I think San Diego priced will crash. Even if you have the money, it’s still a terrible deal. With the prices, property taxes, repair costs, and utilities. it’s a terrible deal, even for investors who can pay with cash. The return just isn’t there relative to rents a cash flows. Maybe prices don’t “crash”, but prices will be Atleast soft for a long long time maybe even decades while prices of everything else come up to parody.

Oceanside is the best place I have ever lived. I commute to LA twice a month and it isn’t bad. Super quiet and clean beach town. Some homeless but it has been getting better.

I spent most of my childhood in SD up until early 90s. I haven’t been back but once since but am considering a job that would take me back. We mostly lived in North Park. I went to school in Claremont. However, also lived in Golden Hill and really liked it. Beautiful historical homes. I didn’t hear you mention it so maybe it has changed. I don’t want to only go by my memories when considering at neighborhoods. Is the La Jolla Playhouse still open?

Currently renting in Del Mar. we had a house in Encinitas in the 2005-2012 time period. I wish we could have kept it.

Love Encinitas. Beautiful city. Oceanside imho is really not comparable to encinitas or most of carlsbad. From safety to modern businesses etc and culture. Both cbad and enci are very high end

Also our condo complex is largely families and retired people. Good quiet mix. Our retired neighbors down stairs do air b&b their place. But they bring in mostly respectful short term renters. But no matter where you live there is always a risk of bad neighbor or renters. Detached units in older nicer neighborhoods are going to get crazy.

Have had a condo in north SD for 6 years now. Like everything else value has gone up 40%. Homes went up the same in our area. All new builds here are basically fancy condos now. Fire risk is similar to most of SD not being on a canyon. HOA goes up, but mostly with the cost to maintain the structure. My HOA cost has been a fair trade so far to avoid paying for a new roof or maintaining the exterior. Most people cant afford anything here bigger than a condo. So there are always buyers and potential renters. Per sqft, single family homes are worth more. And its possible new builds are going to harm condo values more than single family homes since having a yard or larger plot is becoming more rare.

Yeah, but why would anybody live East of the I5? I have talked to people from out there East San Diego and they tell me insane things like it is 105 outside. Is the lower prices really worth a life of misery out in El Cajon, or whatever it is that is on the other side of the I5? It scares me to go East of the I5. I hear it is dangerous over there, it's hot, they have few bike paths. You really just about have to own a car if you are going to get around out there in the East. All seriousness, before buying near the beach you should definitely rent. Me I like the fog so that is a bonus. I do not own a car, and seldom rent a car so traffic is not an issue for me. Near the beach a car is really not a necessity, but an extravagant luxury. I never go to Costco, Walmart, Target, or to a mall to go shopping, so I don't understand the desire to be near one of those type of stores. I guess, I am seduced by the beach life and all of that hustle bustle that the rest of the world seems intent on wasting their lives pursuing seems really strange. I did it myself for a while, I bought a house in Mira Mesa, and had the whole yard and suburb thing going on, but what a waste of time. Back then we had a garage and it just collected junk. It does not make sense to spend all of your life working hard just to buy a bunch of junk that you are going to have to later haul to the landfill. Better to live in a tiny apartment in a place that is fun to live.

Rates are not a problem, house price are. San Diego is no sense, I make 400k/year but I prefer to pay 4k in rent than pay 8k in morgage, tax, hoa for the same property. Even better, I don't have concerns on maintnance, microwave is broken, I call the landlord, house needs paiting, same... I have 6 doors in middlewest that almost pays for my rent here... Next year I will be 100% covered. I can buy a house with my current salary, but I don't want to commit 8k/mo for 30 years... that is NUTS! I'm monitoring inventory of single famuly houses under 850k in north SD. Last year as 12, today is 41!! Inventory is rising FAST

