buyers should always pay their agent out of their own pocket. They don't really need to buyer's agent to begin with.

Lets say I want to remain an unrepresented buyer and work with an attorney or agent who will provide services as a non-agent to a customer (Idaho law), will the listing agent still be able to claim the fee for working with an unrepresented buyer?

I can only say in CA if you do not have a buyers agent included on your purchase agreement, then that listing agent would receive that extra compensation for an unrepresented buyer. But every state has their own contract and they differ quite a bit.

I'm thinking that, as a seller, the best part of the recent changes is that the percentage of the sale price going to the buyer's agent won't be visible in the MLS. Ironic because that's the opposite of greater transparency. When I sold my condo, I was warned that agents would not bring their clients to see my property because I offered less than the standard percentage to the buyer's agent. I'm partially blaming this for the lack of potential buyers that viewed my condo. If buyers need to sign agreements with agents beforehand, that eliminates for sellers the issue of compensation to the buyer's agent. Am I way off in my understanding of the new rules?

@littlesiddha so far the most common scenario we’ve seen is sellers opting to pay a buyers agent commission, but it’s negotiated based on the terms of the offer. If you haven’t watched the video I break it all down for you
