You don’t need to have $1k car payments nor do you need to spend $700+k for 3-4 bedrooms when it’s just you and your partner! FL can be affordable if people are conscientious about what they need versus what they want. I would love to live right on the beach or on the intracoastal in a luxury building but I am aware of the cost and I decided I rather not be stressed to make that happen while also trying divvy up my remaining pennies from my paycheck or need to get a second job. I enjoy my life now spending <$25k and have more savings due to the choices I made. I had also been unemployed 2 years during the 2009 recession but got through that due to my low overhead and expenses.

The Jacksonville area is the best place for young people, Amazing jobs, beaches are beautiful.. Plus we are surrounded by the most beautiful Ocean Islands like Amelia Island. Not crowded like other Florida areas. The Weather is perfect,, Everyone love it here, the people are happy and friendly. Still a Southern City.., I can't imagine living in Orlando, Tampa, Miami or Fort Lauderdale.

I've lived here practically my whole life, I'm 50 years old now and I remember moving here with my parents and the medium home price was around $120,000 35 years ago. you're not going to get into any of these places he's showing you for under a million dollars so unless you got the money, you can forget about it. If you're young and hard-working it's manageable. Beach Florida living is extremely expensive. U can get little trailer swamp properties in Bithlo for 350,000. people are leaving the area of Orlando because of these issues

JAX is the highest crime city in Florida and one of the nation's highest crime city. So NO THANK YOU, lived there for years. Worst city to live if you don't want to get killed, shootings every minute. Amelia Island is good, asd is ST Augustine, but not JAX.

You also have to consider home prices, if you have deep pockets you can live anywhere. Unfortunately most home buyers have limited budgets, so the deciding factor is strictly home affordability.

Disclosure; I have been a real estate inspector for as long as you've been an agent. One thing to guard against, that I've seen too many times, is spending your prep budget on cosmetic details and having nothing left to fix what the inevitable inspection brings to light. The seller might think about getting a pre-sale inspection to identify items in need or repair. There is a lot of stuff that I find that would have been cheap to fix and not clutter up my report. Drain stoppers, door stoppers, label the breakers in the panel, caulk around windows, backflow preventers for hose bibs, easy stuff. And yes, roofs and air conditioners. You are not going to sell a house without a good AC here in Houston, so get it done. Get the roof done while you can shop around for better prices instead of being at the buyer's mercy. (Pro tip - lighter color shingles reflect more heat) If you ask me to come in and look around and talk to myself and ignore you taking notes behind my shoulder, then there is no report that may need to be disclosed.

Cape coral is one of the spots that the floods wiped out. It was cheap to live there until the floods. That just happened in twenty two. As soon as it happened guess who bought it all up. Now it's expensive to live there. I was watching the prices all along. During this time thinking of moving there.

I’m moving out the FL last year and welcome to someone moving in to enjoy the beaches, the hurricane, the property taxes, insurance, low pay salary and inflation to the sky rocks, don’t forget the gas prices and medical and medicine too. I like that St Pete has the Rays, beaches, and arts and is close proximity to Tampa. I’ll likely want a condo: it’s just for me. Any place you’d recommend? Budget will liked be under $140k.