I’ve lived in downtown Oceanside by the pier for years and loved it! I lived in Carlsbad for a month or two and that situation was mediocre, though Carlsbad is great. I have lived in Encinitas for the last 7 years and it too is superb. Personally, I loved Oceanside the most by far, there is always some action going on, the surf is better, sometimes there are huge concerts right by the pier, the restaurants are better and more cost efficient, Oside is by far the best bang for the buck. Encinitas has the nicest beaches for walking; I have walked from Moonlight beach to dog beach in Del Mar, but it is a wide open beach from Cardiff to Del Mar. Carlsbad has 2 massive malls, Legoland, much larger and nicer hotels, significantly more business infrastructure. I think Carslbad is superior for business and resort like amenities and theme parks. I find Encinitas to be boring, especially compared to Oceanside and Carlsbad which have far more activities. Encinitas is safe and peaceful. Carlsbad is a lot louder with way more tourism and business. Oceanside has a huge military presence, but it also attracts a lot more of the inland (Temecula area) crowd because it;s the easiest beach to get to for those folks. Ah, cost of living…In all cases I’ve been lucky to find thrifty deals most people don’t. Oside 2013-2017 = $1650 for a 3/1 (it was a steal then, too and most places were much more $, that house would easily be double that today). Carlsbad October ‘18 = $900 for a room. Encinitas ‘19-‘21 = $750 private room/private bath (yeah, it was like half the average price then). Encinitas ‘21-now: $1,000 private room/shared bath (also well below average).. point is, deals are out there if you look hard enough. What I get annoyed by are the people trying to get $3,000 for a 600 sq ft studio in Escondido or Fallbrook; do not pay that much or every landlord will think they can charge it. Ah yeah, and I just had two roommates move into a massive 2/2 in Encinitas for $3,000 - that’s also a reasonable deal for Encinitas. Ownership costs triple rent, like don’t bother if you’re not making $300k+ annually, unless you’re okay with a condo or mobile home, and those usually have crazy high HOAs and/or space rent too.

Encinitas & Carlsbad provide far more attractive living options, compared to the greater San Deigo area. Even certain neighborhoods in Oceanside are very nice. I've lived all over San Diego over the last dozen years, & my favorite communities are by far Encinitas, Carlsbad, Cardiff, & Del Mar.

There are many options as I mentioned in the video. And yes, if you want a large lot (an acre or more), a large house (3k+ sq ft), then you will likely need to more to rural San Diego county. Otherwise you either need a massive budget, or need to compromise with a home closer to 2k sq ft, and a 6-10k sqft lot. That will give you better access to downtown and the beaches, which is why most people end up going this route.

There's much more to it than just your monthly expenses. But you are absolutely right that you can rent for less money than owning right now (with 20ish% down). Owning can provide tax writeoffs, potential to refinance in the next 12 months to save significant $$, consistency with monthly expenses over the next 5-10 years, build equity, more freedom to do what you want in your home, etc.

Naturally, this dude fails to mention the unstable costs of HoAs, which will be run by any of your neighbors. Nobody factors in the HOA that you have NO guarantee that you will get your money back on. if your $500 monthly hoa fee, ¡which can go up at any time! , over 10 years, that is $60k + Property tax. If you sell it for $100k more, not guaranteed (!) that means you only made $40k in profit. All theae newer construction get together with the cities and your hoa can end up paying for costs the city should be paying for

Real life. HOA’s are crazy, but… we bought a studio in 2021 for 315k. It is now worth 450k (with same size and floor selling for that in the last 90 days) it’s a good investment.

Really? Even with flood/fire risk relative to the property insurance most mortgages require? It seems condo’s, even one bedrooms, near military bases and college campuses are THE best investment choice. Is it worth looking into the real estate business as a whole vs listening to a real estate agent? This includes not only environmental risk but also faults, as San Diego has been found to have the same faults as Northridge -meaning condos and homes built atop garages NEED retrofitting. It also means UTC, San Marcos, Camp Peddleton (not in moderate+ fire risk). Lastly, the hydrocloric sulfide and sewage in Otay Mesa and Chula Vista is VERY toxic- which is why their politicians has been pleading for federal emergency $ for YEARS, I’m questioning if this “advice” is knowledge and responsible. 💯

I bought a condo in the college area in 2011, it went to 2.5x in value in 3 years when I sold it. It's almost 5x now since then. Granted I got it as a steal from the bank.

Another point about condos and townhomes: Mortgage lenders have a lending threshold WRT percent of the homes that are rentals. If the percentage of homes in the community that are rentals exceeds some threshold, mortgage companies won't lend to buyers. I'm a landlord, and that was stated in a course took. And my son purchased a condo to occupy, and he had to provide that info to the lender.

Encinitas, Carlsbad is considered a rich, affluent area. You can get a much more inexpensive home further east of the beach and it's only a twenty minute drive and closer to Snapdragon and downtown. An average home in SD is $899K for a tiny old house 3/2. You need to have two jobs of $150K yearly to live in a house. I bought my condo, yes tiny 670 sq ft for $207K 8 years ago, next door sold for $450K for the exact same model at the beginning of the year. If you're wealthy, no problem, you can move to SD. 😂

Carlsbad sucks now. Used to be a little surf town with small houses that everyone could afford. They tore down most of the cottages near beach and built monstrosities and forced all the locals out. Now its only stuck up rich people all over.
