San Marcos is great for new families. It's safe, clean, quiet, and the only place in the county where you can find a SFR under $1 million that is 20 mins from the beach.

I live in south Orange County and my first guess was Poway and I guessed due to kids sports. My daughter played club soccer at the same time I was head of eCommerce for a sporting goods retailer. For business I looked for the affluent, athletic areas to target digital marketing. These area are also the safest and the ones where housing values and appreciation are strong and they are the area where competitive youth sports thrive. So, when I think of strong soccer competition it was Poway, Carlsbad, Del Mar, and similar areas. Poway would fit in well in the Saddleback Valley where 5 of the top 5 safest cities are. 😃⚽⚾

Was hoping you would mention what cities, neighborhoods have HOA. I heard 80% of San Marcos is HOA, and we're trying t stay away from HOA (Home Owner's Asso)
