money in real terms and becoming perpetual bag holders
